Low entry, verify the deal
The live 25.25 sqm studio creates a sub-THB 1M entry point, which is the clearest reason the project may appear in a value-driven Bangkok search. The same listing ID also carries a THB 1.6M price on another current portal page. The discount is therefore meaningful only after the owner confirms the price, availability and transfer terms in writing.
A building with history
Completion in 1996 means there is no construction-delivery risk to assess and buyers can inspect the finished property as it actually operates. Age shifts the due-diligence burden elsewhere: juristic-person accounts, reserve funds, arrears, major repair history, lift maintenance, water systems and fire-safety records matter much more than launch brochures.
Residential, not station-front
The building is inside Soi Ratchadaphisek 36 Yaek 19-8 rather than directly beside a rail station. Sources place Lat Phrao MRT at about 2.1 km and the Lat Phrao Yellow Line station at roughly 1.9 km. It can work for residents comfortable with a short road connection, but it is a weaker fit for someone whose first requirement is a genuinely walk-to-station commute.
Basic shared facilities
Parking, CCTV and 24-hour security are the common facilities that survive cross-checking across the stronger project pages. We found no basis for presenting Ratchada Ville as a lifestyle-amenity project. Buyers comparing it with newer condominiums should focus on management quality and total ownership cost rather than an amenity checklist.
Foreign quota is unit-specific
Thai law allows qualifying foreign buyers to own condominium units within the statutory foreign quota, but the current lowest-priced unit is marked Thai Quota. A cheap asking price is not proof that the unit can transfer into a foreign buyer's name. Foreign-quota availability and the selected unit's transfer route should be confirmed with the condominium juristic person before any deposit.
About the project
Ratchada Ville is a mature urban condominium in Chan Kasem, Chatuchak, rather than a developer-led new-build product. The building was completed in 1996, rises nine floors and contains 210 units. That changes what matters in a purchase decision. A buyer should not judge it by the amenity race of newer Bangkok projects or by launch-stage promises that no longer have much relevance three decades after completion. The practical case is the combination of a low resale entry point, an established residential neighbourhood and a building that has already been in use for many years. The trade-off is equally clear: common-area condition, lift and fire-safety maintenance, the financial health of the condominium juristic person, reserve funding and the history of major repairs can matter more than the finish of an individual room.
The core project identity is unusually consistent across the stronger property databases. PropertyHub and DDproperty both report 210 units, nine floors and a 1996 completion, with PropertyHub describing a single building. FazWaz and Hipflat also place completion in January 1996 and confirm the nine-storey format. The name appears as Ratchada Ville, Rachada Ville and รัชดาวิลล์. Some resale advertisements add “32”, reflecting the Ratchada 32 area, but we found no evidence of a separately specified Ratchada Ville 32 phase with its own building data, delivery date or developer documentation. That distinction matters because the same soi contains several unrelated condominiums; search results around Ratchadaphisek 36 can otherwise pull in Lucky Star Condo, Brown Ratchada 32 and other neighbouring buildings.

The most defensible address is on Soi Ratchadaphisek 36 Yaek 19-8, Chan Kasem, Chatuchak, Bangkok 10900. DDproperty and Hipflat agree on the soi and subdistrict. SoiDB adds the building range 238/1–210, while a Yellow Pages record for a company carrying the Ratchada Ville building name uses number 238 on Ratchadaphisek Road in the same subdistrict. The property sits inside the branching residential soi network rather than directly on the main Ratchadaphisek frontage. FazWaz and SoiDB place Lat Phrao MRT at roughly 2.1 km; ZmyHome gives about 1.9 km to the Lat Phrao Yellow Line station. In practical terms, this is not a station-door condominium. Buyers who depend on rail transit should test the first and last part of the trip at the times they actually expect to travel.
The live resale market is very thin at the time of research. One studio, listing ID U6500768, is being syndicated across several portals. It is a 25.25 sqm ground-floor unit listed on 25 June 2026. Thai-language FazWaz, KaiBaanThai and related feeds show a reduced asking price of THB 900,000 from THB 1.6M, with KaiBaanThai showing a same-day update when checked. The English FazWaz page for exactly the same listing ID, however, still displays THB 1.6M. This is a real data conflict, not a reason to average the two numbers. We use THB 900,000 as the lower observable market anchor because it is repeated across several current feeds, but the seller needs to confirm the executable price and whether the listing is still available before the number is used for any negotiation or return calculation.
There is no reliable archived developer floor-plan schedule in the sources reviewed. The current live listing confirms a 25.25 sqm studio. ZmyHome's sold-property archive also records a 28.29 sqm unit described as one bedroom within Ratchada Ville. Older resale material shows that rooms have been renovated and marketed in different configurations over time, which is normal for a building of this age. For that reason, the unit cards below describe observed resale formats rather than an authenticated original mix. A buyer should rely on the title deed, registered floor area and the physical inspection of the selected unit, especially where walls have been moved or a studio has been marketed as a one-bedroom after renovation.
Confirmed common facilities are basic. DDproperty and FazWaz both identify car parking, CCTV and 24-hour security, while Hipflat also confirms parking and security. We did not carry across long amenity lists that appear on some directory pages without matching evidence elsewhere. That restraint is important because the investment case for Ratchada Ville should not depend on an unverified pool, gym or lifestyle package. Parking allocation, visitor rules, access-control systems, lift condition and the maintenance schedule still need a building-level check. A buyer comparing this property with a newer project should therefore compare total ownership cost and building management quality, not simply count icons on listing portals.
The original developer remains unverified. DDproperty explicitly shows no project owner information, FazWaz lists the developer as unavailable, and neither PropertyHub nor Hipflat provides a confirmed developer brand. Thailand-Property associates the project with a database label called “208WirelessRoad”, but we found no independent evidence establishing that label as the legal developer of Ratchada Ville. Yellow Pages has a company named อาคารรัชดาวิลล์ จำกัด at number 238 in the same location, yet the directory does not state whether it was the original developer, a building company, a management entity or another related party. We therefore leave the developer field out rather than converting a weak directory association into a fact. For a completed resale building, that does not prevent a transaction, but it makes unit-level title and juristic-person due diligence more important.
Ownership format
As a registered condominium, units can in principle be held by a foreign buyer in freehold provided the building remains within Thailand's statutory foreign-ownership quota of 49% of total unit area. The live U6500768 listing is marked Thai Quota, so it should not be treated as foreign-freehold stock unless the juristic person and seller confirm quota availability and the transfer route for that specific unit.
