That changes how a buyer should assess it. There is little reason to spend much time on launch messaging or visualisations when the building, common areas and individual apartments can be inspected directly. The useful questions are unit-specific: actual internal condition, orientation, floor, traffic exposure, view, renovation history, current occupier, title position and the documentation that will be used at transfer. A low asking price may simply reflect a smaller studio, dated fit-out, a seller’s timing, a tenant in place or a different legal situation. The project name is the common denominator; it is not enough to make two listings comparable. For this building, the practical advantage of the resale market is that a buyer can compare several real apartments within the same physical environment before committing.

The scale is straightforward. FazWaz, DDproperty and other project directories agree on 30 floors and 804 residential units, while Dot Property and FazWaz publish a project area of 13,608 sqm. The room mix needs more care. Older project summaries and PropertyHub show 32 sqm studios, one-bedroom layouts of roughly 47.5–49.5 sqm and a 66 sqm two-bedroom plan. Current resale stock, however, also includes two-bedroom units around 78–79 sqm, and FazWaz uses 79 sqm in its project description. Rather than force those records into one neat specification, it is safer to treat the two-bedroom size as unit-dependent until the title and floor plan for a specific apartment are checked. Resale buildings often develop a wider inventory than a short launch summary suggests: there may have been additional layouts, later combinations or simply incomplete old cataloguing. The same caution applies to bedroom labels. A seller can market a room as a one-plus-one or a three-bedroom after alteration, but the legal area and approved plan remain the reference points for due diligence.

That frontage gives the project simple road access and makes taxi or car travel legible, but it also means traffic exposure should be judged apartment by apartment. A unit facing a major road can feel very different from one on another side of the tower, especially when windows, floor level and balcony orientation change. Ratchayothin BTS is commonly placed about 0.9–1.1 km from the project depending on the route and mapping source. In other words, this is not a station-integrated condominium. Buyers who expect to use the BTS every day should test the walk themselves, including crossings and the last stretch to the entrance, rather than relying on the phrase “near BTS.” For residents who mix rail travel with taxis or private cars, direct access to Ratchadaphisek may matter more than shaving a few minutes off the walk to the station.

The amenity list is credible but should be viewed as infrastructure to inspect, not a sales promise. FazWaz lists a communal pool, gym, sauna, indoor children’s area, parking, CCTV and 24-hour security. Thai project reviews also describe landscaped space on the fifth floor and a roof garden. Those features have more value when their current maintenance standard is known, because a completed condominium is ultimately run through its juristic person and operating budget. Published portals show a common-area management fee of THB 30 per sqm per month. That is useful as an initial cost reference, but a buyer should confirm the latest rate, outstanding special assessments if any, and the unit’s fee status from current building records. Pet rules are another example of why live building management matters: FazWaz states that pets are not allowed unless specifically permitted by the juristic office. Anyone buying with a pet should obtain the current rule in writing instead of assuming that an old portal entry or an agent’s message settles the issue.

Ownership is relatively easy to explain but still needs a unit-level check. DDproperty lists the development as freehold. Thailand’s government information portal states that foreign ownership in a condominium building may not exceed 49% of the aggregate unit area. The result is that “freehold project” and “foreign buyer can register this exact apartment today” are not the same statement. It is a weaker match for a buyer who wants a brand-new common-area finish, a developer instalment programme, a fresh defects-liability period, or an automatic pet-friendly policy. For foreign ownership, the decisive final filters are not the age or reputation of the project but the selected unit’s title, foreign-quota eligibility, legal floor area, physical condition and transfer documentation. Those are the points that can turn two similar-looking listings into very different purchases.
