About the project
Paradise Park Jomtien Resort is an established resale condominium in Jomtien, not an off-plan launch. The same property appears across the market as Paradise Park, Paradise Park Jomtien and Paradise Park Jomtien Residence; the last of those is the name used by the condominium juristic person. That identity matters because the online record is messy in places, yet the physical asset is clear: the juristic-person documents place it at 77/1 Moo 12, Soi Wat Boon Kanchanaram, Nong Prue, Bang Lamung, Chon Buri. The 2025 co-owner meeting papers describe three eight-storey residential buildings with 507 condominium units. This is therefore a sizeable low-rise compound with shared management and common facilities rather than a small boutique block near the beach.
The project has been operating for well over a decade. Most large property databases date completion to 2012, while several Thai directories show 2013; the condominium juristic person itself was registered on 29 November 2013. For a resale buyer, the exact marketing-era completion label is less useful than the fact that the buildings can now be inspected in their real condition. The 2025 AGM package identifies the current management team and contains audited 2024 financial statements, maintenance activity and repair items. That does not amount to a clean bill of health for every unit, but it gives buyers something more substantial than an old brochure: evidence of an active condominium organisation that is still managing the shared property.

The defining amenity is the large internal swimming-pool area, which gives Paradise Park much of its resort-style character despite its inland position. Current project profiles also confirm a gym, landscaped common areas, lobby/reception, key-card access, CCTV and 24-hour security. The juristic-person papers add a useful operational detail: the three buildings are served by eight passenger lifts. Buyers should still walk the actual route from the entrance to the unit they are considering. In an older resale project, corridor condition, lift performance, parking convenience and the general upkeep of the common areas can affect day-to-day quality more than a generic list of facilities.
The unit mix is relatively straightforward. Multiple project profiles describe one-bedroom units of roughly 32–47 sqm and two-bedroom units of roughly 69–77 sqm. The September 2026 resale market is concentrated toward one-bedroom units around 34–37 sqm, with a 72 sqm two-bedroom also appearing in current listings. That makes the choice easy to understand: compact one-bedroom stock for solo buyers and couples, or a materially larger two-bedroom format for families and longer stays. Within each type, however, the secondary-market differences are significant. Floor, outlook, renovation standard, furniture, appliances and ownership quota can all change the practical value of two units that look identical in a project database.
Paradise Park sits at the more accessible end of the Jomtien resale market, but there is no single “project price” today. PropertyHub showed active one-bedroom listings from THB 1.55 million on 5 September 2026, including units advertised for foreign-name ownership. Other one-bedroom listings on the same page ranged upward through roughly THB 1.69–2.35 million, while a 72 sqm two-bedroom was listed around THB 3.95 million. The THB 1.55 million figure in this dossier is therefore a lower market anchor, not a promise that a suitable unit will be available at that price. Availability, renovation quality, transfer conditions and foreign quota must all be checked against the exact resale unit.
For a foreign buyer, quota is one of the decisive transaction checks. Thai condominium law limits aggregate foreign freehold ownership to 49% of the total condominium unit area. Paradise Park’s resale stock currently includes listings marked both Foreign Quota and Thai Quota, so the project cannot be treated as universally available for foreign freehold. A listing label is only a screening signal. Before transfer, the buyer needs the condominium juristic person’s confirmation that the foreign quota is available for the selected unit, together with the other transfer documents required by the Land Department. If the foreign quota is not available, full foreign freehold cannot simply be assumed; any lease-based alternative needs its own contract review.
The location is Jomtien, but it is not beachfront. The condominium sits on Soi Wat Boon Kanchanaram, inland from the main beach strip and Jomtien Second Road area. Travel and property platforms quote different beach distances because they use different pins and routes, so the honest way to read the location is “within Jomtien, with the beach nearby but not at the door.” That trade-off is part of the project’s proposition. A buyer who wants to walk straight from a beachfront lobby onto the promenade should look elsewhere. A buyer who is comfortable being set back from the coast in exchange for a large internal pool and a lower resale entry point may find the compromise reasonable.
Age also changes the due-diligence priority. The 2025 AGM material refers to pool-related repair work, while the 2024 accounts record maintenance spending across lifts, the pool, access systems, wastewater infrastructure and other common property. Maintenance in a building of this age is normal; the useful question is whether it is being planned, funded and executed well. Before committing to a resale unit, a buyer should review the latest juristic-person financial package, confirm that the selected unit has no common-fee debt, read the house rules, and ask about approved major works. That is the right way to judge Paradise Park today: as a functioning condominium with a real operating history, not as the marketing product it was more than a decade ago.

Foreign buyers can hold condominium freehold within the statutory 49% foreign quota by total condominium unit area. Paradise Park resale listings currently include both Foreign Quota and Thai Quota units, so foreign freehold must be confirmed for the selected unit through the condominium juristic person before transfer. If quota is unavailable, full foreign freehold cannot be assumed; any lease structure requires a separate review.
