This is not beachfront housing: major project databases place South Pattaya Beach at roughly 1.2 km. The trade-off is a detached-house format within the city rather than a villa community far out in East Pattaya. The core product is a collection of detached houses. FazWaz describes the original three-bedroom format at around 200–203 sqm. Resale stock shows that the estate is not limited to one configuration: a four-bedroom, three-bathroom home with about 220 sqm of internal area and a private pool was marketed in 2026. This matters because a project-level floor plan is not enough for an older resale. Owners may have renovated, extended or reconfigured houses over the years, so two homes carrying the same Tadarawadi name can differ materially in layout, fit-out and maintenance history.
The shared amenity list is relatively consistent across the main databases: communal swimming pool, gym, jacuzzi, parking, 24-hour security and CCTV. Private features are unit-specific. The current four-bedroom resale, for example, is advertised with its own pool, garden, terrace, covered parking and balcony. For budgeting, those are two different layers of cost. Shared facilities may create estate-level fees, while a private pool and garden create direct maintenance costs for the owner. Public project pages do not give a reliable current common-fee schedule, so those charges should come from the seller, estate manager or supporting documents rather than an estimate.
This is now a resale market. Open listings in 2026 show three-bedroom homes around THB 15.9 million and a four-bedroom home around THB 18.8 million. Those prices should not be treated as a simple price-per-square-metre ladder. Plot size, renovation quality, furniture, a private pool and the legal structure of the land can change value substantially. There is also a concrete data conflict in the current three-bedroom listing: some platforms show 400 sqm as usable area and about 211 sqm as land, while others reverse those figures. The only safe way to resolve that is through the title deed, house plans and an on-site measurement, not by choosing whichever portal looks more plausible.
Foreign-buyer due diligence is more important here than it would be for a standard condominium purchase. A major advantage of an established estate is that the buyer can inspect the product as it actually exists. The spacing between houses, traffic noise, access lane, quality of the communal pool, security operation, shade, drainage and parking are all observable before committing. That is especially valuable at Tadarawadi because no reliable official developer history surfaced in the research. Instead of relying on a corporate track record, the buyer can put more weight on the physical condition of the estate, the individual home and the documentary chain behind the resale.
Estate management also deserves a direct check. Project pages list security, CCTV, parking, a communal pool, gym and jacuzzi, but they do not publish a reliable current fee schedule, reserve budget, major-repair history or the name of the present management body. In a 14-home community, that matters because large shared repairs are spread across a small number of owners. Before purchase, the useful evidence is recent invoices, estate rules, records of major works and confirmation that the advertised shared facilities are actually operating today rather than simply surviving in an old project description.
The clearest information gap is the developer. Major project databases either leave the developer field blank or mark it as unavailable, and the search did not surface a credible official project website naming the original development company. For an estate completed in 2015, that does not prevent a resale from being viable, but it removes one conventional due-diligence layer. The purchase therefore needs to lean more heavily on the seller's title, encumbrance checks, building documentation and confirmation of who currently manages the shared areas.
As a home, Tadarawadi has a straightforward proposition: a detached-house lifestyle, a relatively small community and a central South Pattaya position, with the ability to inspect a finished property rather than wait for construction. As an investment, the evidence is thinner. Public sources do not provide a dependable rental history, verified net yields, current estate fees or enough repeat sales to establish liquidity across all 14 homes. Any investment case should therefore be built from the selected unit: acquisition price, condition, pool and garden costs, land structure, achievable rent from genuinely comparable houses and the likely resale audience for that exact configuration.
The viewing is where this project becomes understandable. In a 14-home estate that has been occupied for more than a decade, individual renovations can create wide differences between neighbouring properties. A serious comparison should include title documents, measured internal and land areas, roof and waterproofing condition, electrical systems, pool pumps and filtration, wet-season drainage, security operations and the current schedule of shared charges. For an older completed villa, those details can matter more to value than the original brochure specification.
