Why this project is worth a look
Choice within one scheme
Compact apartments, rooftop layouts and larger villas answer different space requirements without forcing buyers into a single housing type. That variety is useful for comparing possible lifestyles, but does not establish current inventory, maintenance budgets or the terms under which a particular home can be acquired.
About the project
Laguna — Complex 7 is the largest residential development currently presented by Alex Villas Group in Bali's Canggu area. Its latest project profile describes 327 planned homes on a 25,871-square-metre site: 240 apartments and 87 villas. This is a proposed development programme, not an inventory of completed or handed-over units. The distinction matters because a buyer of a single studio would still rely on the wider site's construction, shared infrastructure and management arrangements. Laguna is therefore best understood as a sizeable mixed villa-and-apartment scheme rather than a stand-alone holiday home.

The most consequential fact is the developer's position on delivery. In a statement dated 18 August 2026, Alex Villas Group said that active construction across its projects under development had been paused while permitting and financing issues were addressed. It also said it had stopped new retail sales of units in projects under construction. Those are statements about the group's portfolio; the research found no subsequent public notice confirming a restart specifically at Complex 7. A broker listing marked available or ready should not outweigh that explicit company communication.
There has nevertheless been construction activity at the site. The same company statement identifies foundation slabs, a pile field, retaining walls, first-floor concrete structures for several blocks and utility networks at Complex 7. This describes work already undertaken, not a certified completion percentage. No independent engineering report was available to establish how much remains, whether individual blocks have advanced at different rates, or what condition the work is in now. A partially built structure can represent substantial expenditure without being close to lawful occupation or rental use.
The developer's current project page declines to publish a handover date. It says a new completion schedule will follow the issue of the Indonesian building approval, known as PBG, and confirmation of financing. PBG is a building approval under Indonesia's technical building controls; it is distinct from SLF, the certificate addressing suitability for use. Neither a project-specific issued PBG nor an SLF was independently reviewed for this dossier. That should not be turned into a claim that either document has been refused or does not exist. The sensible reading is that the public evidence does not establish delivery readiness.
Earlier marketing gives a very different impression. A project spotlight published in December 2024 named the second quarter of 2026 as the expected completion period. Several property portals still show the third quarter of 2025, and one third-party profile describes the development as already completed. They cannot all accurately describe its present state. The newer developer statement and the absence of an official completion date take precedence here. Someone planning to move in, advertise holiday stays or receive rent immediately would be relying on an outcome that has not been demonstrated.
The scheme is designed to serve quite different living patterns. Officially displayed layouts include compact 43-square-metre studios, 55-square-metre one-bedroom apartments, larger two-bedroom homes and rooftop-terrace residences. The villa range reaches from two-bedroom layouts to five-bedroom houses. A small unit may have a lower absolute furnishing and upkeep burden, while a larger home can suit a longer family stay, but either proposition needs an actual service budget and operating plan. The illustrations and floor areas describe unit concepts; they are not proof that the unit is available on the terms shown in historical advertisements.
Scale is a second area where source dates are essential. The current company description gives 327 residences and 25,871 square metres of site area. The 2024 project spotlight reported 297 units on 30,485 square metres, while Rumavi describes 209 units over 20,000 square metres. A former version of the developer's online presentation showed 48 units in a summary field even as its narrative referred to a bigger scheme. These figures may reflect revisions, phases or inconsistent publication; no approved, dated master plan was found to reconcile them. A buyer should not infer unit density or shared costs from any single old count.
Canggu is the consistent geographical reference, with Batu Bolong attached to the developer's individual unit descriptions. The company places the development about 1,800 metres from the ocean, but that is its own stated distance, not a checked walking route. The address becomes less certain at street level: one property directory uses Jalan Tunjung Mekar in Kerobokan; another uses Jalan Pantai Batu Bolong. The official project page embeds a map point but does not provide a cadastral parcel identifier. The sales office on Jalan Echo Beach No. 2 in Tibubeneng is separately identified by the company and must not be mistaken for the site.
The amenities concept is resort-like, with a pool, spa, gym, security and mini cinema on the current official project page. Alex Villas Management is named as the intended management brand. None of that establishes a binding scope of services, the owners' share of maintenance charges, a replacement reserve or the terms on which an apartment can join a rental programme. A shared pool can be an advantage for residents and guests while still becoming an ongoing cost. Until there is a completed, operating site, advertised facilities should be treated as part of the design rather than services already available.
Ownership language needs equal care. The developer describes at least one Laguna apartment as leasehold, indicating a contractual long-term interest rather than an outright foreign-owned land title. Other portals give conflicting durations: 26 years on a Balinsky unit page versus a 27-plus-20-year proposition on Rumavi. There was no executed unit lease or land certificate available to establish the right being transferred, when the term starts, who holds the underlying title or whether an extension is unconditional. The site's marketing also mentions PT PMA structures for larger investors, but a company arrangement is not, on its own, evidence of ownership of this particular land.
