The named developer is MIRAKU Capital & Development Co., Ltd. Official project pages associate the architectural concept with Shin Takamatsu Architect & Associates, while the partner page lists COVA Cambodia, LBL International Construction and Meinhardt Cambodia. Recognisable consultants do not replace due diligence on the seller, permits, funding and SPA obligations, but they give buyers a concrete list of project participants that can be checked against contracts and appointments.

The current official factsheet states 67 floors and a Q4 2030 completion target. It separately lists 472 residences and 238 hotel rooms. Riel Property describes 710 units in total, while IPS Cambodia shows 696. The figures should not be blended: a buyer needs the latest approved area schedule and unit inventory before relying on any total.
Published height figures differ by one metre. The official factsheet says 296 metres, while the developer’s architecture article and IPS profile use 297 metres. The registry keeps the 296-metre factsheet value and records the discrepancy. The practical point is not the single metre but the scale and complexity of a very tall mixed-use tower with a long delivery horizon.
The residential range is broad. The official floor-plan page lists studios, several one- and two-bedroom arrangements, corner three-bedroom homes, executive suites and 5+1-bedroom penthouses. Public listings indicate a spectrum from studios of roughly 31 sqm to upper-floor residences around 420–443 sqm. Because sources switch between net, gross and saleable area, price-per-square-metre comparisons only make sense after the exact plan and contractual area definition are supplied.
The developer’s two-bedroom feature gives a net range of 79–103 sqm. Cam Realty listings provide market references of about 47 sqm net for a one-bedroom unit and 111–136 sqm net for three-bedroom configurations. These are useful screening figures, not a universal schedule for the entire project: layouts vary by type code, corner position, floor and balcony allocation.
The published vertical stack separates hotel and residential uses. An official architecture article assigns B1–B2 and floors 1–7 to arrival and parking, floors 9–25 to the hotel, floors 28–66 to residences and the 67th floor to the upper amenity cluster. Some other pages extend the hotel section to floor 26, so the final master plan should be requested in dated form.
The proposed amenity list is extensive: infinity pool, sky bar, sky garden, gym, steam and sauna rooms, Japanese onsen, co-working, meeting rooms, business centre, lounge, children’s areas, BBQ space, golf simulator, movie room and café. These are planned project components rather than operating facilities. Buyers should verify access rules, the appointed operator, service-charge allocation, opening hours and how hotel and residential expenses will be separated.
The address is one of the project’s clearest strengths and compromises. Street 334 at Norodom Boulevard sits in the central BKK1 environment, where homes, offices, embassies, restaurants and heavy daily traffic overlap. Orientation, noise, driveway access, parking rights and the real outlook must be checked for the selected stack and floor rather than inferred from skyline renders.
The development remains at an early construction stage. A January 2026 developer update referred to site preparation, while the factsheet places the construction start in Q2 2026. The purchase decision therefore depends less on inspecting a completed tower and more on the SPA, payment milestones, progress reporting and the buyer’s ability to carry a long period before the stated late-2030 completion target.

Does an open mock-up guarantee the delivered finishes?
No. A mock-up demonstrates the design concept and samples available on the viewing date, while only the SPA and its signed schedules create binding specifications. Before payment, obtain the finish schedule, substitution rules and the list of defects the seller must remedy before handover.

Gross-to-net conversion is material at G.A.T.O: a one-bedroom example is about 62.66 sqm gross but 47 sqm net, and a corner two-bedroom about 124 versus 93 sqm. Hotel, residential, wellness and public crown levels are vertically separated, so access rights and operating costs will not mirror a conventional single-podium condominium. Hotel-guest benefits and residential-owner rights may be two different packages.

How to use the mock-up before signing the SPA
The official G.A.T.O Tower mock-up has been open for private viewings since 17 June 2026. Treat it as a verification tool rather than proof that every delivered apartment will match it: photograph material labels, check door and ceiling heights, cabinet depth, socket positions, window operation and balcony guarding, then compare those observations with the specification for the selected unit.
Before booking, request an SPA schedule listing finishes, equipment and permitted substitutions. Wording such as “or equivalent” is too broad unless the quality test is defined. For key items, record a manufacturer or measurable performance class and require a notification procedure if the seller proposes a replacement.
What evidence shows genuine construction progress
The developer’s update dated 28 January 2026 said the site had been prepared, and a 7 February publication described a joint site inspection with LBL International and Meinhardt Cambodia. These events show project mobilisation, but they do not by themselves prove a particular volume of foundation or superstructure work.
Before each major instalment, request a dated report using repeat photography points, a description of the completed stage, confirmation by the appointed technical consultant and a reference to the matching contractual milestone. Also verify the construction permit, main-contractor appointment and the consultant’s authority to certify progress. A ceremony, MOU or social-media post should not automatically count as completion of a payment milestone.
What to fix contractually about unit area
The SPA should identify one contractual area and its measurement method: internal usable area, area including balconies, gross area or saleable area. Its schedules should show the type code, floor, unit number, measurement boundaries and the elements included in the calculation.
A separate clause should state what happens after final measurement: the permitted tolerance, whether the price is recalculated, whether the buyer may terminate and when any refund is due. Without that mechanism, even a modest difference between marketed and delivered area can become a dispute over which figure was legally binding.
Mixed-use access and cost allocation
Before purchase, obtain draft building rules or an SPA schedule showing which lifts, entrances, parking spaces and common areas may be used by owners and tenants. For upper-level amenities, confirm whether access is included in the standard service charge or priced separately.
The financial package should separate residential and hotel budgets and explain how security, engineering systems, insurance and major repairs are allocated, together with the process for changing charges. A mixed-use structure is particularly exposed if residential owners can be made to fund hotel costs without a transparent allocation formula or access to the approved budget.
Worked example for the 20/60/20 option
Using the public lower price anchor of $98,115 and the stated structure of 20% down, 60% over 48 months and 20% at handover, the initial payment would be $19,623. The construction-period portion would be $58,869, equal to about $1,226.44 per month if divided evenly without interest, followed by a final $19,623 at handover.
This is only an illustration based on published percentages. The real schedule may use fixed dates or construction milestones, include administration charges and move independently of actual progress. Before booking, obtain a table showing every due date, amount, payment condition and consequence of delay.
