Inspectable resale stock
The condominium has been completed since 2011, so its value proposition is tangible rather than prospective. A buyer can inspect the actual building, lifts, pool, parking and the apartment being sold before making a commitment. In a resale project, that direct evidence often matters more than the original brochure because individual units and common areas can age very differently.
Multiple resale options
Several apartments were being marketed at the same time in October 2026. The lowest asking-price anchor we found was THB 1.30M for 31 sqm, while other compact and larger apartments were listed above it. That gives buyers room to compare condition, floor, building, furnishings and seller terms instead of treating a single advertisement as the market.
Yellow Line access
Regent Home 12 sits inside Soi Lat Phrao 41, with Phawana station on the Yellow Line at the mouth of the soi. The location can work for a rail-based commute without being directly on the main-road frontage. The trade-off is the internal walk, so the real route from building entrance to station is more informative than a generic 'near MRT' label.
Quota before bargain
For a foreign buyer, the headline asking price is only useful after ownership eligibility is established. Thai condominium freehold for foreigners is subject to the 49% foreign-area ceiling, and the juristic person confirms the available quota. A cheap Thai-quota or quota-unclear resale listing should not be treated as an equivalent substitute for a unit that can actually transfer in foreign freehold.
About the project
Regent Home 12 Latphrao 41 is an established condominium in Sam Sen Nok, Huai Khwang, Bangkok. It is a resale building rather than a new launch, which changes the way it should be assessed. A buyer is not being asked to accept a future specification or a construction schedule; the relevant building, common areas and individual apartment can be inspected before committing. Regent Green Power’s own corporate history identifies Regent Home 12 on Soi Lat Phrao 41 as one of its projects. The developer chronology places it in its 2010 project sequence, while the major property databases used for this dossier generally describe the condominium as completed in 2011. Those dates are not necessarily contradictory: one can refer to the project cycle and the other to completion. What matters to a present-day buyer is that this is mature, occupied stock with a long operating history.
The development is consistently described as three buildings of eight floors each. The total unit count is less tidy. PropertyHub, FazWaz and SODA.RED publish 491 units, while Home.co.th and LivingInsider publish 430. We use 491 in the registry because it is supported by several of the stronger project profiles reviewed here, but the discrepancy remains open rather than being averaged away. For a casual viewing this may look like trivia. At transaction stage it becomes more relevant because the registered condominium documents, common-budget structure, voting shares and foreign-ownership calculations should be based on the legal condominium record, not on an aggregator profile. The juristic person’s records are the right place to close that gap.

The address is much more consistent across sources: 235 Soi Lat Phrao 41 Yaek 2, Sam Sen Nok, Huai Khwang, Bangkok 10310. The property sits inside Soi Lat Phrao 41 rather than directly on Lat Phrao Road. Local listings also refer to the soi as the Phawana area, and Phawana station on the Yellow Line is positioned at the mouth of the soi. That is useful public-transport access, but it is not the same as a station-front condominium. Local resale and rental listings commonly describe the project as roughly 400 metres from the station. For someone who expects to use rail daily, the useful test is the actual door-to-platform route at commuting time, including the walk inside the soi, rather than the headline proximity alone.
The original apartment mix is compact. PropertyHub’s project profile lists studios around 30 sqm, one-bedroom units around 32 sqm and two-bedroom units around 66 sqm. Other project databases publish a broader overall range of roughly 31–62 sqm, while resale stock includes examples around 31–32 sqm and larger two-bedroom apartments in the low-to-mid 60s. That variation is a reason to avoid treating a generic project plan as the specification of a particular resale unit. In a condominium that has been occupied for well over a decade, listings can also use room labels loosely after owners have furnished or altered internal layouts. The title deed, registered area and the apartment itself should settle the question for the unit being purchased.
The common facilities are straightforward rather than resort-style. The recurring features across project sources are a swimming pool, fitness room, parking, lifts, 24-hour security, CCTV and key-card access; FazWaz also lists reception or lobby space. For an older completed condominium, the condition and operating rules matter more than a long amenity list. A pool that exists on paper may not tell you how well it is maintained. A car park does not, by itself, establish the parking entitlement attached to a particular apartment. Security systems may have been changed since the project was first marketed. A resale inspection should therefore include the common areas, management office and building circulation, not only the inside of the unit.
The resale market is active. On 2 October 2026, PropertyHub showed seven sale listings on its project page. The lowest current asking-price anchor we found was THB 1.30 million for a 31 sqm unit, with that advertisement last bumped on 11 September 2026. Another 31 sqm studio was displayed at THB 1.39 million after an update on 1 October. Larger units were materially more expensive. These are asking prices, not achieved transaction prices, and they should not be presented as a developer price list. Floor, building, renovation quality, furnishings, seller urgency and legal ownership status can all move the number. A low asking price only becomes relevant to a foreign buyer once the unit’s transfer eligibility and foreign quota position are clear.
Foreign ownership needs to be checked unit by unit. Thai government guidance states that foreign freehold ownership in a registered condominium is capped at 49% of the aggregate unit area, and the condominium juristic person has to issue confirmation of the foreign proportion for the transfer process. The public project profile being labelled freehold does not mean every apartment currently advertised can be registered in a foreign buyer’s name. In fact, low-priced listings on resale portals often omit the quota status altogether, and some FazWaz stock is explicitly tagged Thai quota. That distinction can completely change whether an apparently attractive listing is usable for a foreign purchaser. The safest reading of the public market is therefore: the building can support condominium freehold, but the chosen unit’s quota status must be established before money is committed.
The developer identity is also well evidenced. Regent Green Power’s official history names the project, while Thailand’s Smart EIA Plus database lists Regent Green Power Co., Ltd. as an active company under juristic registration number 0105544065534. That establishes provenance, but it does not remove the normal resale due diligence. A buyer today is purchasing from the current owner, so the decisive documents are the unit title, the seller’s authority to transfer, the juristic person’s debt-clearance certificate, confirmation of the foreign quota where relevant, and the current condominium rules and charges. The age of the project makes this distinction especially important: a strong developer identity does not tell you whether one particular apartment has clean paperwork or whether the building has accumulated maintenance issues.
Taken together, Regent Home 12 Latphrao 41 is a practical, budget-oriented Bangkok resale condominium with compact units, basic shared facilities and established transport links around Lat Phrao 41. Its main advantage is inspectability: the buyer can compare real apartments in a real operating building rather than relying on future promises. Its main constraint is the same maturity. Information across public databases is not perfectly aligned, individual units have had years to diverge in condition, and foreign-quota availability cannot be inferred from the project name. It makes most sense as a project to shortlist first and then judge at unit level, with price, paperwork, building condition and ownership eligibility treated as one decision rather than four separate checks.
Ownership format
A foreign buyer can register freehold ownership of a unit in a Thai condominium only while foreign ownership remains within the statutory 49% ceiling measured by the aggregate unit area in the condominium. The condominium juristic person must confirm the available foreign quota for the transfer. Public resale listings for Regent Home 12 Latphrao 41 do not establish that the cheapest advertised unit is available in foreign quota.

Larger units appear in public sources at roughly 62–66 sqm. PropertyHub lists 66 sqm for the two-bedroom type, while Home.co.th gives 62 sqm as the upper end of its overall project range and resale listings show examples across both figures. The specific title deed should settle the registered area.
