Major property sources put Karon Beach at about 0.5 km, while the current hotel describes it as a short walk. This can make day-to-day holiday use much easier, although the actual pedestrian route and road crossings are worth checking in person.

Trademark Collection by Wyndham now operates at the same address, bringing an established hotel layer to the property. That can add useful services, but a branded sign does not by itself establish rental rights, owner-use rules or returns for a privately owned condo; those belong in the unit’s contract.

The Proud Residence Karon is a completed Art House Group condominium in Karon on Phuket’s west coast. It should not be confused with The Proud Condominium in Rawai, another project associated with the same developer. The Karon property appears online under several closely related names, including The Proud Residence, The Proud Karon Residence and The Proud Residence Karon Beach. Today the same address is also operated as The Proud Karon Beach Phuket, Trademark Collection by Wyndham. That hotel operation is a meaningful part of the property’s current character, but it does not prove that every privately sold condominium unit is automatically enrolled in the hotel programme.
One project fact is unusually consistent: 191 residential units. The original condominium website and the main current property portals repeat that number. The building configuration is much less clear. The original first-party material describes two seven-storey buildings, while FazWaz, DDproperty and several current real-estate databases present a single 12-storey building. Hotel distribution channels for the Wyndham property then describe a seven-storey hotel with 157 rooms. Rather than forcing one of those figures into the registry, this dossier leaves the floor count out and records the discrepancy. A buyer should resolve it with the condominium registration and building documents, not by choosing the most convenient website.

The unit mix is easier to establish. Original project material shows one-bedroom apartments of 35 sqm and two-bedroom apartments of 60.5 sqm. A number of catalogues also list a larger two-bedroom layout around 70 sqm. Current portals occasionally classify a 35 sqm apartment as a studio even though the project material describes that size as a one-bedroom. For practical due diligence, the registered floor area, walls on the actual plan and unit title are more useful than the marketing label attached to a resale listing. The registry therefore uses the conservative 35 sqm one-bedroom and 60.5 sqm two-bedroom formats as the core mix.
Pricing now behaves like a completed-project market rather than a clean developer launch with one master price list. A current FazWaz unit shows 35 sqm at THB 4.5M under the foreign quota, while other live portals cluster many one-bedroom offers around THB 5M and above. Two-bedroom asking prices are materially higher and vary widely. The THB 4.5M figure in this record is therefore a lower market anchor, not a promise of developer stock or a project-wide price. Floor, view, furnishing, ownership form, seller motivation and any hotel-management contract can all change the value of an individual unit.
For an overseas buyer, tenure has to be checked at unit level. Thai condominium law permits qualifying foreign buyers to own condominium units freehold within the statutory foreign ownership ceiling, commonly described as 49% of the condominium area. The Proud Residence market currently contains listings explicitly marked Foreign Quota as well as leasehold listings. That mixture is normal enough in Phuket, but it means the project name does not answer the legal question. Before paying a deposit, the buyer should obtain the condominium juristic person’s confirmation of the available foreign quota and verify what right is registered or being transferred for the chosen apartment.
The Wyndham relationship deserves separate treatment because it can easily be over-sold. Wyndham’s own website and the operating hotel website place The Proud Karon Beach Phuket, Trademark Collection by Wyndham at 2 Patak Soi 24 and use the same telephone number associated with the older Proud Residence material. Property agents now market some units specifically as apartments within a Wyndham-operated condo-hotel environment. What the public record does not provide is one universal agreement covering all 191 condominium units. If a seller promotes rental management, branded operation or owner income, the relevant document is the selected unit’s management agreement: term, fees, owner-use restrictions, booking rules, revenue definition, maintenance responsibilities and exit provisions.
The shared amenity package is substantial for a compact Karon project. Sources consistently show a swimming pool, gym, sauna, children’s area, reception, restaurant, parking, 24-hour security and CCTV; older project material also refers to rooftop gardens, a rooftop restaurant, laundry and a management office. Those facilities are part of the attraction, but they also create recurring costs. FazWaz/Thaiger project profiles publish a common-area fee of THB 60 per sqm per month and a sinking fund of THB 800 per sqm. Treat those as published benchmarks and re-confirm them with the condominium juristic office, especially now that a hotel operation is active at the property.
Location is one of the easier advantages to verify. Main property sources place Karon Beach at roughly 0.5 km, and the hotel describes the beach as a short walk away. Karon’s restaurants, convenience retail and market activity are close enough to support a car-light holiday routine. The trade-off is obvious: this is an established tourist zone, not a secluded residential enclave. The active hotel makes the environment even more hospitality-led, with guest turnover and service activity that some owners will enjoy and others may find too busy. Sea, mountain and pool views appear in listings, but they are unit-specific and should never be assumed from the project name.
The best way to assess The Proud Residence is therefore as an operating property that can be physically inspected, not as a spreadsheet of future yield assumptions. A useful viewing should include the exact walking route to the beach, traffic and noise at different times, the unit’s position relative to pools and hotel service areas, lift performance, parking, corridor condition and the practical rules for owners using shared facilities. The legal review then needs the unit title, condominium registration, foreign-quota confirmation, juristic-person fee statement, any arrears, house rules and—if rental management is part of the sale pitch—the actual current management contract. Those checks are more decision-useful than any advertised percentage return.
