Compact scale

With 48 units, IZI Condo Rawai is materially smaller than Phuket's large resort-style condominium launches. The building is easier to read as a product: one main block, a limited set of layouts and shared amenities divided among a relatively small ownership base. The same scarcity works in reverse, though; when the preferred floors or orientations are gone, there may be very few close substitutes within the project.

Usable apartment sizes

The verified examples are 40 sqm for a one-bedroom and 63 sqm for a two-bedroom with two bathrooms. Those sizes can work for genuine residential use as well as holiday stays. The two-bedroom in particular creates a credible family, guest-room or work-from-home setup without relying on the very compact floor plans often used in purely investment-led developments.

Amenity-rich rooftop

The rooftop is designed to carry much of the shared lifestyle programme: an infinity pool, gym, sauna, hammam and open terrace are all listed, while the main common level adds reception, coworking, a movie room and storage. That is a strong amenity set for a 48-unit building. The remaining question is execution, because planned facilities and well-operated facilities are not the same thing.

Visible running costs

The public project data gives specific operating charges: THB 60 per sqm per month for common-area management and THB 600 per sqm for the sinking fund. That makes ownership costs easier to discuss before purchase. It does not cover every future expense, however; utilities, insurance, rental management and any owner-specific services sit outside those published project fees.

Rawai living pattern

The Wiset Road address suits buyers who want access to the wider southern Phuket area rather than a self-contained beachfront resort. Rawai Beach is listed roughly 0.9 km away, with Nai Harn and Chalong reached through the local road network. The trade-off is clear: this is a transport-dependent residential location, not a walk-out swimming-beach address.

The main project databases agree on the core configuration: 48 units, roughly 2,400 sqm of project land, a single residential building and a target completion in December 2026. The scale matters more than the marketing language. This is not a resort compound with several hundred apartments and extensive internal grounds; it is a relatively small building where the common facilities sit alongside, rather than replace, the surrounding Rawai neighbourhood. The trade-off is straightforward: a smaller scheme can feel easier to understand and operate, but the choice of floors, orientations and remaining layouts can disappear quickly once a handful of desirable units are taken.

The project is tied to 98/4 Wiset Road, Rawai, Mueang Phuket, with a published map point at approximately 7.782089, 98.3300739. Rawai Beach is listed about 0.9 km away. That should not be confused with a beachfront position or direct access to Nai Harn Beach. Daily life here is shaped by Wiset Road and the broader Rawai–Nai Harn–Chalong area: restaurants, local services and road connections are part of the appeal. For a full-time resident or long-stay owner, that can be more useful than a secluded resort setting. For someone buying specifically for walk-out access to a swimming beach, it is a different proposition.

The confirmed unit examples are also more generous than the micro-studios common in many island launches. FazWaz recorded one-bedroom units at 40 sqm with one bathroom and a two-bedroom unit at 63 sqm with two bathrooms. A 40 sqm one-bedroom offers a proper separation between sleeping and living space, while 63 sqm gives the second bedroom enough context to work for a small family, two sharers or an owner who needs a guest room. Project descriptions also state a three-metre floor-to-ceiling height and built-in kitchen elements. However, none of the major project pages currently shows available stock, so these layouts should be read as evidence of the product mix, not as a promise that identical units remain for sale today.

The amenity programme is unusually broad for a 48-unit building. The main common level is described with a 24/7 reception area, coworking zone, movie room and storage room, while the rooftop includes a panoramic infinity pool, 360-degree-view gym, sauna, hammam and an open sea-view terrace. The published facility list also includes an indoor children's area, spa, steam room, restaurant, bar, CCTV and 24-hour security. That gives the project more than a basic pool-and-gym package, which is useful for both residents and tenants who spend meaningful time at home. The caution is operational rather than conceptual: until the building is delivered and running, the final fit-out, opening hours, staffing and real maintenance standard remain future questions.

Parking is one of the clearer limitations. The published description gives 18 car spaces and 40 motorcycle spaces, while FazWaz separately shows a parking ratio of about 40%. Rawai is a part of Phuket where having your own transport can materially change the convenience of daily life, so this deserves more attention than a decorative amenity list. A buyer planning to live here with a car should understand how spaces are allocated, whether any are reserved and how visitors are handled. A tenant who mainly uses a scooter or ride-hailing services may care much less, but for family use the parking setup can become a recurring practical issue.

Ongoing charges are relatively well documented. Published operating charges are THB 60 per sqm per month for common-area management and THB 600 per sqm for the sinking fund. A 40 sqm apartment is listed with a THB 2,400 monthly fee and a 63 sqm apartment with THB 3,780 per month. The published rules say pets are not allowed unless specifically permitted by the juristic office, with service or guide-dog exceptions. For an owner planning long stays, these rules matter because they are part of the building's day-to-day operating model rather than a one-time purchase cost.

Tenure needs the usual Thai condominium distinction. The project is marketed as freehold, but a foreign buyer cannot treat that as an unlimited promise of registered ownership. Thai condominium rules cap foreign ownership at 49% of the building's total unit area. In practice, a foreign purchaser needs available foreign quota for the selected unit at the time of transfer; where that quota is unavailable, leasehold is commonly considered instead. The current public pages do not state how much foreign quota remains at IZI Condo Rawai. That makes quota confirmation a transaction-level issue, even though the project itself is marketed as a freehold condominium.

The largest uncertainty is not the project's historic specification but its current status. In 2025, public listings showed 40 sqm units at THB 3.6M–4.2M and a 63 sqm two-bedroom example at THB 6.1425M. By 2 September 2026, the main project portals show no available units. At the same time, ThaiMix's current website promotes a different IZI Condo at Chalong Circle with 40 apartments and a Q4 2028 completion target. That newer project cannot be merged with the 48-unit Rawai scheme without evidence. The databases still retain the Rawai address, 48-unit count and December 2026 target, but I did not find a fresh primary construction update for the Rawai building itself.

Ownership format

The project is marketed as a freehold condominium. A foreign buyer can register freehold ownership only while space remains within the statutory foreign quota of no more than 49% of the building's total unit area; if that quota is exhausted, leasehold is commonly considered instead. Current foreign-quota availability for a specific unit is not publicly confirmed.
