Why this project is worth a look
Established, not speculative
The building has been completed since 2014, so the buyer can inspect the actual apartment, access road, view, noise, common areas and building operation. There is no construction-delivery question, but age and maintenance history become part of the purchase decision.
Oversized floor plans
Published layouts start around 69 sqm for one bedroom and move quickly into 150-plus sqm two- and three-bedroom homes, with much larger residences above that. The space is a real differentiator, but it also increases furnishing, maintenance and common-fee exposure.
Kalim edge, not downtown
The hillside location offers separation from central Patong and can deliver better open views. It also comes with gradients and less convenient walkability, so the property suits buyers who are comfortable using a car or taxi for much of the Patong routine.
Tenure is unit-specific
Live resale stock includes Foreign Quota and Thai Quota units, and historical records include leasehold. Bedroom labels also cover a surprisingly wide range of configurations. The exact title, quota status and registered layout matter more than the project-level marketing description.
About the project
The Privilege Residence Patong is an established resale condominium on the Kalim hillside, just north of central Patong. For a buyer today, the useful starting point is not the old launch brochure but the finished building: current project databases consistently identify a five-storey development completed in December 2014, with 49 residential units at 324/102 Phrabaramee Road. The same address appears in the corporate record for The Privilege at Baycliff Co., Ltd. The identity is important because The Baycliff Residence sits nearby and shares the same developer lineage, but it is a separate, earlier project. Names such as The Privilege, The Privilege@BayCliff and The Privilege Residences Patong refer to the subject property covered here.
This is a unit-by-unit resale story rather than a standardised new-launch product. The lowest visible asking anchor on 30 September 2026 is THB 7.75 million for an 88 sqm one-bedroom unit on FazWaz, with the same price level appearing in a recent international listing. DDproperty currently carries a roughly 105.6 sqm duplex at THB 8 million, while PropertyHub shows other stock including a 69 sqm one-bedroom at THB 8.7 million and a 153.3 sqm two-bedroom at THB 15.18 million. Those numbers should not be turned into a neat project price ladder. View, floor, tenure, renovation history, furniture and the exact registered layout can matter more than the bedroom count.

