True family scale
The live homes we found are around 510–517 sqm internally, which is far more space than a short-stay holiday buyer usually needs but can be highly useful to a full-time family. Bedrooms, work areas and service spaces can remain separate instead of forcing the main living room to do everything.
Two home formats
The single-storey four-bedroom and two-storey five-bedroom layouts address different routines. The first removes the daily need for stairs; the second creates stronger separation between private and shared zones and can work better for larger households or frequent guests.
Private daily living
The pool, garden area and parking belong to the individual house, so daily life is less dependent on shared resort facilities. That is a meaningful advantage for buyers who want their own swimming and outdoor space rather than a large communal amenity deck.
Schools and road access
Nong Pla Lai is not a substitute for central Pattaya, but it works well for car-based living with access to major roads and international-school corridors. For a household organised around school runs, driving and larger living space, that trade-off can make practical sense.
Documents over branding
The AVANI name does not by itself establish a connection to the international hotel group, and the legal developer entity remains publicly unverified. This is a project to buy villa by villa, with the land, contracting party and seller authority checked from documents rather than inferred from a familiar-sounding brand.

AVANI Pool Villa Pattaya is a small private-pool villa community in Nong Pla Lai on Pattaya’s eastern side. It is not a beachfront resort and it is not a mass housing estate with hundreds of homes. Current public project data describes a six-home offering made up of three single-storey four-bedroom villas and three larger two-storey five-bedroom homes. Several other major property platforms still describe seven villas, so the total project count is not reliable enough to publish as a settled fact without the project documents. What is clear is the product itself: these are full-size family houses with private land, pools, parking and considerably more personal space than a typical Pattaya condominium.
The location shapes the buying proposition. Nong Pla Lai is inland rather than in a walkable beachfront or nightlife district, so the trade-off is space for car-based access. The project is consistently mapped around Ban Kraek 3, Nong Pla Lai, Bang Lamung, Chon Buri 20150, with agency maps converging around 12.9778, 100.96675. Highway 36 and Motorway 7 are the practical road links highlighted by project profiles, while Regent’s International School and Rugby School Thailand are repeatedly used as location reference points. In other words, AVANI makes more sense as a long-stay family home, school-year base or spacious residence than as a property chosen mainly for walking to the beach every morning.

The houses are large by the standards of many East Pattaya villa launches. A currently marketed five-bedroom, two-storey version is listed with roughly 510 sqm of usable space on land from 500 sqm. One current listing shows a four-bedroom single-storey villa with about 517 sqm of internal area on a 870.4 sqm plot. These are specifications of particular homes for sale, not a verified master schedule covering every villa, so they should not be applied blindly across the whole development. They do, however, establish the scale: this is not a compact buy-to-let pool villa squeezed onto a small plot. The layouts have room for several bedrooms, service spaces, substantial kitchens, storage and large shared living areas.
The two house formats solve different day-to-day needs. A four-bedroom single-storey layout suits owners who want to avoid stairs and keep bedrooms and living spaces on one level. Current listings for that format vary between five and six bathrooms and mention staff accommodation, separate Western and Thai kitchens, parking for three cars and a high-volume living room. The five-bedroom two-storey homes create more separation between floors; live listings refer to storage rooms, a laundry, additional family or multipurpose space and, in some cases, a wine-storage area. Details vary by the villa being sold, which is why a buyer should request the specification for the exact house rather than rely on a generic development description.
The private pool is part of the individual home rather than a shared resort amenity. Sources also consistently mention a private garden or outdoor sitting area, covered parking, an equipped kitchen, furniture and controlled access with security and CCTV. A communal gym appears on some property portals but not on others, so it is not treated here as a confirmed core facility. That inconsistency matters in small villa projects: combining every portal’s amenity list can easily create a facility package that no single source actually supports. A safer buying assumption is that the villa itself and the access/security infrastructure are the confirmed essentials, while any shared facility should be checked against the latest common-property schedule.
Pricing is best understood at individual-villa level as well. On 19 August 2026, the lowest live asking price we found is THB 22.9 million for a five-bedroom home; other five-bedroom villas are marketed around THB 24.9 million and some four-bedroom homes are higher. For that reason, THB 22.9 million is a defensible lower market anchor, not a promise that every layout or plot can be bought at that figure. In a community this small, land size, completion state, furnishings and individual house condition can move the price materially. A meaningful comparison therefore needs a villa number, land area, house specification, legal status and final transaction price.
The biggest unresolved point is not the design but the development entity. Public project material and an architect’s project post confirm the AVANI Pool Villa Pattaya brand, but the legal developer company is not disclosed in the primary material we found and major property databases do not resolve it consistently. The distinction is particularly important because the AVANI name can be confused with the international Avani hotel brand. There is no adequate primary evidence in the researched material to attribute this residential project to Minor International or Minor Hotels merely because the names resemble each other. A buyer should therefore verify the landowner, contracting party, seller authority and party responsible for any unfinished works from the transaction documents themselves.
Project status is the second material conflict. Some current public records describe six homes with full completion scheduled for 2027, while others show seven units and 2024 completion; older profiles gave a Q4 2025 point, yet several live listings today describe individual homes as already completed. This could reflect phased construction, a revised project composition, or simply stale portal records; the public evidence does not let us choose one explanation without guessing. Accordingly, the registry entry below does not state a total unit count, a single construction status or an official completion year. For an actual purchase, the relevant question is the selected villa: is it physically complete, are the building and land documents in place, what work remains, and what exactly is included in the agreed price?
Foreign-buyer structuring also requires more care than it would in a condominium. Foreigners generally cannot own Thai land directly in their own name. Individual AVANI listings use terms such as Thai Ownership for the land, but that label does not tell a foreign purchaser what lawful structure will be offered for a specific plot. A registered land lease of up to 30 years, combined with separately documented rights to the building, can be one legitimate structure; any renewal language must be assessed as a contractual promise rather than treated as equivalent to freehold land ownership. A nominee-company workaround is not presented here as a recommendation. The title, ownership chain and sale/lease documents for the exact villa should be reviewed before a material payment is made.
The practical appeal of AVANI is straightforward: a genuinely large private house, its own pool and a low-density feel in the car-oriented part of Pattaya. For a family that values interior space, privacy and school/road access, it can offer a lifestyle that a city condominium cannot reproduce at the same scale. The small size of the scheme, however, does not reduce the need for due diligence. In fact, a local boutique project makes it especially important to see the land title, the seller’s authority, common-area obligations, security arrangements, ongoing charges and the real state of construction rather than relying on a development-wide presentation. AVANI is therefore more compelling as a specific house selected after inspection and legal review than as an abstract off-plan project bought from a single brochure headline.

Active listings for individual villas describe the land as Thai ownership. A foreign buyer cannot own Thai land directly, so the title and lawful transaction structure must be checked for the exact villa. A practical foreign-buyer structure may involve a registered land lease of up to 30 years together with separately documented rights to the building; any renewal language should be treated as a contractual provision, not as equivalent to land ownership.
