Q Conzept Condominium is a small completed residential project on the Kata–Karon side of Phuket rather than a large resort compound. The most consistent current project profiles describe two buildings, seven floors and 45 units on roughly 3,200 sqm of land, with completion in 2017. That scale changes the way the property should be assessed. A buyer is not relying on a launch brochure or a future delivery promise: the buildings, common areas, surrounding traffic, views and management standard can all be inspected as they operate today.
The location is the clearest reason the project remains relevant on the resale market. Q Conzept sits on Kata Road in Karon, between the established beach districts of Kata and Karon. Hotel and travel sources place both beaches and the surrounding commercial strip within an easy walk. Daily life therefore works without the isolation that comes with many hillside or villa projects: restaurants, convenience retail, cafés, tourism services and hotels are close at hand. The trade-off is equally clear. This is an active resort neighbourhood, so buyers looking for a quiet suburban setting or a large private estate are solving a different problem.

The building programme is relatively compact. Forty-five units across two blocks means a very different atmosphere from Phuket developments with several hundred apartments. Current project databases list a reception area, parking, 24-hour security, CCTV, a gym and a communal pool; some sources place the gym on the third floor and the pool on the rooftop. Those facilities are useful, but on a completed resale property their present condition matters more than the original specification. A viewing should include the common areas, lift operation, parking availability and the overall maintenance standard, not just the apartment itself.
Q Conzept also stands out for unit sizes that can be much larger than the compact one-bedroom stock common in newer island developments. The available sources lists studios of about 43–55 sqm, one-bedroom homes around 83–146 sqm, two-bedroom units around 84–142 sqm, three-bedroom units around 117–224 sqm and very large residences reaching roughly 483 sqm. These figures should be treated as project-level ranges rather than a substitute for the title plan of a particular resale. They do explain why asking prices within the same development can vary so widely: buyers may be comparing fundamentally different homes rather than similar apartments on different floors.
The resale market in September 2026 shows that spread clearly. A live listing around THB 7.9M was found for a compact one-bedroom unit of roughly 43–45 sqm, while larger two-bedroom apartments were being marketed from roughly THB 10.5–11M upward. Other asking prices extend into the mid and high teens. There is no single developer price list anymore, so the lowest asking price is only an entry marker. For a serious comparison, the relevant numbers are the exact area, view, floor, renovation quality, furniture, ownership status, ongoing common charges and the seller’s actual negotiating position.
Foreign ownership needs to be checked unit by unit. Thailand permits qualifying foreign buyers to hold condominium units freehold while foreign ownership remains within the statutory 49% cap on the total condominium unit area of the building. Historical Q Conzept transaction data includes units recorded as foreign-quota sales, which shows that foreign freehold ownership has existed in the project. It does not establish that quota is still available for the apartment being offered now. Before paying a deposit, a foreign buyer should obtain confirmation from the condominium juristic person and verify the seller’s title, debt-free status and transfer documentation.
The project is visibly used for holiday accommodation as well as residential living. Q Conzept appears on travel booking platforms, and furnished units are marketed for short stays and longer rentals. That tells a buyer something useful about the area’s visitor demand, but it should not be turned into an automatic rental strategy. A tourism listing does not prove that every private condominium unit may legally be operated as short-stay accommodation. Building rules, the juristic person’s policies and the applicable Thai licensing framework should be checked before underwriting a purchase around nightly-rental income.
One part of the due-diligence story deserves particular attention: public records about the project are not perfectly consistent. FazWaz, Dot Property, Home In Phuket and several related databases converge on 45 units, seven floors and a 2017 completion. DDproperty and PropertyScout retain an older profile showing five floors and a 2014 completion, while a 2013 Phuket Gazette launch article described an upcoming 44-key development. Those differences are preserved here rather than averaged away. For an actual transaction, the condominium registration, title documents and juristic-person records are more important than whichever online project card appears first in search results.
Ownership format
A foreign buyer may own a condominium unit freehold only while the building remains within Thailand’s foreign-ownership quota, capped at 49% of the total condominium unit area. For any specific resale, the unit’s eligible ownership status and the remaining foreign quota should be confirmed with the condominium juristic person before transfer.
Unit types & sizes
The most compact format in the published project mix. It can offer the lowest entry ticket into the location, but the exact layout and ownership eligibility still need to be checked for the individual resale.
Published one-bedroom sizes are unusually broad for a modern resort market. Different configurations appear to exist, so the title plan and measured area of the specific resale matter more than the generic project range.
Two-bedroom homes make up a visible share of the current resale stock. In September 2026, live asking prices started around THB 10.5M, with substantial variation by size, floor, view and fit-out.
A comparatively rare family format for a small beach-area condominium. The larger footprint can work better for full-time living, although dedicated three-bedroom resales do not appear consistently in the active market.
Project records also refer to very large upper-floor homes, including duplex-style configurations. These should be treated as highly unit-specific: terraces, internal area and legal layout need documentary confirmation.
Published size ranges are not fully consistent across historical and current portals. DDproperty, for example, shows somewhat different one- and two-bedroom ranges and separately describes very large upper-floor residences.
