Why this project is worth a look
Only five homes
Five villas across a 6,400 sqm site make this a genuinely small phase. That can mean less shared traffic and fewer neighbours, but it also increases the importance of the individual plot: there is little value in relying on a project-wide average when each house can differ materially.
A varied house mix
Public sources show three- and four-bedroom homes, one- and two-storey concepts and a wide spread of current indoor areas. The variety is useful, but it makes headline-price comparisons unreliable until the exact house, plot and specification are matched.
Completed stock exists
Completed homes are actively marketed in 2026 and a resale transaction has been recorded, so buyers are not limited to a paper-stage purchase. At the same time, one four-bedroom listing remains marked off-plan, which is why plot-level construction status still matters.
Compact shared services
Security, CCTV, parking, a work or meeting space and solar panels form the core shared package. This is closer to a private-home community than a full-service resort estate, a distinction that should fit the buyer's intended use rather than be treated as automatically positive or negative.
Rights before branding
For a foreign buyer, the land and building documentation matters more than the project label. The specific land title, lessor, lease registration and transfer rights need to be understood before the ownership structure can be treated as clear.
About the project
Villa Suksan Phase 5 is a five-villa pool-home phase in Rawai, southern Phuket. Project profiles consistently describe a 6,400 sqm site with just five homes. That small scale matters more than the usual lifestyle language: this is not a large estate where one standard unit can stand in for the whole development. Plot position, house configuration, furnishing and the legal structure attached to the individual property are likely to matter much more than any project-wide average.
The public market on 30 September 2026 shows a noticeably mixed set of homes under the Phase 5 name. Completed three-bedroom, single-storey villas with 160 sqm of indoor space are being advertised at roughly THB 19.99M–20.1M. A current four-bedroom listing is 360 sqm indoors on a 516 sqm plot at THB 34M. Recent market inventory also includes four-bedroom homes of 380.9 sqm on 516–533 sqm plots at THB 29M–34M. In practical terms, Phase 5 should not be treated as one uniform product; buyers need to compare the actual plot and house rather than assume that every listing shares the same specification.

The original design mix was broader than a single floor plan as well. Project directories list a four-bedroom Bali Classic layout with four bathrooms, plus Tropical Modern four-bedroom designs in both one- and two-storey forms. Newer resale and completed-stock listings also include three-bedroom homes. That evolution makes unit-level due diligence unusually important. A price comparison is only meaningful once the plot number, storeys, indoor area, land area, bathroom count, furnishing and completion condition are matched like for like.
Shared facilities are compact rather than resort-heavy: project sources repeatedly list 24-hour security, CCTV, parking, a co-working or meeting room and solar panels. Private pools, gardens and terraces belong to the individual villas rather than a communal leisure deck. Buyers looking for a private-home format may see that as a strength, while anyone expecting a full resort club with extensive shared amenities should set expectations accordingly.
The completion timeline is not perfectly clean across public sources. Several major project profiles mark the phase completed in May 2025, another states completion in 2025, while a current market profile gives Q4 2025. One active four-bedroom listing in 2026 is still tagged off-plan even though the project profile on the same platform is marked completed. The defensible project-level statement is therefore that the phase reached completion in 2025; the handover date and construction status of the specific plot still need to be verified individually.
The project is in Rawai, within Mueang Phuket. One major project directory anchors the phase to Bayshore Seaview, a mapped landmark in the Soi Suksan 2 residential pocket, while other project directories stop at Rawai rather than publishing a dedicated street number for Phase 5. That is enough to understand the neighbourhood, but not enough for us to invent a precise project pin. A title deed, sale contract or developer site plan should be used to lock the exact plot location before a map point is published.
For an international buyer, the land structure is the issue that deserves first attention. Foreigners cannot ordinarily acquire Thai land directly, outside narrow statutory exceptions. The villa building and the right to use the underlying land therefore need to be reviewed as separate legal elements: who owns the land, what title applies, who acts as lessor, how long the registered lease runs, and what the contract says about renewal, succession and transfer. Those project-specific documents are not publicly available for Phase 5, so the legal package should be checked plot by plot rather than inferred from a marketing label.
