A buyer can inspect the actual apartment, finishes, lifts, roof facilities and common areas instead of relying on renders and construction forecasts. The construction-stage risk is largely behind the project, but ownership quality now depends on building operations, the juristic person's finances and rules, and the legal status of the specific unit being offered.
Only 46 homes
The strongest source set — the project website, FazWaz, DDproperty and the official EIA record — supports a small single-building scheme with 46 apartments. That is materially more intimate than many new Rawai developments. Buyers who dislike large resort-style projects may see this as an advantage. The trade-off is financial: a relatively small ownership base carries the cost of maintaining the roof, pool, lifts, security and staff, so the building budget deserves close attention.
Layouts up to 156 sqm
California Rawai is not limited to compact investment units. The published layout schedule runs from about 36 sqm to 156 sqm, with several one- and two-bedroom configurations between those extremes. This gives owner-occupiers more room to choose based on how they live rather than simply on bedroom count. A large one-bedroom around 62 sqm and a compact two-bedroom of similar size can feel very different in practice, particularly for couples working from home, families or owners who host guests.
Everyday Rawai
The address on Soi King Pattana 1 sits within Rawai's residential fabric rather than on a beachfront strip. The appeal is access to the area's restaurants, shops, fitness businesses and services, with southern beaches reached by road. That suits buyers who expect to use a scooter or car and want the day-to-day Rawai environment. It is less convincing for someone whose primary requirement is to walk from the lobby directly to a swimming beach.
Title matters
Public listings for the project include both freehold and leasehold units. For a foreign buyer, that distinction can be more important than a small difference in asking price. Foreign freehold depends on quota availability for the specific apartment at the time of transfer. A project-level label is not enough. The title structure should be confirmed before reservation, and comparisons should be made between legally equivalent units rather than between superficially similar listings.
About the project
California Rawai is a completed condominium in the southern part of Phuket, in Rawai. Its scale is one of the first things to understand: the mainstream project data shows a single eight-storey building with 46 apartments rather than a resort complex containing several hundred units. The developer's own website says there are 15 layout types ranging from roughly 36 to 156 square metres. That small inventory can create a quieter residential feel, but it also makes building management more visible. In a 46-unit property, the condition of the pool, lifts, corridors and shared spaces is not an abstract line in a brochure; it directly shapes the daily experience and the owners' confidence in the building.
The developer is California Rawai Co., Ltd., and there is a useful public record behind the name. Thailand's Smart EIA Plus database lists the company under registration number 0835562001198, registered on 22 January 2019 and shown as an active juristic person. The same government database contains an approved EIA report for California Rawai, report number 256610-21, with approval dated 19 January 2024. That link between the project and the legal entity helps distinguish the development from similarly named listings. The EIA page still reflects a pre-construction status, while current project portals show the building as completed in September 2025, so the government page should be read as an approval record rather than a live construction tracker.

