Projects and buyer context
The product mix has changed as the group has grown. Earlier developments include villas and townhouses; larger schemes add apartment-style accommodation and shared resort facilities. Laguna — Complex 7 is presented as a 327-unit master plan comprising 87 villas and 240 apartments, although other parts of its marketing page display a different unit count. Neither figure should be treated as the number of units currently available without a phase-by-phase inventory.
Leasehold is a recurring feature of the published offers. For example, Alex Villas advertises a May 2048 lease expiry for Pererenan Complex 3 and an August 2047 expiry for Echo Beach Complex 6. The enforceable remaining term and any extension rights belong to the documents for the particular unit. Asking prices and projected rental returns are less useful than the actual contract, service costs and operating history; a forecast for an unfinished project is not earned income.
Canggu anchors Alex Villas' established portfolio. Its named developments are spread across Berawa, Batu Bolong, Pererenan and the Echo Beach area. Airship provides an Uluwatu reference, and the group's proposed expansion includes Laguna in Canggu together with Melasti and Volcano in the Uluwatu area. It is a meaningful geographic footprint, but it spans different sites and different legal circumstances.
For a rental buyer, the relevant location is the exact plot and completed building, not simply a popular district name. Access, local development, permitted uses and the management contract will shape the outcome far more directly than a general claim about Bali's visitor demand.
