Why this project is worth a look
Low entry price
Active resale listings in October 2026 start at roughly THB 1.25–1.35 million for compact units. That puts the project on the more accessible end of Bangkok’s established condominium market for buyers who prioritise a completed home and a contained budget. A low asking price is not automatically a bargain, so cheaper units deserve extra scrutiny for condition, arrears and seller circumstances.
Simple unit mix
The core layout range is straightforward: one-bedroom apartments of about 31–45 sqm and two-bedroom units around 49 sqm appear repeatedly across project references. This makes like-for-like comparison easier. Price differences within the same nominal layout are often driven by exact size, renovation, floor, building, outlook and furniture rather than by the bedroom count alone.
Established location
The surrounding Hua Mak area is already built out, with the Yellow Line, hospitals, universities and major east-Bangkok road connections in place. Buyers can test the real commute instead of buying into a future transport narrative. The Airport Rail Link is not at the project entrance, so the word 'Station' in the name should not be treated as a doorstep-rail claim.
Visible resale market
There are live sale and rental advertisements for the condominium, giving buyers several real units to compare rather than one marketing price. That is useful for understanding which sizes and price points are actually being offered, but asking rents are not guaranteed income and should not be converted into a promised yield without verified occupancy and cost data.
Inspect the age
The main trade-off is the building’s age. More than a decade of use means the exact apartment and the common areas matter as much as the original specification. Plumbing, air-conditioning, waterproofing, bathroom condition, renovation quality, parking and building management should be checked in person or by a trusted inspector before purchase.
About the project
U @ Huamak Station is an established low-rise condominium in Hua Mak rather than a new launch with a single developer price list. That distinction matters. A buyer today is choosing between individual resale units, each with its own condition, floor, building, furniture package, title position and seller circumstances. The project sits at 99 Hua Mak Road near Soi Ramkhamhaeng 24 in Hua Mak, Bang Kapi. Across the more reliable project profiles, the core physical identity is consistent: two eight-storey buildings with mainly one- and two-bedroom apartments. The unit count is not perfectly consistent online. Several sources show 407, while DDproperty, FazWaz, ThinkOfLiving, PropertyScout and Dot Property show 408; this dossier uses 408 and keeps the discrepancy visible rather than pretending the records agree.
The current resale market is more useful than the original launch story. In early October 2026, there are still active sale and rental listings in the project. The lowest asking prices are around THB 1.25–1.35 million for small one-bedroom units of roughly 30–31 sqm, while larger one-bedroom layouts around 38–42.5 sqm and two-bedroom units trade at higher asking prices. Those figures are not interchangeable. A bank-owned unit, an urgent seller, a renovated apartment and a fully furnished owner-occupied unit can all appear in the same search results. The practical comparison therefore needs to go beyond headline price and include registered area, building, floor, renovation quality, furniture, outstanding common fees and the exact ownership route available to the buyer.

The project is easier to understand than many very large Bangkok towers. Two buildings of eight floors create a lower-rise environment, but this is not a tiny boutique condominium: roughly four hundred units are enough to support a normal shared-facility setup and an active secondary market. Repeatedly confirmed facilities include a swimming pool, fitness room, communal garden, parking, lifts, 24-hour security, CCTV and key-card access. Public project data also shows a common-area fee of THB 35 per sqm. Treat that as a reference rather than a closing figure; in an older condominium, the juristic person should confirm the current rate, sinking-fund obligations, special assessments and whether the selected unit has unpaid charges.
The transport story is slightly different from what the project name may suggest. The closest operating rail stop for many residents is Si Kritha on the Yellow Line, at roughly 860 metres. Hua Mak Airport Rail Link is farther away, at about 2.6 km. In other words, this is not a doorstep Airport Rail Link condominium. Its advantage is a broader road-and-transit position around Hua Mak, Ramkhamhaeng, Srinagarindra, Phatthanakan and Rama 9. Assumption University’s Hua Mak campus, Ramkhamhaeng Hospital and Samitivej Srinakarin Hospital are also within the surrounding urban area. Whether that works well depends on the buyer’s actual commute, so route testing during peak hours is more valuable than relying on a generic 'near station' label.
