What counts as the cost of an extra bedroom
The upgrade here is the price gap between a specific one-bedroom and a reasonably comparable two-bedroom in the same development. Keeping the project constant removes one of the biggest distortions in a Phuket-wide comparison: paying more for a different location, building age or market tier.
A shared project name is not enough on its own. Tenure and market status need to line up, and listing dates should be close. Floor, view and furnishing are kept as similar as the public inventory allows; penthouses, pool-access units, oversized terraces and other special layouts are left out of the primary comparison.
Every price in this page is an asking price, not a recorded transaction. The gap therefore cannot be read as a laboratory-style price for one extra room. A two-bedroom often brings more floor area, another bathroom or a different view as part of the same jump.
Listings described as 1+1, bedroom-plus or flexi are treated separately unless the plan clearly shows a genuine enclosed second bedroom. That distinction matters on Phuket, where marketing labels can cover quite different layouts.
Which pairs count as comparable

The upgrade premium within comparable projects
As of 27 September 2026, the eight usable project comparisons produced a median upgrade of ฿2.905M. That is about 65% above the matched one-bedroom asking price. The middle half of project-level premiums ran from roughly ฿2.37M to ฿6.08M, which is too wide to support a single fixed 'two-bedroom premium' for Phuket.
The Origin Kathu-Patong sat near the low end: moving from 33.8 to 47 sq m added about ฿1.70M. At THE Base Cherngtalay, the gap was ฿2.81M as floor area rose from 34.25 to 61 sq m. The Title Legendary Bang Tao showed a ฿5.612M difference, while the matched Heritage Bangtao listings were about ฿7.776M apart.
Those gaps are not created by bedroom count alone. The developments occupy different price bands, and some public listings still differ in secondary details such as floor, outlook or fit-out. The result is therefore best read as a set of observed same-project upgrade costs, not a Phuket-wide market average.
Each development contributes one project-level result to the overall figure, so a building with many duplicate or near-duplicate adverts does not dominate the median. The sale cards used here were dated between 3 and 25 September 2026; asking prices can move as inventory or negotiation changes.

How much floor area comes with the second bedroom
The median increase in floor area across the eight project comparisons was 26.4 sq m. The middle half sat between about 22.3 and 32.2 sq m, while the observed extremes ran from 13.2 to almost 50 sq m. A large part of the purchase-price jump is therefore attached to buying a physically larger unit, not simply adding another bedroom label.
Dividing the price gap by the added area gives a median of about ฿129,000 per extra sq m, with the middle half around ฿103,000–156,000. That is a useful scale check, but it is not the price of the bedroom itself. Layout, floor, outlook, fit-out and project pricing still sit inside the number.
Price per square metre moved far less dramatically than total price. Across the eight projects, the median change was roughly -0.7%. At THE Base Cherngtalay it fell from about ฿122,000 to ฿115,000 per sq m, while The Origin Kathu-Patong moved the other way, from roughly ฿97,000 to ฿106,000.
There are clear outliers. The current The Title V pair carries a much higher per-square-metre figure on the two-bedroom side, so its purchase-price gap cannot reasonably be explained by extra floor area alone. That is exactly where unit-specific differences matter most.
A floor plan is the final reality check. Twenty extra square metres used for a second bathroom, circulation and a larger living room do not create the same function as twenty square metres concentrated in a properly enclosed bedroom.
How common fees and one-off funds change
Phuket does not have one common-area fee for condominiums. Each building sets its own charge under its governing rules. Across the seven projects with a usable published rate, the figures ranged from ฿45 to ฿85 per sq m per month.
Applying those rates only to the added floor area produces a median annual increase of about ฿17,484. The middle half of the seven project values runs from roughly ฿15,540 to ฿25,535 a year. The Origin Kathu-Patong is a low-end example: 13.2 additional sq m at ฿45 adds about ฿7,128 a year. At The Title Heritage Bangtao, 49.95 extra sq m at ฿85 adds about ฿50,949.
The sinking fund is a separate one-off charge. Using the published project rates for the same seven buildings, the median amount attached to the extra floor area is about ฿15,600, with the middle half around ฿10,425–20,520. These rates normally relate to the initial transfer and do not mean the same payment automatically falls due on every resale. It should not be blended into the annual common-area fee.
DCondo Reef is left out of the fee calculation because the open project data does not present a rate that can be safely normalised to the same monthly basis. Utilities and taxes are also excluded: they depend on actual consumption, use of the property and the owner's circumstances.

Rent differences are a separate check, not a yield claim
The current rental inventory does not provide enough clean pairs in which both sides simultaneously match on project, regular one- versus two-bedroom layout, similar condition and an explicitly stated long-term lease. For that reason, this page does not publish a formal rental-premium percentage.
The asking-rent gap is still visible. At The Origin Kathu-Patong, a 28 sq m one-bedroom is advertised at ฿20,000 a month on a stated one-year lease, while current 47–49 sq m two-bedroom listings cluster around ฿35,000. The lease term is not stated consistently on the two-bedroom side, so presenting the apparent 75% gap as a matched result would overstate the evidence. THE Base Cherngtalay shows a similar pattern—roughly ฿30,000–32,000 for current one-bedrooms and around ฿55,000 for two-bedrooms—but contract length is again inconsistent across the public cards.
A higher asking rent would not establish a better net yield even with a perfect pair. Purchase price, achieved rent, vacancy, management, maintenance, tax and other ownership costs all sit between a headline monthly rent and an investor's actual return.
A large one-bedroom or a compact two-bedroom
In several Phuket developments, the largest regular one-bedroom sits only a few square metres below the smallest two-bedroom. The Title Heritage Bang-Tao lists standard one-bedrooms up to 62 sq m and two-bedrooms from 66 sq m—a gap of just 4 sq m at the edges of the ranges.
The Title Legendary Bang-Tao shows the same issue from another angle. Its 1 Bedroom Legend format spans 51–60 sq m, while the regular 2 Bedroom starts at 65 sq m. A separate 1 Bedroom Plus category reaches 61 sq m, but the Plus label should not be treated as proof of a full second enclosed bedroom.
Karon Butterfly publishes one-bedroom layouts from 37 to 61 sq m and two-bedrooms from 66 to 119 sq m. Again, the largest one-bedroom is only about 5 sq m below the smallest listed two-bedroom format.
At that point, total area is only part of the decision. A proper door to the second room, living-room size, bathroom count, storage and circulation can matter more than a small difference in square metres. Buyers working to a fixed budget can learn more by placing the two floor plans side by side than by relying on the bedroom label alone.
Expert view

Bedroom count is a weak proxy for what the buyer is actually paying for. A large one-bedroom can sit surprisingly close to a compact two-bedroom in floor area, while floor, view and fit-out still move the price. I would read the upgrade price together with the extra square metres and the annual common-area fee attached to them. A higher asking rent for the two-bedroom, on its own, says nothing reliable about net yield.
