Building A is a distinct registered condominium, not merely a marketing suffix. Its 78-unit registration gives a clear documentary starting point, while also making it essential to keep Building B out of the same fact set when checking a resale.

Compact, inspectable scale

Four floors and 78 units make this a small, established urban condominium rather than a future development story. Buyers can inspect what already exists, but should put more weight on maintenance history, building accounts and services than they would in a newly handed-over project.

A visible resale entry point

A Building A one-bedroom was being marketed at THB 1.69M in September 2026, giving buyers a current price reference rather than an old launch figure. It remains a single resale, so condition, title, quota, furnishings and seller terms can move the real value materially.

Urban rather than resort-led

The Chao Fa East location in Wichit suits day-to-day Phuket living and road-based access around the island more than a beach-on-foot lifestyle. That is a useful filter: it can fit an urban resident while being the wrong choice for someone buying primarily for a resort experience.

Due diligence is unit-led

The original project company is historic and the building has been completed for decades. For a resale buyer, the unit title, condominium juristic person, debt position, foreign quota and physical inspection now carry more decision weight than the developer name.

About the project

For this dossier, Fuengfa Condotel means Building A rather than a blended profile of two neighbouring buildings. That distinction matters because Thailand’s Department of Lands records Fuangfa Condotel Building A and Building B as separate condominium registrations. Building A has registration number 9/2540 and 78 units; Building B has a different registration and 80 units. Property portals frequently shorten both to Fueang FA or Fuengfa Condotel, and some current advertisements even contradict themselves on the building letter. A buyer should therefore treat the building designation as a document check, not a naming detail: the listing, unit title and condominium records all need to point to the same building.

Building A is a compact four-storey condominium with one registered building and 78 units. ZmyHome provides the four-floor and 78-unit profile, while the government condominium record independently confirms the 78-unit count and one-building registration. This is a very different buying proposition from an off-plan resort. There is no future amenity package to take on trust: the apartment, corridors, services and management can be inspected as they exist today. The trade-off is that age and maintenance history matter more. In a building of this vintage, the physical condition of a particular unit and the way common property has been managed can be more important than a portal’s generic project description.

The dates require a little care. Building-specific Thai sources, including ZmyHome, place completion in 1997, and a current Connex project profile uses the same year. The Department of Lands page, however, shows the condominium registration date as 6 November 2001 while retaining registration number 9/2540. Completion and legal registration are different events, so those dates are not necessarily inconsistent, but we did not find the original completion certificate in an open source. The registry therefore uses 1997 as the best-supported building completion reference and treats the 2001 Land Department registration as a separate milestone rather than silently forcing the two into one date.

The building is on Chao Fa East Road in Wichit, Mueang Phuket. ZmyHome’s Building A page carries a project map pin, and current resale and rental advertisements also place the property in Wichit along the Chao Fa East corridor. This is an inland urban location rather than a beach-resort address. The practical fit is everyday Phuket living and road access around Phuket Town and the south of the island, not a walk-to-the-sand holiday routine. One older environmental record for the overall Fueang Fa Condotel project lists Chao Fa Road in Talat Nuea instead of Wichit, so the administrative address should ultimately be taken from the selected unit’s title rather than copied from a portal.

The live market reference is straightforward. PropertyHub showed an active Building A resale refreshed on 6 September 2026 at THB 1.69 million: one bedroom, one bathroom, 31.86 sqm on the fourth floor. That number should not be read as a project-wide price. It is one secondary-market apartment, with its own fit-out, occupancy, seller circumstances and legal status. Older Building A records also show compact one-bedroom units around 32 sqm, which supports the general scale of this layout, but no original unit schedule or launch brochure was found. We therefore do not extrapolate a complete studio/one-bed mix from scattered resale advertisements.

Foreign ownership has to be checked at building and unit level. Under Thailand’s condominium regime, foreign freehold ownership is available only while foreign-owned units remain within the statutory 49% ceiling measured by the combined area of all units in the registered condominium. The current PropertyHub sale does not state that the unit is available in foreign quota. A foreign buyer should not assume eligibility merely because an older advertisement under the generic Fuengfa name once carried a foreign-quota label. Before paying a meaningful deposit, the condominium juristic person should confirm the current foreign-owned proportion and the seller’s title should be checked against the unit being offered.

Amenity claims are another area where restraint is useful. DDProperty’s Building A profile lists parking and 24-hour security, ZmyHome confirms a security system, and a Building A rental advertisement states that car and motorcycle parking are available. PropertyHub, by contrast, displays a much longer menu of facilities even though its project profile lacks basic information such as unit count and completion year. That mismatch makes the long list difficult to rely on. We have therefore kept only parking and security as confirmed facilities. Anything else — pool, gym, sauna or similar — should be verified in person rather than carried into the dossier from a portal template.

The original project company can be identified with reasonable confidence. Phuket’s environmental-project archive lists the residential condominium Fueang Fa Condotel under P N Land Limited Partnership and records an approval dated 1 November 1995. DDProperty independently names P N Land as the project owner/developer for Building A. That is enough to populate the developer field, but it should not be mistaken for a current developer relationship. This is a long-completed resale building; today, the building’s juristic person, accounts, maintenance record and the individual seller’s title matter more to the purchase than historic developer branding.

There is also a corporate-status point worth keeping separate from the core property facts. Creden, a Thai business-data service that says it draws on government datasets, shows P N Land Limited Partnership under registration number 0833531000473 and marks the entity bankrupt following a court judgment dated 11 January 2021. Creden also states that its information is for business analysis and is not legal evidence, and we did not retrieve the primary court judgment for this dossier. That means the status should be re-checked if it becomes relevant to a transaction. It does, however, reinforce a practical point: a resale buyer should not plan around support or warranties from the original project company.

One important information gap remains around condominium management. The Land Department record for Building A does not show the current condominium juristic person, and no reliable public source gave us a current common-area fee or reserve-fund position. ZmyHome displays a zero fee, but in an old portal profile that is not strong enough to treat the charge as genuinely zero. For a building of this age, management finances can matter as much as the purchase price: a low monthly charge is not automatically a benefit if major repairs have simply been deferred. A buyer should ask for the selected unit’s latest common-charge receipts, a debt-free certificate, the current fee schedule, any special assessments and, where available, recent co-owner meeting minutes. Those records help reveal the true ongoing cost of ownership and whether sizeable building work may be waiting behind an inexpensive resale headline.

The cleanest way to approach Fuengfa Condotel Building A is as a unit-level resale in an older registered condominium. Start with the title deed, the building letter, foreign-quota confirmation if the buyer is not Thai, a debt-free certificate from the condominium juristic person, and evidence of current common charges and management. Then assess the apartment itself: renovation quality, ventilation, plumbing and electrical condition, signs of water ingress, common-area upkeep and the parking situation at the times you would actually use it. Those checks are more informative here than a polished amenity list or a historic developer name because the asset already exists and its strengths and weaknesses can be observed directly.

Ownership format

A foreign buyer can register freehold ownership only while the building has room within Thailand’s foreign quota: foreign-owned units may not exceed 49% of the combined area of all condominium units. The remaining quota and the selected unit’s eligibility must be confirmed from the building and Land Office transfer documents before purchase.
