The original project mix includes comparatively generous one- and two-bedroom formats, and current resale stock confirms that Karon Butterfly is not dominated by micro-units. For an owner-occupier, that can matter more than having the newest lobby. Registered area, internal usable space, terraces and layout efficiency still need to be checked unit by unit.
Karon coastal setting
The estate sits in an established resort corridor between Karon and Kata, with Karon Beach shown at roughly 590–800 metres depending on the reference point. Hillside positioning can improve outlook from some units, but it also changes the walk. Buyers planning full-time use should test the route and building access rather than relying on a map distance alone.

Active 2026 listings include apartments offered as foreign-quota freehold, which is relevant for international buyers seeking direct condominium ownership. Quota availability is not a permanent project-wide promise, however. It must be confirmed for the selected unit at the time of transfer through the condominium juristic person.
Facilities are established
Multiple project profiles consistently show a pool, gym, restaurant, garden, reception, security, parking and beach shuttle already in operation. That infrastructure supports both personal use and rentals. It should not be confused with a guaranteed return: rental rules, management fees and the actual letting arrangement depend on the individual apartment and current building policies.

Karon Butterfly is an established hillside condominium in Karon rather than a new launch with one sales office, one price list and uniform unit condition. Current structured project profiles describe five low-rise buildings of three storeys, about 166 units and a site of roughly 8,000 sqm, with December 2015 used as the main completion reference. That changes the buyer's job. There is no construction promise to underwrite; the important questions are attached to the specific resale unit — which building it sits in, the real registered area, its view, refurbishment history, title, foreign quota status and the condition of the common property today.
The project occupies a hillside site in Karon on Phuket's south-west coast. Current accommodation pages within the complex use 266/12 Patak Road, while individual units and operators also appear under nearby numbers such as 266/2 and 266/16. Several older property portals still publish 226/12 Patak Road. The mapping evidence points to the same complex, not competing developments, but the street number in a sale contract should come from the selected unit's title and official documents rather than a portal profile. For the project record, 266/12 Patak Road is the strongest current address anchor.

The beach is close, but the terrain matters more than the headline distance. Depending on the source and reference point, Karon Beach is shown at roughly 590 to 800 metres from the complex. Karon Butterfly sits above the coastal strip, so walking time and driving convenience are not interchangeable. A buyer who expects to walk to the sand several times a day should test the route in person. The setting can reward upper and outward-facing units with more open views, but that benefit comes from the same hillside positioning that shapes everyday access.
Karon Butterfly stands out more for usable apartment sizes than for tiny new-build inventory. The long-running project specification lists one-bedroom units at 37–61 sqm and two-bedroom units at 66–119 sqm. Current resale stock is less tidy, with listings in 2026 showing one-bedroom homes around the mid-40s to high-50s sqm and two-bedroom homes stretching from roughly 60 sqm toward 120 sqm. The older ranges are therefore useful for understanding the original mix, but they should not be treated as a definitive floor-plan schedule for every unit now marketed under the project name.
The common facilities are substantial for a low-rise scheme. Multiple independent project profiles consistently identify a communal pool, gym, landscaped garden, restaurant, bar, spa, reception, parking, 24-hour security, CCTV and a beach shuttle. Several profiles also refer to hotel-style management. That phrase is easy to overread. A reception desk and guest-oriented facilities do not prove that a particular apartment comes with a guaranteed rental return or even the same management contract as its neighbour. Anyone buying for rental use should review the actual management agreement, condominium rules and letting restrictions attached to the chosen unit.
Resale inventory inside Karon Butterfly is heterogeneous. Some homes are marketed after complete refurbishment, others are offered unfurnished or in need of work. Current listings show foreign-quota freehold units alongside Thai-quota or company-held stock. On 7 September 2026, the verified lower asking-price anchor was around THB 3.5 million, while many one-bedroom homes sat above that and larger two-bedroom residences extended materially higher depending on size, building, outlook and renovation level. A single project-wide price is therefore not very informative; the buyer is comparing individual assets within the same estate.
The project's publication history also deserves a careful reading. Current structured profiles across specialist property platforms converge on five buildings, three floors, 166 units and a 2015 completion reference. PropertyHub and some older text modules still state 116 units with 2013 or 2014 completion, while historic articles describe separate buildings being delivered in phases. The evidence does not point to two unrelated Karon Butterfly projects — the developer, location, building labels and apartment concept overlap — but it does show why a portal summary should not be treated as a legal schedule. Building identity, registration dates and common-property rights should be checked in the documents for the actual unit.
The developer is SUER Real Estate Co., Ltd. A Thai corporate database identifies SUER REAL ESTATE COMPANY LIMITED under registration number 0105549056169, registered on 4 May 2006 and shown as active. The developer does not have the same extensive current public-company disclosure footprint as Thailand's largest listed residential groups. For a completed resale condominium, that does not automatically weaken a transaction; it simply shifts due diligence toward the condominium juristic person, the seller, outstanding common fees, building maintenance, sinking-fund position, house rules and the unit's registered title.
Foreign ownership is a practical advantage when the right unit is available. Karon Butterfly is traded as a condominium and active listings include apartments identified as foreign-quota freehold. Thailand's condominium framework still limits foreign ownership to 49% of the total unit area of a registered condominium, and the condominium juristic person must confirm the foreign proportion for a transfer to a foreign buyer. An advertisement saying 'freehold' is therefore only a starting filter. Before paying a material deposit, the buyer should see the title deed, confirm that foreign quota is actually available for that unit and verify that the contracting seller is the registered owner or properly authorised party.
Karon Butterfly ultimately makes more sense as a mature coastal resale market than as a single packaged product. Its appeal is the combination of an established Karon location, resort-style common areas and a supply of apartments that can be materially larger than many newer projects. Its complication is variation: two units in the same complex can differ sharply in renovation quality, outlook, legal holding structure, ongoing costs and rental suitability. A serious buyer will learn more by comparing three or four real units inside Karon Butterfly side by side than by relying on an average project price or a generic description of the estate.

Karon Butterfly is traded as a registered condominium and current listings include units offered within the foreign quota. A foreign buyer can hold condominium freehold while foreign ownership remains within 49% of the building's total unit area. The condominium juristic person should confirm quota availability for the selected unit; if that quota is unavailable, any alternative structure must be reviewed against the specific title and contract.

This range comes from the long-running project specification reproduced across several project databases. Current 2026 resale listings confirm that one-bedroom apartments remain the main entry format, but actual sizes and condition vary materially. Before comparing headline prices, check the registered area, whether terrace space is included and which building the unit belongs to.
The older project schedule gives 66–119 sqm, while current listings include broadly comparable two-bedroom homes from around 60 sqm toward 120 sqm. Differences in outlook, terrace size, refurbishment and building position are particularly important in this category, making a project-wide average price of limited use. Owner-occupiers should compare layouts and real internal space; rental buyers also need the current letting rules.
The 37–61 sqm and 66–119 sqm ranges come from an older project specification still reproduced by several property databases. Resale listings in 2026 include units outside those bands, so the cards above describe the project's baseline mix rather than a guaranteed schedule of every registered layout.
