For an owner, the exact neighbouring plots, access, estate management and the position of the chosen house matter more than a generic facilities list. Five bedrooms either way

Both core designs provide five bedrooms, so the choice is not driven by room count. Pavilion keeps the house to two storeys with six bathrooms, while Vista moves to three storeys, seven bathrooms and a lift. A family can therefore choose based on circulation, privacy and daily usability rather than paying for the larger model simply to obtain another bedroom.

Systems fit the scale

Solar equipment, EV charging, three-car parking and smart-home functions are relevant in a house of this size. In roughly 329–390 sqm of built space, energy use, maintenance and control systems matter far more than they do in a compact apartment. The equipment should still be verified against the exact villa specification, including capacity, warranties, maintenance responsibility and whether every advertised component is included in the agreed price.

Vista solves the stairs

Vista's private lift is a practical differentiator. In a three-storey home it changes how the property works for older relatives, children, luggage and long-term everyday use. That can be a more rational reason to step up to the larger model than purely decorative upgrades, especially for buyers planning to make the villa a primary or extended-stay residence.

Contract beats old dates

Public information has carried more than one completion target, and the sources still conflict in September 2026. The useful questions are therefore about the exact house: what is physically finished, which systems are commissioned, what defects remain, and what handover date is enforceable in the live contract. A historic marketing deadline is not a substitute for a current construction schedule and inspection.

Both are full-scale houses rather than compact holiday villas, with private pools, three-car parking and dedicated entertainment space. The format is therefore most relevant to families, long-stay owners and buyers who genuinely need several private bedrooms rather than simply wanting the visual appeal of a pool villa.

The project address is 25 Bun Kanchana 5, Jomtien Beach, Nong Prue, Bang Lamung, Chon Buri 20150. That matters because the development is inland within the Jomtien residential area, not on the beachfront. Project material gives an approximate five-minute drive to Jomtien Beach, but real travel time will vary with traffic and the starting point on the estate. In practical terms, the location is geared toward driving: it gives access to Jomtien, the southern Pattaya residential districts and routes toward Sukhumvit Road, while everyday services, schools and shopping are spread through the surrounding urban area rather than concentrated at the project gate.

Pavilion is the simpler house vertically. It has two storeys, five bedrooms and six bathrooms. The official type page gives approximately 328 sqm, while current sale inventory specifies 328.92 sqm. Its private-house package includes a pool, wine room, entertainment and karaoke room, three parking spaces, an EV charger, roof-mounted solar equipment and a landscaped garden. The developer also presents the home as fully furnished with smart-home functions. A buyer should still treat the final specification as contractual rather than visual: fitted furniture, appliances, smart controls, landscaping and energy equipment should all be checked against the schedule of inclusions for the exact villa being reserved.

Vista is the larger and more vertically complex option. It has three storeys, five bedrooms, seven bathrooms and roughly 390 sqm of usable space; current inventory shows 390.14 sqm. The most meaningful difference is the private lift, together with a pool positioned on the second level. In a three-storey family house the lift can materially change day-to-day use, especially for older relatives, young children, luggage or anyone who does not want the household organised around stairs. Vista otherwise follows the same broad specification language as Pavilion, including three-car parking, solar equipment, an EV charger, entertainment space, wine storage, furnishing and smart-home functions.

As of 3 September 2026, the lower live asking level is about THB 32 million for Pavilion. Current Vista listings begin around THB 42 million, with some individual homes offered higher. The difference is not just a model premium. Live inventory shows plots ranging roughly from 320.68 to 392.92 sqm, so two houses with the same floor plan may still differ in plot size, position and price. That makes the individual villa more important than the headline project range. Before comparing offers, a buyer should line up the plot, exact built area, included furniture and systems, construction stage, transfer terms and ownership structure side by side.

Completion timing is the main factual issue that needs resolution before a purchase. The developer's progress page was updated on 25 March 2026 and said structural work was over 90% complete, with overall completion expected in May 2026. That date has passed. Yet FazWaz still classifies the development as off-plan on 3 September 2026, while a recently updated Keller Henson project page gives Q4 2027 as the completion date. We found no newer official notice confirming that all seven villas have been handed over. The cautious reading is therefore that the development remains under construction and that the only useful completion date is the one written into the current contract for the specific house, supported by a site inspection and an actual construction schedule.

Ownership also needs to be treated as a villa-and-land transaction rather than a condominium purchase. A foreign buyer does not obtain ordinary direct freehold title to Thai land in the same way a Thai national can. Current project sales material offers a registered 30-year land lease to non-Thai buyers and advertises two further renewal terms. Those future renewals should not be described as if a 90-year right were already registered today; their enforceability depends on the lease wording and the parties involved. The ownership of the house structure should be documented separately, and the title deed for the selected plot needs to be checked. A nominee-company workaround is not a substitute for a clean legal structure.

The purchase terms currently marketed are relatively straightforward on paper: a THB 200,000 reservation, contract signing within 7–15 days, an initial payment around 30%, an option to spread payments over as much as 12 months, and the balance at transfer. However, the same current project page also contains a 29%/71% payment widget. That is exactly the kind of small inconsistency that matters at this price level. The booking form, sale and purchase agreement, construction milestones, default provisions and lease-registration documents should all show one coherent schedule before money is sent beyond a refundable or clearly defined reservation stage.

Overall, The Ozone Wealth is a specific proposition rather than a generic 'villa near the beach': a large five-bedroom private home, designed around a pool, car-based living and substantial in-house leisure space, within a seven-home development. Its strongest practical features are the generous room count, three-car parking, energy and EV infrastructure, and the private lift in Vista. Its present weakness is information certainty around completion and the legal identity behind the development. For a buyer comfortable with leasehold land and willing to verify construction and contract documents carefully, it can be evaluated as a serious family-home option. A buyer who requires a fully completed property and direct foreign freehold to the land should look at a different structure altogether.

Ownership format

A foreign buyer does not acquire the villa land through ordinary direct freehold. The current project offer uses a registered 30-year land lease for non-Thai buyers; advertised renewal terms depend on the contract and are not the same as a presently registered 90-year right. Ownership of the structure and the title of the selected plot need document-level verification.