Recurring costs are tied to the individual plot as well. The project profile states a monthly common-area fee of THB 50 per sqm of plot area, while individual listings show the resulting fee for the specific villa. Electricity and water are described as government-rate utilities, and the project profile allows pets. Those figures are useful as a starting point rather than a substitute for a current owner statement: the buyer should obtain the latest service scope, billing basis and outstanding-balance confirmation for the chosen house.
Ownership format
A foreign buyer cannot ordinarily take direct ownership of Thai land. For a villa purchase, the building rights and the land arrangement need to be checked separately; a registered long-term lease is generally capped at 30 years, while any further renewal depends on the contract and the lessor's consent. The exact structure and land title for each Villa Suksan Phase 5 plot are not confirmed in public sources.
Home types & sizes
A current completed listing is offered at THB 19.99M with a private pool, garden, terrace and covered parking on a 480 sqm plot. Another three-bedroom home with the same indoor area is marketed on a different plot size, so land area and specification should be compared separately.
The current listing sits on a 516 sqm plot with a 41 sqm private pool and two parking spaces. It is offered at THB 34M but remains tagged off-plan despite the completed project status, so its delivery condition needs a direct check.
Recent marketing shows homes on 516–533 sqm plots. One two-storey villa is listed at THB 29M and another four-bedroom home at THB 34M. This is a current configuration, not evidence that all five villas share the same built area.
This layout appears in the published Phase 5 design mix, but the checked sources do not provide a reliable current area and standalone price for it. Specifications from other four-bedroom listings should not be copied across automatically.
The original design catalogue and the 2026 market do not align perfectly: the earlier project profile lists three four-bedroom layouts, while current stock also includes completed three-bedroom villas. Bathroom counts differ for the larger Tropical Modern homes as well, with three in the older project profile and four in a current 380.9 sqm listing. Specifications should therefore be locked to the actual plot. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 19.99M based on an active listing checked on 30 Sep 2026. This is a lower public-market anchor; availability, specification, price and terms for the selected villa need to be reconfirmed.
- Completed: 2025
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.
Published payment terms
The published developer schedule is 1% on reservation, 29% on contract signing, 20% after footing completion, 20% after the concrete structure, 10% after the roof, 10% after electrical and plumbing conduits, and 10% on handover. A completed or resale villa may follow different commercial terms, so the schedule must be reconfirmed for the specific property.

Best for: Families or couples who want a private pool home in Rawai and value residential privacy more than a long list of resort-style communal amenities.; Buyers comfortable with a five-home phase where the decision is made plot by plot rather than from one standard project specification.; People who prefer to inspect completed or resale stock but are prepared to verify the delivery condition and furnishing of the exact villa.; International buyers who understand that the building and land rights require separate review and do not expect ordinary direct foreign ownership of the underlying land.; may not suit: A buyer who requires straightforward direct foreign ownership of the land beneath the villa.; Someone looking for a large resort estate with extensive communal pools, club facilities, restaurants and on-site services.; A buyer who wants a fully uniform product specification, because Phase 5 listings vary in size, storeys, bedroom count, completion condition and furnishing..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The exact completion timing conflicts across sources: several platforms state May 2025, Keller Henson states Q4 2025, and one active four-bedroom listing in 2026 is still marked off-plan. Handover should be verified for the actual plot.
- The land title, landowner and foreign-buyer ownership structure for the individual plots are not publicly disclosed. General Thai rules are not a substitute for reviewing the selected villa's contracts and title documents.
- Hipflat locates the phase at the Bayshore Seaview landmark in Rawai, but no verified Phase 5 street number or authoritative project pin was found. Coordinates were not copied or estimated from neighbouring properties.
