With 608 units and many repeated layouts, buyers usually have enough comparable stock to benchmark one apartment against another. Floor, pool or city outlook, renovation quality, furniture and title status can be weighed against price instead of accepting the first available unit.

Low headline entry

In September 2026 the project-wide resale floor sits around THB 1.3M–1.4M for small one-bedroom stock. For an international buyer, however, the more relevant number is the price of a unit that can actually transfer in the foreign quota; those listings tend to sit above the absolute minimum.

The most consistent record — including the Matrix-linked legacy page and several established project databases — describes four residential buildings, eight floors each, with 608 units on roughly 7 rai, or 11,200 sq m, of land. That scale matters. Instead of a single low-rise block with a token pool, Park Lane was planned around a large internal leisure area, so buyers are effectively choosing an established resort-style community rather than paying a premium for new construction. The upside is that the physical product can be inspected as it exists today; the trade-off is that condition varies by building, common area and individual apartment.

The defining feature is the lagoon-style pool of roughly 1,600 sq m running through the centre of the scheme. Current project profiles also list a children's pool section, landscaped gardens, a gym, an on-site restaurant or cafe, lifts, parking, 24-hour security and CCTV. Those amenities are substantial for an older low-rise condominium, but age changes the due-diligence question. A buyer should not assume that every facility operates exactly as it did at handover in 2010; maintenance quality, reserve planning, equipment replacement and juristic-person management are more important than the original brochure. The project-wide asking floor is around THB 1.3M, while fresh early-September stock includes roughly 36 sq m one-bedroom units from about THB 1.39M and 70–74 sq m two-bedroom units around THB 2.7M and above. The cheapest number across the project is not automatically the relevant entry point for a foreign buyer. Some lower-priced units are Thai-quota or use a different ownership structure. Recent listings explicitly marketed in the foreign quota include 36 sq m one-bedroom units around THB 1.65M–1.8M. In practical terms, ownership eligibility should be filtered first and price compared second.

The location is inland Jomtien around Soi Bun Kanjana, also commonly called Soi Wat Boon, rather than directly on the beachfront. Project profiles variously place Jomtien Beach roughly 600–800 metres away. The more useful way to understand the setting is that Park Lane sits between the beach side of Jomtien and the Sukhumvit corridor, within an established neighbourhood of local shops, food options and everyday services. Public sources do not use one perfectly consistent postal formulation: 356/7 Soi Bun Kanjana, Moo 12, Nong Prue, Bang Lamung, Chon Buri 20150 is the most practical working address, and independent published map coordinates cluster around 12.8888, 100.8856. The location is therefore strong enough for a map radius, but not for pretending that every public address string identifies the same gate or juristic office.

For an investment-minded buyer, the rental market is more useful as a reality check than any promised yield. Late-August 2026 asking rents included small one-bedroom units around THB 9,000–13,000 per month and a 74 sq m two-bedroom listing around THB 22,000 per month. These are asking prices, not verified lease contracts, occupancy records or guarantees of future income. In a mature development, achievable rent can vary materially with renovation, furniture, outlook, lease length and how the unit is managed. Park Lane can therefore be analysed with real resale and rental comparables, but a credible return calculation starts with the exact unit purchase price, actual running costs and a defensible rental assumption — not the project name alone.

Ownership format

A foreign buyer can hold a unit in freehold only while the registered condominium remains within Thailand's foreign-ownership ceiling of 49% of total unit area.
