Why this project is worth a look

Karon, not beachfront

Phuket9 puts the beach distance at about 650 metres. That gives buyers access to an established Karon resort area without paying for a literal beachfront position, but the walking route and slope should be judged from the exact building rather than from a map radius alone.

Three buildings, different stages

WeKaron is a three-building development and current sources do not support one clean completion status for the whole scheme. Building identity and actual stage therefore matter more than a generic project-level badge in a listing.

Residential plus hospitality

The concept combines furnished apartments with pools, fitness, restaurant, reception and Hotels9 management. That can simplify ownership for a resort buyer, although the actual management obligations, fees and service package still need to be read in the specific contract.

Two pricing layers

The wider market starts around THB 3.6M, while verified current developer stock in Building 3 starts at THB 8.492M. The gap reflects different unit sizes, resale history, building stock and ownership structures rather than one uniform developer discount.

Larger two-bedroom stock

The current Building 3 list contains two-bedroom units from 61.77 to 115.50 sqm. Buyers who want a real second bedroom have an active selection that is materially larger than the studio-led resort-condo format often associated with older VIP Karon material.

About the project

WeKaron is the current Phuket9 identity for the Karon development that older market material widely called VIP Karon. Phuket9 now markets it as WeKaron Seaview Hotel & Residence and presents three buildings as one development. The name change matters in practical research because older floor plans, listings and project profiles still surface under VIP Karon. The buildings do not appear to be three separate projects; they are components of the same scheme, but they are not at the same commercial stage. A buyer should therefore identify the exact building, unit number and ownership structure rather than rely on the project name alone.

As of 25 August 2026, the conservative status is under construction. Phuket9's live project page labels WeKaron Under Construction, while the developer's B2B material gives Q2 2026 for Buildings 1 and 2. At the same time, Phuket9 issued a Building 3 price list dated 1 August 2026 with 28 apartments available, confirming that the third building is still an active part of the current sales programme. Major portals sometimes label the project completed in December 2025, but that does not reconcile with the current first-party material. We did not find one recent official date that clearly represents final completion of all three buildings.

The development sits in Karon on Phuket's west coast, in the hillside urban fabric behind Patak Road. Phuket9 states roughly 650 metres to Karon Beach. This is close-to-beach rather than beachfront positioning: the route runs through the existing resort district, and the site is not directly on the sand. That distinction matters for expectations around daily access and views. Karon's restaurants, shops, hospitality businesses and transport are already established around the project, so the location case is based on an existing tourist neighbourhood rather than on future retail promised as part of a new master plan.

Phuket9's current sales kit shows three buildings and floor plans extending to a ninth floor. Several property databases summarise WeKaron as an eight-storey project, so the registry uses the first-party plan while retaining the conflict for checking. The official material describes four communal swimming pools, rooftop leisure areas, furnished apartments, hospitality management, a restaurant, fitness facilities, reception, covered parking and security. Selected units are marked as pool-access units. Sea views are part of the project's positioning, but they cannot be assumed for every apartment; the real outlook depends on building, floor, orientation and what remains in front of that particular line.

The unit mix is broader than the August 2026 developer stock sheet. Phuket9's sales kit still documents studios such as Type F at 28.4 sqm and Type A at 44.2 sqm, and the B2B overview mentions studio, one-bedroom and two-bedroom formats. However, the Building 3 price list dated 1 August 2026 contains 28 available apartments and every listed unit is a two-bedroom. Type J is 61.77 sqm, Type K ranges from 87.58 to 94.75 sqm, and Types H/H1 range from 97.33 to 115.50 sqm. Some fourth-floor H1 and K units are specifically labelled Pool Access. This is a current snapshot of Building 3, not a complete history of everything ever sold at WeKaron.

Pricing needs the same separation. Current FazWaz inventory starts around THB 3.6M and mixes resales, studios, earlier stock and different ownership structures. Phuket9's Building 3 price sheet dated 1 August 2026 starts at THB 8.492M for a 61.77 sqm Type J two-bedroom and reaches THB 15.884M for a 115.50 sqm H1 on the fourth floor. Those two figures answer different questions: THB 3.6M is the lower edge of the wider market, while THB 8.492M is the entry point into the specific current developer list that we could verify. Seller, building, unit number, contract status, included furniture and ownership should be rechecked before comparing offers.

For a foreign purchaser, the hospitality positioning does not remove the normal Thai condominium ownership rules. Foreigners can own condominium units freehold only within the statutory 49% foreign ownership quota by aggregate unit area. Live WeKaron listings include both Foreign Quota and leasehold offers, so there is no single ownership answer for every apartment in the project. The selected unit needs its own ownership confirmation, condominium documentation and quota check. A listing that says Foreign Quota is useful evidence for screening, not a substitute for the legal and documentary checks before transfer.

Published project charges and payment terms should also be treated as unit-specific until reconfirmed. FazWaz lists common-area fees of THB 60 per sqm per month, a sinking-fund contribution of THB 500 per sqm, and a payment schedule beginning with a THB 100,000 reservation, 30% on contract and later instalments of 20% + 20% + 20% + 10%. A recent independent broker profile repeats the THB 100,000 booking amount, 30% down payment, THB 60 monthly fee rate and THB 500 sinking-fund rate. Phuket9's August 2026 Building 3 price sheet does not restate those terms, so they are best used as a checklist for the seller rather than assumed to bind every current transaction.

WeKaron therefore makes more sense as a three-building resort condominium with hospitality management and uneven project-stage evidence than as a simple, uniformly completed aparthotel. It can suit a buyer who specifically wants Karon, furnished stock, substantial shared facilities and an operational management layer. It is less straightforward for someone who needs the entire development to be demonstrably finished, expects every unit to carry the same ownership option, or assumes the word Seaview guarantees a sea view. Before committing, the decisive items are the exact unit contract, building and construction status, ownership/quota evidence, current price and the furniture or service package actually attached to that unit.

Ownership format

A foreign buyer may own a condominium unit freehold within the statutory 49% foreign ownership quota by aggregate unit area; where foreign-quota freehold is unavailable, leasehold is commonly used. Current WeKaron listings include both Foreign Quota and leasehold stock, so the exact ownership form must be confirmed for the selected unit before purchase.

We did not find a reliable current first-party size-and-price combination for one-bedroom stock, so it is not presented as a separate card.   • Completion evidence conflicts: Phuket9 currently labels WeKaron under construction and gives Q2 2026 for Buildings 1–2, while FazWaz labels the project completed in December 2025. Building 3's price sheet was updated on 1 Aug 2026; no single confirmed final-completion date for all three buildings was found.
  • Street numbering conflicts: FazWaz and older project profiles use 133/66 Patak Road, while a recent broker profile and the current map listing use 400/2 Patak Road. The main address follows FazWaz; the legal building/plot address should be checked against the selected unit's contract documents.
