Why this project is worth a look

Central Cherngtalay

Boat Avenue and Villa Market Laguna Phuket are each shown at roughly 700 metres from the project. That is useful for everyday life, not just holidays: groceries, restaurants and local services are concentrated close by. The trade-off is equally clear—Bang Tao Beach is about 2.6 km away, so this is not a beachfront proposition.

Tangible finished stock

By August 2026, buyers can inspect ready-to-move apartments, compare live resale and new-stock listings, and find units explicitly offered as foreign freehold. Real views, furnishing and finish can therefore be checked before committing. Because published completion dates differ, however, condominium registration and transfer readiness should still be verified for the chosen unit.

Simple unit choice

The official product range is only one- and two-bedroom apartments: 27.00–34.25 sqm and 60.00–63.00 sqm. The choice is straightforward and prices can be compared across genuinely similar layouts. The other side of that simplicity is a hard limit—buyers needing an official three-bedroom or a much larger family home will need another project.

Built around pets

The pet proposition is supported by a dedicated pet park and multiple pet-designated layouts in the project documentation, rather than just a broker description. That is meaningful for owners who plan to live with an animal. Current juristic-person rules, pet size or type restrictions and access to common areas still need to be confirmed before purchase.

Useful shared space

Pool, hot-water relaxation facilities, gym, co-working, community kitchen, gardens and lobby give smaller apartments more breathing room. These are practical amenities if you actually work or spend time at home. Parking, however, is stated at about 50%, so a private car space should never be assumed simply because a unit is being sold.

THE BASE Cherngtalay is a Sansiri residential condominium in Choeng Thale on Phuket's north-west side. The scheme has two eight-storey residential buildings, 341 units and a site of roughly 6,400 sqm. In scale, it sits between a small boutique block and the very large resort-style compounds that can contain well over a thousand apartments. By August 2026, buyers are no longer evaluating only a launch brochure: ready-to-move units are being marketed, occupied rental stock has appeared, and at least some current sale inventory is explicitly offered under the foreign freehold quota. That changes the buying process. Floor, outlook, furnishing, ownership quota, handover condition and the identity of the seller can now be checked against a real unit rather than inferred from a sales plan.

The location case is about central Cherngtalay rather than beachfront living. THE BASE sits on Bandon–Cherngtalay Road, close to the Laguna/Boat Avenue side of the district. Sansiri gives distances of about 700 metres to both Boat Avenue and Villa Market Laguna Phuket, while Bang Tao Beach is about 2.6 kilometres away. Those numbers describe the trade-off well: this is not a building where you step out of the lobby directly onto the sand. Instead, everyday retail, restaurants and services around Boat Avenue are very close, while the beach remains a short trip away. For a full-time resident who shops, works, trains and eats in Cherngtalay throughout the week, that can be more useful than paying specifically for a seafront address.

The apartment mix is unusually easy to understand. The official range is limited to one-bedroom and two-bedroom homes. One-bedroom layouts run from 27.00 to 34.25 sqm; two-bedroom layouts from 60.00 to 63.00 sqm, with two bathrooms in the two-bedroom category. The brochure shows several sub-layouts inside those bands, including pet-designated versions and selected garden configurations. There is no official three-bedroom product to stretch into if your space requirements grow. A buyer choosing here is therefore making a fairly clear decision between an efficient one-bedroom home for one person or a couple and a materially larger two-bedroom layout suitable for a couple wanting a second room, a small family, or someone who needs a proper guest or work room.

The common facilities matter more in the smaller apartments because they extend what can be done outside the private unit. The project includes a swimming pool and hot-water relaxation area, landscaped communal space, fitness centre, co-working facilities, a community kitchen, lobby, pet park and an organic growing area. A separate co-working space is genuinely practical if a 27–30 sqm apartment would otherwise need to absorb a permanent desk into the living room. Pet owners have another specific to the project advantage: Sansiri planned a pet park and the unit-layout documentation distinguishes several pet versions. That said, a project's pet-friendly positioning does not replace the juristic person's house rules. The exact unit, permitted common areas and current pet regulations should be checked before purchase.

Parking is stated at approximately 50%, and the project also lists EV charging, 24-hour security, CCTV and Sansiri's LIV-24 monitoring service. In Cherngtalay, parking capacity deserves more attention than it might in central Bangkok because a car or motorbike makes the wider Bang Tao and Laguna area much easier to use. A 50% parking ratio is not the same thing as one assigned bay for every apartment. Buyers who expect to keep a car should ask how parking rights are allocated, whether spaces are first-come-first-served, and what happens with a second vehicle. The upside is that the project functions as a conventional residential condominium rather than depending on hotel transport or a resort operator for basic mobility.

The completion timeline needs a careful reading because public sources do not give one clean month. The original sales brochure anticipated an August 2026 completion. A Sansiri construction update dated 25 June 2026 showed both structures built to the eighth floor, building services completed to that level, interior work largely complete and final quality checks underway, with July 2026 shown as the expected finish. FazWaz labels the project completed in June 2026. By July and August, meanwhile, multiple market listings described units as ready to move and rentals were already being offered. For a buyer in August 2026, it is reasonable to treat THE BASE Cherngtalay as completed stock rather than an early off-plan purchase, while still verifying condominium registration and the handover status of the exact apartment.

Sansiri is the consumer-facing developer brand, while the legal text in the project brochure names YOSSAPAK CO., LTD. as the project owner and identifies the underlying land title deeds. Seeing that company name in transaction paperwork should therefore not automatically be treated as evidence of a different project. The more important question is who is selling the particular unit. Current inventory is already mixed: developer-related or new stock, broker listings, owner resales, Thai-quota units and confirmed foreign-freehold units all appear in the market. As a result, there is no single payment schedule that can safely be presented as applying to every available apartment. Seller identity, ownership quota, transfer status, furniture package, taxes and payment milestones have to be checked for the selected unit.

Ownership format

A foreign buyer can hold a condominium unit on a freehold basis within Thailand's foreign-ownership quota, capped at 49% of the condominium's aggregate unit area. If quota is unavailable for the selected unit, leasehold is the usual alternative structure. Current listings at THE BASE Cherngtalay include both foreign-freehold and Thai-quota stock, so tenure has to be verified unit by unit before reservation.