Age cuts both ways here. The project is completed and lived-in, which means a buyer can inspect the real corridors, pool, parking, landscaping, building management and the exact unit before committing. There is also enough resale history to see how different sizes are being offered. At the same time, apartments of the same size can have very different maintenance histories after more than a decade of use. Air-conditioning systems, bathrooms, plumbing, waterproofing, built-in furniture and renovation workmanship deserve more attention than they would in a brand-new handover. Building-level due diligence also matters: ask for current common-fee information, any special assessments, recent major repairs and confirmation that the seller has no outstanding juristic-person debt.
For a foreign buyer, U @ Huamak Station follows the standard Thai condominium framework. A unit may be transferred into foreign freehold only if the building remains within the statutory foreign quota, capped at 49% of total condominium unit area, and the juristic person can issue the required confirmation for that specific transfer. A resale advertisement describing a unit as freehold is not enough on its own. This makes the project best approached as a completed, budget-conscious secondary-market option in eastern Bangkok: inspect the exact apartment, verify the quota and title path, then judge the price against other units in the same building rather than against a marketing promise or projected return.
Ownership format
A foreign buyer may register a condominium unit as freehold only while the building remains within Thailand’s foreign-ownership quota of no more than 49% of the total unit area. The juristic person must confirm quota availability for the specific unit before transfer; a resale listing alone does not prove that foreign freehold is available.
Unit types & sizes
The project’s main format. Current listings range from compact units around 31 sqm to larger one-bedroom apartments around 38–42.5 sqm. They should not be treated as one identical product: an extra 7–11 sqm materially changes the living space and usually the asking price.
A less common, more family-oriented option than the dominant one-bedroom stock. Current listings sometimes show 49–50 sqm; the registered area should be checked against the title because portals may round the same unit differently.
The confirmed project range is one-bedroom units of 31–45 sqm and two-bedroom units around 49 sqm. Live advertisements sometimes round areas to 30 or 50 sqm and show intermediate sizes; the registered area for a purchase should come from the selected unit’s title documents, not from a portal card. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.25M in an active DDproperty resale listing checked on 7 October 2026. This is a lower secondary-market anchor, not a developer price; the exact unit, condition, availability, ownership status and closing costs need to be checked separately.
- Completed: 2012
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A budget-conscious buyer who wants a completed Bangkok condominium and is comfortable selecting a resale unit on its actual condition rather than from a developer price sheet.; Someone whose daily geography centres on Hua Mak, Bang Kapi, Ramkhamhaeng or east Bangkok and for whom the Yellow Line is more relevant than walking to the Airport Rail Link.; A buyer whose space needs fit a 31–45 sqm one-bedroom or a compact two-bedroom of about 49 sqm rather than a large family apartment.; A foreign purchaser willing to verify the foreign quota, seller documents and juristic-person confirmation before assuming that a particular unit can transfer as foreign freehold.; An investor who prefers an observable resale and rental market and is prepared to analyse real units, real costs and real occupancy rather than rely on a projected yield from an off-plan launch.; may not suit: Buyers who specifically want a new building, new-build warranties, current-generation systems and minimal near-term maintenance uncertainty.; Anyone expecting a very short daily walk to Hua Mak Airport Rail Link; current project-location data puts the ARL station at roughly 2.6 km.; Families looking for substantially more than 50 sqm, because the confirmed core unit mix is compact.; Foreign buyers who need foreign freehold to be guaranteed before the juristic person has checked the quota for the selected unit..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The unit count conflicts across sources: PropertyHub, Home.co.th and Scancondo show 407, while DDproperty, FazWaz, ThinkOfLiving, PropertyScout and Dot Property show 408. The registry entry uses 408, but the condominium juristic person is the right source for a final documentary confirmation.
- Completion year also conflicts: DDproperty, FazWaz and ThinkOfLiving show 2012, while PropertyHub shows 2013. This entry uses 2012 as the more frequently repeated completion date and keeps the 2013 record visible for documentary checking where the year matters.
- Map coordinates differ by a few hundred metres between source profiles along Hua Mak Road. This entry uses the coordinate published with a Kasikornbank property record and deliberately applies a wider geolocation radius; a juristic-person map or cadastral reference would be preferable for an exact pin.