For the physical location, the strongest official description comes from the EIA record: Soi King Pattana 1, Phatthana Road, Rawai, Mueang Phuket, Phuket 83130. DDproperty and map-based business records narrow this to 9 Soi King Pattana 1. This is an inland Rawai address rather than a beachfront site. That matters because the lifestyle is based on the neighbourhood's year-round residential infrastructure, with beaches reached by road. FazWaz places a small convenience store at about 700 metres and Chalong Pier at roughly 2.3 kilometres. The developer and several portals describe Nai Harn Beach as around an eight-minute drive, but Phuket travel times vary materially with traffic, so that figure is better treated as a local orientation than a guaranteed journey time.
The layout range is more varied than a simple studio-and-one-bedroom scheme. Current project databases list a 36.1 sqm studio, several one-bedroom formats from 41.6 to 62.1 sqm, two-bedroom layouts from about 62.9 to 96.9 sqm, and a 156 sqm three-bedroom unit. The overlap in sizes is worth noticing: a home around 63 sqm can be configured either as a large one-bedroom or a compact two-bedroom. For an owner-occupier, that makes the actual plan more important than the bedroom label. Room widths, terrace size, storage, kitchen placement and the unit's position within the building can change how usable two apartments of similar gross area feel.
Amenities are concentrated in a fairly clear set of shared functions: a 23-metre rooftop pool, gym, yoga space, bar, coworking area, parking, reception, security and CCTV. FazWaz places the coworking room on the first floor and the pool, gym, bar and yoga area on the roof. The developer also promotes concierge-style services and a shuttle to Nai Harn. Because the building is now complete, these features can be assessed as operating facilities rather than promises. A useful viewing should therefore include the roof deck, gym equipment, common corridors, lift condition, parking access and the actual level of activity in the shared areas, especially if the buyer expects to spend long periods in the apartment.
Ongoing building costs are already visible in the market data. FazWaz and Hipflat both show a common-area fee of THB 65 per square metre per month and a sinking-fund contribution of THB 500 per square metre. Those figures make the size decision more tangible: a large 90–156 sqm apartment carries a materially different annual common-cost burden from a 36 sqm studio. Buyers should still request the current juristic-person budget and fee schedule because portal data can lag. It is also useful to review house rules, rental policy, arrears levels and any major maintenance plans. In a small building, those operational documents can tell you more about ownership quality than a broad claim that the project is 'premium'.
The live asking-price range is wide. As checked on 8 September 2026, the lower public level was around THB 4.512–4.513 million, while large units were advertised up to about THB 23.4 million. The difference is not explained by floor area alone: floor level, view, layout, furnishing, title structure and the individual seller all matter. The headline entry price is therefore useful only as a market floor. A realistic buying budget should be built around comparable units of the same layout and legal form, and foreign-freehold stock should be compared separately from leasehold or Thai-quota alternatives.
For a foreign buyer, the legal question is not whether a project page uses the word freehold but whether the chosen apartment is available within the foreign ownership quota at the time of transfer. Thai condominium law limits foreign freehold ownership to 49% of the total unit area in the registered condominium. The condominium juristic person confirms the quota position for a transfer. California Rawai is particularly important to check unit by unit because public sources show both freehold and leasehold offerings. Two apartments with the same plan and view may therefore represent different rights and should not be treated as interchangeable simply because their asking prices are close.
California Rawai is most interesting as a finished, small-scale Rawai condominium with a broad layout mix and a usable set of shared facilities. The investment case should now be assessed through the completed building, not through pre-construction marketing. Older developer materials made claims about price growth and rental returns; those claims are not treated here as verified performance. A buyer can instead inspect the actual property, review the juristic-person documents, compare live resale or remaining developer stock, and verify the title of a specific apartment. That is a stronger basis for a decision than projected yields created before completion.

Ownership format
The project is marketed with both freehold and leasehold units depending on the specific apartment. A foreign buyer may own a condominium unit freehold within the statutory 49% foreign quota by floor area; if the selected unit is not available within that quota, the transaction structure may differ. The title form for the chosen unit should be confirmed before reservation.

The smallest published format in the project. At just over 36 sqm it is still larger than many compact Phuket studios, although the usefulness of the space depends on the exact zoning and terrace. It can suit a single resident, occasional owner use or a buyer trying to keep absolute common-area costs lower. The project's current public market floor is around THB 4.512M, but title form and the exact unit must be checked separately.
There are several one-bedroom layouts: 41.6, 45.6, 52.2 and 62.1 sqm. That is a large spread, so the bedroom label alone says little about how the apartment will live. The smaller plans are closer to a couple-or-single format, while 52–62 sqm can support a more substantial living area, workspace and storage. Buyers should compare the actual plan rather than paying for extra gross area that may be absorbed by circulation or an oversized terrace.
The two-bedroom range is unusually broad. Published layouts include 62.9, 63.9, 65.9, 86.3, 89.2, 96.6 and 96.9 sqm. The 63–66 sqm options are more space-efficient for rental use or for a household that values two separate bedrooms without a large footprint. Homes closer to 90–97 sqm offer a different level of living space and storage, but they also increase both the purchase budget and monthly common fees charged per square metre.
The largest published layout is 156 sqm. This is no longer a typical compact investment unit; it is a family or long-stay format for a buyer who genuinely wants substantial living space. Public asking prices for these apartments are several times the studio entry level, so the comparison should include annual common costs, view, floor, furnishing and title structure rather than price per square metre alone. At this budget, a detailed inspection of the finished property becomes particularly important.

- Address details vary by source: the official EIA record gives Soi King Pattana 1 / Phatthana Road, map records and DDproperty give 9 Soi King Pattana 1, the developer separately lists a sales-office address at 50/3 Moo 6, and Hipflat shows 9/13 Moo 4 Wiset Road. The registry field therefore uses the official EIA street-level address without a disputed building number. Numeric coordinates are omitted because the open sources reviewed did not expose a stable, independently verifiable latitude/longitude pair.
