Why this project is worth a look
Only 24 homes
Four floors and 24 units make Karon View a genuinely small building. The benefit is scale and privacy; the trade-off is a thin resale market, where one available apartment can distort any project-wide price average.
Generous layouts
Published project layouts are about 65 sq m for one bedroom and roughly 156 sq m for two bedrooms. Resale examples vary, so the title deed and registered area of the selected apartment matter more than the generic project specification.
Mature resale asset
The building is long completed, which lets a buyer inspect the real unit, common areas and neighbourhood before committing. Due diligence shifts from construction delivery to condition, juristic-person finances, common-fee arrears and planned capital works.
Foreign quota matters
Karon View is marketed as a freehold condominium, but a foreign buyer still needs quota capacity at the time of transfer. Verify both the seller's title and the juristic person's confirmation of the current foreign-ownership ratio.
Hillside Karon setting
Soi Patak 24 places the building above the main resort strip rather than directly on the sand. Access to Karon's amenities is a strength, but the slope and real walking route should be tested if daily life without a car is important.
About the project
Karon View Condominium is a small completed residential building on Soi Patak 24 in Karon rather than a current developer launch. Multiple project databases describe one four-storey building with 24 units and place completion in 2009, with the more detailed profiles giving July as the completion month. That distinction matters. A buyer in 2026 is not underwriting construction delivery; they are buying a specific resale unit with its own condition, title, furniture, view, maintenance history and seller. The useful due-diligence questions therefore sit at unit and building level: what is on the title, how the juristic person is run, whether common charges are clear, what major repairs have been done, and what liabilities are coming next.
The project is unusually low-density for a Phuket resort condominium and the published layouts are large. Project profiles describe one-bedroom units at about 65 sq m and two-bedroom units at about 156 sq m. Live and recently advertised resales show that two-bedroom properties can differ from that headline figure, with examples around 145 to 155 sq m. This is not merely a data inconsistency; it is a reminder to compare the title area and actual plan of the unit being offered rather than relying on a generic project brochure. In a 24-unit building, two apartments with the same bedroom count may have very different terraces, outlook, fit-out and practical value.

Karon View sits above the main Karon resort strip rather than directly on the beachfront. The address is 4/26 Soi Patak 24, Karon, Mueang Phuket, Phuket. Project pages consistently describe a hillside setting, while nearby references include Karon Beach, Karon Temple and the Karon night-market area. The location can work well for someone who wants access to the resort district without living in a large beachfront complex, but the map should not be reduced to a marketing claim such as “walk to the beach.” Gradient, heat, rain and the exact pedestrian route matter. Anyone planning to live without a car, accommodate older family members or push a stroller should test the route in person.
For such a small building, the shared facilities are relatively broad: project sources list a communal pool, gym, garden, parking, reception or lobby, CCTV and 24-hour security. Several profiles also describe hotel-style management, and accommodation platforms still show hospitality inventory at the same address under closely related Karon View names. That supports the building’s history of serviced use, but it does not prove that a new owner automatically receives a rental-management programme today. Before treating management as part of the investment case, confirm the current operator, the juristic-person rules, short-stay restrictions, management fees and what services are actually included.
The lowest public resale asking price found during this check was THB 7.8 million for a two-bedroom, two-bathroom unit of 155 sq m on the third floor. The same listing shows a common-area charge of roughly THB 9.9 thousand per month, while a project profile quotes a rate of THB 64 per sq m. These figures are useful anchors, not universal project terms. Charges depend on the registered area and the building’s current billing, and a resale buyer should also check whether the seller has outstanding common fees. A juristic-person debt-clearance certificate and recent invoices are more valuable at contract stage than an old marketing statement about low running costs.
The ownership structure is relevant to foreign buyers. Major property databases classify Karon View as a freehold condominium, and a 2026 resale record is marked as foreign-quota ownership. Even so, foreign freehold is never automatic for every available unit. Thai condominium law limits aggregate foreign ownership to 49% of the total unit area of the registered condominium, and the juristic person must confirm the current foreign ratio for a transfer. The practical check is therefore twofold: verify the seller’s title for the exact unit, then verify that the foreign quota is available when the transfer is registered.
