The right way to buy here is therefore unit-first. The building provides the context; the actual value and risk sit in the specific resale apartment.
The location is practical rather than resort-like. The project’s current contact information gives the address as 289 South Pattaya Road, Nong Prue, Bang Lamung District, Chonburi 20150, and the project materials place it close to Sukhumvit Road with Big C South Pattaya immediately nearby. This is useful for buyers who want everyday retail and easy access to Pattaya’s main road network. It is not a beachfront setting, so someone whose priority is to walk out of the lobby onto the sand should compare Unicca with a different group of properties. For a resident who drives, uses taxis or values South Pattaya’s commercial convenience, however, the location has a clear logic that does not depend on a seasonal resort atmosphere.

The tower has a straightforward vertical layout. Parking occupies floors 1–6, shared facilities are concentrated on floor 7, and residential floors run from 8 to 29. That arrangement is useful to understand before choosing a unit because it tells you where daily circulation happens and where the amenities sit in relation to the apartments. The confirmed core facilities include a swimming pool, fitness room and activity room; major property databases also list lifts, parking, security, keycard access and CCTV. With 538 units in a single building, brochure-level amenity lists are less informative than an actual visit. A buyer should experience the route from the entrance and parking area to the lift, corridor and apartment, and see how the building functions at the time of day they are likely to use it.
The original unit mix is compact and easy to understand: studios, one-bedroom apartments and two-bedroom apartments. Studios are generally around 34 sqm, one-bedroom units are commonly recorded at roughly 33.63–44.05 sqm, and two-bedroom units cluster around 55.90–56.07 sqm. Those figures describe the building well enough for an initial comparison, but they should not be treated as a substitute for the selected apartment’s title area. Resale advertisements can use different bedroom labels for similar floor areas, and some interiors may have been altered over time. The condominium title deed and the physical layout of the apartment are more important than the shorthand used in an online listing.
There is visible resale activity rather than a single developer inventory. In early September 2026, major portals showed several units for sale at the same time. The lowest asking-price anchor we could verify was THB 1.59M for a roughly 33 sqm one-bedroom unit; other live offers included a two-bedroom around THB 2.5M and larger or differently configured units at higher prices. These are asking prices, not a project-wide price list. Condition, floor, view, furniture, renovation quality, urgency of the seller and ownership status can all produce a material spread between two units in the same tower. For that reason, the THB 1.59M figure is useful as a dated entry point into the observable resale market, but it should not be treated as a promise that comparable stock will remain available at that level.
Foreign ownership needs to be checked at unit level. Under Thailand’s condominium rules, qualifying foreign buyers may own condominium units freehold as long as total foreign ownership stays within the statutory 49% quota measured by unit area in the registered condominium. That rule does not mean every resale advertisement is available in foreign freehold. Current Unicca listings include units described as being in Thai name, which is a reminder that ownership status varies from apartment to apartment. Before paying a deposit, a foreign buyer should verify the seller’s title, confirm the building’s current foreign-quota availability for that unit and obtain the condominium juristic person documentation normally required for transfer, including confirmation that common charges are cleared.
The project history is less tidy than the physical identity of the building. Public records do not use one consistent corporate attribution, and published completion dates also vary. None of that changes which building is being discussed — the South Pattaya location, 29 floors and 538-unit count converge — but it is a reason not to use a portal profile as a substitute for transaction documents. If the corporate history or formal registration date matters to the buyer’s due diligence, it should be checked against primary condominium records and the seller’s documents rather than assumed from a project card.
For a buyer comparing older Pattaya condominiums, Unicca’s appeal is easy to define without marketing language. It offers an established high-rise, a South Pattaya address close to major retail, practical unit sizes and a secondary market that can still show entry prices below many newer launches. The trade-off is equally clear: this is an operating building, so the quality of the purchase depends heavily on the apartment and on how the condominium is being managed today. A freshly renovated unit with clean title and no arrears is a different proposition from an untouched unit with deferred maintenance, even if both appear under the same project name. The sensible comparison is therefore between real apartments, documents and total transaction costs — not between the most attractive photos used to advertise the building.
A useful viewing strategy is to inspect more than one Unicca unit on the same visit. That makes it easier to separate apartment-specific issues from building-wide conditions. Check corridors on different floors, lift operation, water pressure, air-conditioning, window condition, road noise and how the common areas feel during normal use. This is one of the main advantages of buying in an established resale condominium: most of the important physical questions can be tested before a contract is signed. Listing photos cannot do that job, and they say even less about title, arrears or the current financial position of the condominium juristic person.
Ownership format
A foreign buyer may hold a condominium unit freehold within the statutory 49% foreign-ownership quota measured against the total unit area of the registered condominium. Quota availability and the seller's title must be confirmed for the specific resale unit.
Unit types & sizes
The studio format starts at roughly 34 sqm. For a resale purchase, the registered area, position in the building and actual layout after any owner alterations matter more than the marketing label.
The range covers both compact and larger one-bedroom layouts. Two listings carrying the same “1 bedroom” label can differ materially in floor area, so comparisons should be made unit by unit.
Two-bedroom units cluster closely around 56 sqm. The original area range is narrow, but fit-out, condition and internal organisation can still differ substantially between resale apartments.
Published project cards round some areas differently, particularly around the studio and one-bedroom boundary. The genuine unit formats are clear enough for a project page, but the selected apartment’s title area and physical layout should control the transaction.
