Rama III trade-off
Central Rama 3, the BRT corridor and road access toward Naradhiwas and Sathorn are practical advantages. The compromise is rail access: this is not a BTS- or MRT-adjacent building. The building stands out for relatively generous apartment sizes and a low unit count. PropertyHub's project profile shows an original 1-bedroom type around 51 sqm and a 3-bedroom type around 117 sqm. The resale market is less tidy: active or recent listings include roughly 50 sqm one-bedrooms, about 116 sqm units marketed as two bedrooms, and three-bedroom homes ranging from the mid-80s to around 109–116 sqm. In an older condominium, that spread can reflect renovations, reconfigured rooms or inconsistent agent labelling. It should not be treated as a clean developer floor-plan matrix. A buyer should therefore work from the exact title deed, registered area and current plan of the unit being considered rather than assume that every listing follows an original standard layout.

At the start of October 2026, PropertyHub showed a lower active sale at THB 5.9M for a roughly 50 sqm one-bedroom, with larger units listed above THB 6M and THB 9M. DDproperty also showed large freehold units around THB 6.19–6.2M and higher. On the rental side, September 2026 PropertyHub listings ranged from about THB 23,000 per month for a 50 sqm one-bedroom to around THB 38,000 for larger three-bedroom apartments. These are asking prices, not achieved transaction evidence, and they should not be converted mechanically into a promised yield. A renovated apartment and an untouched apartment of similar size can command very different prices in a building completed two decades ago.
The location sits in the Ratchadaphisek/Rama III and Naradhiwas corridor on the southern side of central Bangkok. Several independent property sources place the building around 949 Ratchadaphisek Road, while DDproperty references Soi Naradhiwat Rajanagarindra 30; both descriptions point to the same Chong Nonsi location. ThinkOfLiving publishes coordinates consistent with that address. Central Rama 3 is within roughly a kilometre, and DDproperty places Thanon Chan BRT at about 790 metres. This is not, however, a condominium on top of a BTS or MRT station. FazWaz places the nearest BTS and MRT several kilometres away. The location therefore makes more sense for residents who use Rama III, Naradhiwas and Sathorn by road, BRT, taxi or car than for buyers whose primary requirement is a short daily walk to heavy rail.
The verified common facilities are practical rather than resort-like: a swimming pool, gym, parking, lift, 24-hour security and CCTV are consistently reported across multiple project profiles. PropertyHub also lists keycard access and an on-site convenience shop. Facility databases do not agree on every item; for example, some platforms mention a sauna while PropertyHub does not mark it as an active project facility. That is a useful reminder of how to inspect an older building. The relevant question is not how many icons appear on an aggregator page, but whether the pool, gym, lifts, parking areas and common spaces are well maintained, what major works have been carried out, and whether the condominium juristic person has an adequate maintenance and sinking-fund position for the next cycle of repairs.
For a foreign buyer, ownership follows Thailand's condominium rules. A qualifying foreign purchaser may own a condominium unit freehold provided the building remains within the statutory foreign quota, which is capped at 49% of the total condominium unit area. Thailand's government information service notes that the condominium juristic person must issue a letter confirming the foreign ownership proportion for the transfer process. Listings in Lumpini Suite Ratchada - Rama III already show that quota status can differ from unit to unit, with some advertisements identified as foreign quota and others as Thai quota. The practical takeaway is straightforward: the word 'freehold' in an advertisement is not enough on its own. Current resale advertising includes a large unit of roughly 116 sqm marketed as a two-bedroom. The project profile does not list a separate original two-bedroom type, so this should be treated as a unit-specific configuration rather than a standard building-wide plan.
This is the least uniform segment of the building. PropertyHub records an original 117 sqm three-bedroom type, while current market stock includes three-bedroom homes around 84–85, 109 and 116 sqm. The registered area and actual plan of the selected unit therefore deserve specific verification.
