The core layouts fall into a small number of recognisable sizes, which makes the project easier to shop than developments with many irregular plans. A studio is the compact entry point, a roughly 35 sqm one-bedroom separates sleeping and living space, and the 69–70 sqm two-bedroom format offers a materially different use case. The catch is that years of individual ownership create variation inside those shells. Renovation quality, storage, appliances and furniture can make two nominally identical units very different purchases.

Inland Jomtien trade-off

The Orient is in Jomtien, but it is not on the beachfront. Sources place the beach roughly 1.4–1.5 km away, so the project works best for buyers who accept a short trip to the sea in exchange for an internal resort environment and often lower resale pricing than true beachfront stock. Anyone whose priority is immediate promenade access should treat the location as a limitation rather than explain it away after purchase.

Quota is part of pricing

Fresh listings show both Thai-quota and foreign-quota stock. For an international buyer, these are not interchangeable offers. A low headline price on a Thai-quota unit may not be an executable foreign-freehold purchase, while a unit already advertised in foreign name can carry a different price. The sensible comparison is therefore between units that can be transferred on the ownership basis the buyer actually requires, with quota re-confirmed before any non-refundable commitment.

The Orient Resort and Spa is a mature resale condominium in Jomtien rather than a project where the buyer is still underwriting construction risk. Current project profiles consistently show a pool, fitness room, jacuzzi, sauna or steam facilities, gardens, controlled access, CCTV, security and parking. That package gives The Orient a clear identity in a market where many low-rise condominiums compete on broadly similar apartment sizes. For an owner-occupier, the appeal is the ability to spend time within the grounds rather than treating the building as simply a place to sleep. In practical terms, this is not a beachfront scheme and should not be evaluated as one. Buyers who expect to step directly onto the promenade may prefer a different location, while buyers who are comfortable being inland can focus on the project environment and resale pricing instead. Within The Orient itself, outlook becomes an important part of value: active listings distinguish pool-facing, city-facing and other orientations, and two apartments with the same floor area can feel quite different depending on floor, view, noise exposure and renovation condition.

A roughly 70 sqm two-bedroom unit advertised under foreign quota was available around THB 3.99M. These are resale asking prices, not a developer price list, and they should be read as market reference points only. Ownership status can materially change which units are actually available to a foreign purchaser, so the cheapest headline listing is not necessarily the cheapest executable purchase for that buyer.

For a foreign purchaser, the ownership structure needs to be checked at unit level. Thai condominium law permits foreign freehold ownership only while the building remains within the 49% foreign ownership ceiling measured by aggregate unit area.
