An owner-occupier should be more selective. At roughly 24 sqm, furniture placement, storage, kitchen separation, balcony position and view can materially affect day-to-day comfort. The 34–35 sqm plans offer more breathing room for a desk or longer stays. The two-bedroom gives a genuinely separate second room, but it is a less common format and live availability needs to be checked rather than assumed from the brochure.

The developer headline may relate to a limited unit, a different quota, floor, view or campaign condition, while specific ready units and resales trade at their own asking prices. For a foreign buyer, the useful starting sequence is therefore: identify the exact residence, confirm whether it can transfer in foreign freehold, then compare the price and inclusions. A nominally cheaper unit that cannot be acquired in the intended ownership form is not an equivalent substitute. The building is already complete, so the comparison can be made against real inventory rather than theoretical launch pricing.

Foreign ownership follows Thailand’s condominium framework. A non-Thai buyer can hold condominium freehold only within the statutory foreign quota, capped at 49% of the condominium’s total saleable area.