The Alex Villas brand and its role in promoting Complex 7 are well documented. The development featured in Indonesia's 2024 PropertyGuru awards, including recognition for its residential architecture and investment-oriented design. That recognition should be separated from construction performance and legal status. The group has operated other completed Bali residences, yet the founder has said it comprises multiple contracting companies, each responsible for its own agreements. The precise Indonesian legal entity signing a Laguna sale or lease and the chain connecting it to the land were not established from the reviewed public material.
Official prices are currently supplied on request rather than published as an active starting-price schedule. Third-party portals continue to display older price bands and instalment arrangements, sometimes alongside delivery dates that have already passed. These are historical marketing references, not verified current offers, especially after the company's announcement that new retail sales of incomplete projects were stopped. Projected occupancy, income guarantees and payback figures also appear in past promotional material, but no signed guarantee, audited rental history for Laguna or current rental operation was found to support treating those claims as investment outcomes.
For existing purchasers, the immediate task is to obtain a written, unit-specific account of progress and the obligations of the company on their contract. Alex Villas says it can respond to permit-status requests with application references; an account of what happens after a delay still depends on the agreement actually signed. For a prospective buyer, Laguna remains a project with a clearly described product mix but unresolved timing, permitting, financing and transaction details. The right comparison is with other incomplete developments that carry similar uncertainty, not with operating rental properties whose keys and licences are already in place.
Unit types & sizes
A compact, single-space apartment displayed in ground- and upper-floor variations. The official layout confirms a planned unit format, while any actual fit-out, location within the building and access to amenities would need the specific contract and schedule.
Get floor plans and current pricesA separate bedroom changes how the apartment can be used for longer stays. Listings describe versions on different levels, but floor position, service charges and the contractual area cannot be inferred from the representative layout alone.
Get floor plans and current pricesA larger apartment format intended to give two sleeping rooms within the shared residential development. The layout should be checked for bathrooms, storage, privacy and exact deliverable finishes rather than judged from its bedroom count.
Get floor plans and current pricesA distinct ground-level two-bedroom plan with a larger reported area. The public size alone does not show how much is interior space versus outdoor or ancillary space, making an annotated floor plan essential for a fair comparison.
Get floor plans and current pricesA one-bedroom residence marketed with rooftop-terrace space. It should not be compared directly with an enclosed apartment of the same stated area until the terrace, internal floor space and upkeep obligations are shown separately.
Get floor plans and current pricesOne of the larger apartment formats, with a dedicated official unit page confirming the 198-square-metre figure. Pricing is requested individually, and the brochure does not establish current saleability or an unconditional terrace right.
Get floor plans and current pricesA smaller villa option for buyers who value a distinct house rather than an apartment corridor. The imagery includes a pool, but the boundary of any exclusive-use land and amenities must be verified in the documents for the chosen villa.
Get floor plans and current pricesThe official catalogue distinguishes this layout from the 106-square-metre villa. Roof-level outdoor space may expand the way it is used, although maintenance duties and the split between indoor and outdoor area need written confirmation.
Get floor plans and current pricesA house format capable of accommodating a larger household. Before evaluating its suitability, the buyer would need the signed specification, land-right documentation and a delivery position for the relevant section of the development.
Get floor plans and current pricesThe largest bedroom-count villa shown in the official project catalogue. Its size creates different staffing, utilities and maintenance considerations from an apartment, none of which can be priced reliably from a marketing floor area.

Best for: Buyers interested in comparing apartment and villa living within a single managed development, provided they treat the displayed layouts as a design reference rather than immediately purchasable inventory.; Purchasers prepared to assess a project whose delivery schedule has not been fixed, and who can obtain documentary clarity on the right, the contracting party and the consequences of delay before making any commitment.; Existing unit buyers needing a more precise understanding of their own section. A written status statement and their agreement matter more than general news about completed projects elsewhere in the Alex Villas portfolio.; People researching the Canggu housing market and testing what size or format would suit them over the long term, without mistaking older sales brochures for current terms or operating rental evidence.; Anyone who needs a home ready to occupy or rent out by a fixed date. The developer has not issued a new, documented delivery schedule.; Buyers relying on a marketing income percentage as a contractual, funded return. No independently verified operating income or executed unit-level guarantee was established.; Foreign purchasers looking for unconditional freehold land ownership or assuming that a lease renewal is automatic. The relevant rights and extension terms have not been reviewed.; Those unwilling to accept uncertainty over permit status, financing, paused construction and the precise legal entity responsible for performance.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Published scope differs by vintage: the current developer site states 327 units on 25,871 sqm, the 2024 Asia Property Awards feature gives 297 on 30,485 sqm, and Rumavi lists 209 on 20,000 sqm. No approved dated master plan was available to resolve phase boundaries. The developer has withheld a new delivery date pending PBG and financing, after reporting paused active works and new retail sales on 18 August 2026. A project-section PBG, SLF and independently verified restart notice were not available for review. The contractual lease term, counterparty and land title for an individual unit remain unverified: Balinsky shows 26 years, while Rumavi advertises 27 plus 20 years. Direct evidence of renewal rights, cadastral boundaries, final street address and current sale terms has not been produced.