Because the building has been operating for well over a decade, its risk profile is different from a new development. Delivery risk has disappeared, but building ageing becomes real: waterproofing, façades, roofs, pool systems, pumps, lifts if any are present, electrical equipment, reserve funds and planned capital works all deserve attention. In a tropical coastal climate, the unit inspection should also look for moisture, air-conditioning performance, window and door seals, corrosion and the condition of balconies or terraces. None of those issues can be settled from a portal listing. They belong in the physical inspection and the review of juristic-person records.
Karon View makes the most sense as a mature, small-scale Karon condominium rather than as a packaged new-build investment story. Its strongest factual characteristics are the 24-unit scale, generous unit sizes, completed setting and established common facilities. That can suit an owner-occupier, a long-stay buyer or someone who prefers to inspect a finished property and neighbourhood before committing capital. The trade-off is a thin resale market: sometimes only one relevant apartment is publicly listed, so a project-wide “average price” can be misleading. The decision should be driven by the exact unit, title, condition, view, common-area finances and realistic rental rules rather than a headline yield.
Ownership format
Project profiles identify Karon View as a freehold condominium. A foreign buyer can register a unit in their own name only while the statutory foreign-ownership quota remains available; Thai law caps foreign ownership at 49% of the total unit area in a registered condominium. The juristic-person quota letter and the selected unit's title status should be checked before transfer.
Unit types & sizes
The published one-bedroom format for the project. For a resale unit, confirm the registered area, terrace treatment and actual plan rather than assuming every one-bedroom apartment matches the project headline.
The signature Karon View format: a large two-bedroom home, but not a single standardised product. Current and recent listings show meaningful variation in registered size, terraces and fit-out.
Project profiles quote headline sizes of 65 and 156 sqm, while resale inventory shows two-bedroom examples around 145–155 sqm. The selected unit's registered area and treatment of terraces should therefore be checked from its own documents rather than inferred from project-level data. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Project address: 4/26 Soi Patak 24, Karon, Mueang Phuket, Phuket 83100, Thailand.
- The building sits on the hillside above the main Karon resort area rather than directly on the beachfront.
- Karon Beach, Karon Temple and the Karon night-market area are repeatedly referenced around the project; real walkability should be tested in person.
- Use the exact address and unit number for navigation and legal checks, because accommodation platforms at the same address use closely related Karon View and Baan Karon View names.

Price & purchase terms
- Current price: From THB 7.8M based on a publicly advertised resale unit checked on 16 September 2026. This is a lower open-market reference, not a developer price list: the exact unit, availability, condition, ownership status and transaction terms need to be reconfirmed.
- Completed: 2009
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Owner-occupiers or long-stay buyers who want a large finished apartment in Karon rather than a compact unit in a new launch.; Buyers who prefer a 24-unit building and want to inspect the actual property and common areas before committing.; Resale buyers comfortable comparing specific units by view, renovation, title, running costs and building records instead of buying a standard developer product.; Foreign buyers seeking condominium freehold where the foreign quota is available for the selected unit at transfer.; may not suit: Buyers who specifically want a new building, developer warranty, current-generation systems and consistent new-build finishes.; Low-budget buyers focused on studios or very compact units; the published Karon View mix starts around 65 sqm.; Anyone relying on a guaranteed return or assuming an automatic hotel-rental programme; current management and letting terms need separate confirmation..
What we confirm before booking
A short, specific to the project list. We request these from the developer and go through them with you before any payment.
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual handover date in the SPA — the page shows the date from the project’s materials
- the contractual area of the chosen unit, and which basis it is measured on
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion date conflict: DDproperty, FazWaz, Dot Property, Phuket.Net and Hipflat point to 2009, several specifying July 2009. PropertyScout says 2012, while Lazudi contains a 2007 reference in its description even though its project card also says 2009. The main record uses 2009 as the most consistently supported date.
- Project profiles historically describe hotel-style management and accommodation listings remain active at the same address. The current operator, owner-service package and short-stay rules were not confirmed in one primary document.
- Foreign-quota availability cannot be established for a future purchase from project pages alone. A market record shows a foreign-quota unit, but every new transfer requires an up-to-date juristic-person quota confirmation and verification of the selected unit's title.