The floor plans are unusually generous by contemporary Phuket resort-condo standards. FazWaz publishes reference plans of 69.08 sqm for one bedroom, 153–157 sqm for two bedrooms, 157.51 sqm for three bedrooms and 341 sqm for five bedrooms. Yet live resale stock also includes duplexes and units outside those exact sizes. That difference is useful rather than inconvenient: it tells a buyer not to assume that every 'two-bedroom' or 'three-bedroom' is the same product. In this development, the actual title deed, registered plan and physical configuration are more informative than the generic bedroom label on an agent portal.
Kalim is the defining location trade-off. The property sits above the coastal road on a slope, close to the northern edge of Patong rather than inside its flat, walkable core. The hillside setting is one reason sea and open views feature heavily in listings, but it also means gradients, driveway access and reliance on a car or taxi matter in everyday use. Kalim Beach is the nearest coastal landmark; central Patong, Bangla Road and Jungceylon are better thought of as short drives than immediate neighbours. Buyers who want Patong access without living inside the densest part of Patong may appreciate that separation. Buyers who expect to walk everywhere should test the route in person.
The common facilities remain resort-oriented: a rooftop pool, jacuzzi, gym, sauna, steam room, lobby/reception, parking, 24-hour security and CCTV are repeatedly reported across current project profiles. Some sources also list an on-site restaurant and beach shuttle. FazWaz and Hipflat both report a common-area fee of THB 60 per sqm per month and describe the juristic-person management as self-managed. Because many apartments here are large, a per-square-metre fee deserves attention even when the headline rate looks ordinary. The more important question in a 2014 building is what that money has actually funded: lifts, waterproofing, pool systems, façade work and other capital maintenance can matter more than the brochure amenity list.
Foreign ownership has to be checked at the individual-unit level. Thai condominium law allows qualifying foreign buyers to hold condominium freehold within the statutory 49% foreign ownership quota measured by aggregate unit area. Current listings in The Privilege include units marketed as Foreign Quota and others as Thai Quota, while Hipflat also records a past leasehold transaction in the project. The practical conclusion is straightforward: 'the project is freehold' is not enough. A buyer needs the current foreign-quota confirmation from the condominium juristic person and the title documents for the exact unit being purchased.
The development history explains why online records are messy. Phuket Gazette material from 2010 described BayCliff Development Co., Ltd. developing The Privilege@BayCliff and reported a larger planned unit count. Marketing in 2011 still used changing numbers, while advertisements in 2012 had settled on 49 residences and named The Privilege at Baycliff Patong Co., Ltd. Current property databases identify The Privilege at Baycliff Co., Ltd. as developer, and a corporate-data record based on Thai government open data lists that company as active at 324/102 Phrabaramee Road. The historical naming is worth noting, but for a resale purchase the current seller, unit title and condominium juristic-person records carry more practical weight than the original launch entity.
A completed project removes off-plan delivery risk, but it replaces that risk with building-condition risk. After more than a decade in Phuket's coastal climate, inspection should focus on water ingress, balcony and façade condition, glazing and seals, air-conditioning, hot-water systems, lifts and the maintenance history of pools or private water features. The same applies inside the apartment: some units are still close to their original layout, while others have been renovated or configured as duplexes and penthouses. A clean listing photo does not tell you whether there are outstanding common fees, recurring leaks or major works already discussed by the co-owners.
The Privilege therefore makes the most sense for a buyer who specifically wants an established Kalim address, larger-than-average floor plans and resort-style facilities within easy reach of Patong. It is less convincing as a generic investment product where every unit can be compared by a simple price-per-bedroom rule. The project name narrows the search; it does not finish the due diligence. The final decision should turn on the exact unit's tenure, view, physical condition, registered plan, common-fee position and the current state of the building around it.
Ownership format
Condominium freehold is available to qualifying foreign buyers within the statutory 49% foreign ownership quota by aggregate unit area. Current resale records for the project include Foreign Quota, Thai Quota and leasehold entries, so tenure must be confirmed for the specific unit.
Unit types & sizes
The project profile gives 69.08 sqm as the reference one-bedroom plan, but resale stock includes other one-bedroom sizes. Treat this as the original typology, not a universal floor plan.
A notably large format by current resort-condo standards. Resale listings also show smaller duplex two-bedroom units, so the registered plan matters more than the bedroom label.
The published reference is close to some current resale units, although other sizes appear in the market. Floor, view and alterations can make nominally similar three-bedroom homes materially different.
A rare large-format layout, comparable in scale to upper-floor and penthouse stock seen on the resale market. The registered configuration and title coverage should be checked carefully.
The cards above reflect the published project typology rather than a complete resale catalogue. Current listings include additional sizes, duplexes and large upper-floor homes, so the registered plan for the specific unit should be checked.

Location
- Kalim on the northern edge of Patong: the development sits on a hillside above the coastal road at 324/102 Phrabaramee Road.
- Kalim is the nearest beach area. Published distances vary with routing, so treat the location as close by map rather than a guaranteed two-minute walk.
- Central Patong, Bangla Road and Jungceylon are more naturally reached by car or taxi than treated as immediate walk-out amenities.
- Sea view and driveway convenience vary meaningfully by the exact position and level of the apartment.

Best for: Owner-occupiers or second-home buyers who want an established west-coast Phuket property near Patong without living in its densest central streets.; Buyers who value larger living areas, balconies, sea-facing potential and resort-style common facilities more than a compact new-build format.; Foreign buyers prepared to select a specific unit with confirmed foreign-quota availability instead of assuming one tenure applies across the project.; Experienced resale buyers who are comfortable reviewing building condition, juristic-person records, common fees and renovation history before committing.; may not suit: Buyers who want a brand-new building, developer warranty period and highly standardised finishes across the inventory.; Anyone who needs a flat, fully walkable central-Patong lifestyle and does not want to depend on a car or taxi.; Buyers trying to minimise recurring ownership costs, because larger apartments magnify per-square-metre common fees and future maintenance exposure.; Anyone looking for a plug-and-play investment product without unit-level checks on title, quota, condition and registered configuration..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completed-project sources DDproperty, FazWaz and PropertyScout report 49 units, while Hipflat shows 43 units in its header and 41 in its own description. Early launch material also changed from roughly 40–56 residences before 2012 advertising settled on 49. The register uses 49 as the most consistent completed-project figure.
- The number of buildings is not stable across sources: FazWaz and Hipflat summary data show four, while FazWaz narrative text and Thailand-Property say five. No building-count field is included because a decisive primary record of the final scheme was not found.
- Early sources name BayCliff Development Co., Ltd. and The Privilege at Baycliff Patong Co., Ltd.; current project databases and corporate data identify The Privilege at Baycliff Co., Ltd. A public document fully explaining the legal relationship or transition between those names was not located.
