The Niche ID Ladprao 130 is an established low-rise condominium by SENA Development in the eastern part of Bangkok’s urban fabric, around Lat Phrao 130 and Bang Kapi. It was completed in 2012, so this is no longer a developer-led purchase. Buyers are choosing individual resale units in a building with more than a decade of operating history. That is useful because the decision can be based on what is actually there: the view, noise, corridor condition, common areas, management standards and the exact fit-out of the unit. The trade-off is equally clear. Two apartments with the same headline size can have very different renovation needs, maintenance histories and asking prices. A cheap listing therefore needs to be judged as a specific asset, not as a generic representation of the entire project.

The project consists of two eight-storey residential buildings, C and D, with 370 units. Contemporary launch coverage described The Niche ID as the second phase beside the earlier The Niche Citi Ladprao 130, but also noted that the land, access, parking and common facilities were separated. That distinction still matters when researching the project today because the names are similar and listings can easily be mixed. Within The Niche ID itself, the buildings frame a shared pool and landscaped courtyard. The amenity set is straightforward rather than elaborate: swimming pool, fitness room, garden, lobby, lifts, parking, 24-hour security, CCTV and key-card access. It is a conventional residential compound that has had years to prove how its common spaces work in daily use.

Apartment sizes are one of the more practical reasons to look at the project. Launch material records an overall range of 28 to 54 square metres, covering studios, one-bedroom and two-bedroom units. A 41.5 sqm one-bedroom plan was documented in detail, with the living area by the entrance, a separate kitchen opening to the balcony, and the bedroom set deeper into the unit. Current resale listings show that one-bedroom stock is not limited to a single size, so buyers should avoid assuming that every listing follows the same plan. At this age, layout alterations and renovation quality can also matter as much as the original developer specification. A floor plan, title area and physical inspection are more useful than a generic unit label.

The transport story has changed since the project launched. Early reviews treated the address largely as a car-based location accessed from Lat Phrao 130 and the local street network toward Ramkhamhaeng 81. Current DDproperty data places Lat Phrao 101 station on the Yellow Line at roughly 430 metres from the project. That gives the development a transit option it did not have when the first buyers were evaluating it in 2011. The building is still inside a soi rather than directly on a main road, so the final part of the walk and local street environment remain part of the day-to-day experience. For residents whose life is centred on Bang Kapi, Lat Phrao or Ramkhamhaeng, however, the location is materially more connected than the original launch-era description suggests.

As of 4 October 2026, DDproperty shows active sale stock starting at about THB 1.44 million, while FazWaz shows a very similar floor around THB 1.45 million. These are secondary-market asking prices, not a developer price list. Asking values vary widely within the same project because floor, view, renovation, furniture, unit size and seller urgency are all different. Recurring costs also deserve a current document check. The original launch review quoted a common fee of THB 30 per sqm per month, and a 2026 resale listing repeats the same figure, but a current statement from the condominium juristic person is the safer basis for a purchase decision. Historical reservation and down-payment terms from the launch are no longer relevant to an ordinary resale transaction.

Foreign ownership needs to be treated at unit level. DDproperty labels the project tenure as freehold, and Thai condominium law permits qualifying foreign buyers to hold freehold title provided the building remains within the statutory foreign ownership quota. The public project pages do not disclose the current foreign quota position for The Niche ID Ladprao 130. That means a listing can be attractive on price and layout but still require confirmation that the selected unit can transfer into foreign ownership. The condominium juristic person’s quota certificate is the practical evidence to look for before treating foreign freehold as available for a specific resale unit.

Because the development is mature, due diligence is different from an off-plan purchase. There is no construction-completion risk to model, but there is more history to inspect: water ingress, air-conditioning, windows, kitchens and bathrooms inside the unit; the condition of lifts and shared areas; outstanding common fees; and any renovation that may have altered the original plan. Public sources even disagree on parking capacity. A 2011 review described parking at roughly 40% of the unit count, while ZmyHome now states 222 spaces. The existence of on-site parking is well supported, but the conflicting capacity figures are not strong enough to promise a ratio. A buyer who relies on a car should see how parking actually works at the hours that matter to them.

The project makes the most sense as a pragmatic Bangkok resale rather than a prestige or new-build purchase. Its case rests on an established building, useful apartment sizes, an amenity core that covers the basics, and the Yellow Line now within walking distance, all at a relatively low entry point for a Bangkok condominium. The same maturity creates the main constraint: unit quality is uneven by nature, so the shortlist needs to be built apartment by apartment. For an owner-occupier or landlord targeting Bang Kapi and the surrounding districts, The Niche ID Ladprao 130 is worth comparing with nearby resale stock. For someone who prioritises a brand-new building, CBD location or confirmed foreign quota before viewing, it is less likely to be the natural fit.
