Why this project is worth a look
Space is the differentiator
The floor-plan range is broad within the project: roughly 55 sqm for a one-bedroom, around 68–94 sqm for two bedrooms and much larger options above that. Buyers who care about usable room sizes should compare actual plans, because units with the same bedroom count can feel very different.
A building you can inspect
This is established resale stock, so the common areas, lifts, parking, pool, noise and outlook can be judged before purchase. The trade-off is that an older unit may need capital for renovation or systems that would not be obvious from a headline asking price.
Road-connected, not rail-front
Soi Amorn gives practical road access toward Sathorn, Rama IV and the expressway network, but the condominium is not directly beside a BTS or MRT station. Commuters who rely on rail should test the last-mile connection; car and taxi users may place less weight on that limitation.
Resale pricing is uneven
A current lower asking point of THB 7.5M belongs to one specific resale unit, not to the project as a whole. Renovation, floor, view, size, seller motivation and ownership quota create meaningful price differences, so like-for-like unit comparison matters more than a project average.
Foreign quota is unit-specific
The condominium is marketed as freehold, but a foreign buyer can register ownership only while the statutory foreign quota remains available. The quota status has to be confirmed for the exact unit before transfer rather than assumed from another listing in the building.
About the project
The Lofts Yennakart is a completed Raimon Land condominium on Soi Amorn, off Nang Linchi Road in Chong Nonsi, Yan Nawa. The practical starting point is that this is now a resale building, not a developer launch. A buyer is choosing an individual home with its own renovation history, floor, view, ownership status and seller, so the condition and documentation of the specific unit matter more than the original sales story. The project itself is well identified in primary records. Raimon Land’s 2006 annual report lists Contemporary Property Company Limited, then a Raimon Land subsidiary, as the project owner and records 176 condominium units on Soi Amorn with a development value of THB 1.27 billion. Raimon Land’s current project page again states 176 units, Chong Nonsi as the location and 2007 as the completion year. That gives the building a traceable corporate history rather than an identity assembled only from brokerage listings.
What makes the resale stock distinctive is the amount of space offered across the unit mix. Raimon Land describes one- to three-bedroom homes plus penthouses. Large project databases give the more useful size ranges: roughly 55 sqm for a one-bedroom, about 68–94 sqm for two bedrooms, 143–278 sqm for three bedrooms and up to 304 sqm for the largest layouts. Current listings add several intermediate sizes, including about 62 sqm, 67–68 sqm, 80–82 sqm, 93–94 sqm, 127 sqm, 147 sqm and around 180 sqm. The bedroom label therefore tells only part of the story. Two resale units advertised with the same number of bedrooms can differ substantially in internal proportions, bathroom count, alterations and usable feel. A floor plan and an in-person inspection are more informative here than a generic unit-type label.
Read moreShow less
The building’s floor count is the main unresolved project-level inconsistency. Raimon Land’s current page contains both “7 storeys” and “18 floors” on the same project profile. PropertyHub also shows seven floors, yet its live inventory includes units advertised on floors well above seven. DDProperty, FazWaz, Dot Property and PropertyScout consistently describe an 18-floor building, and current market listings appear on floors 14, 17 and 18. For the registry, 18 floors is therefore the working figure because it matches the observed unit numbering, but the conflict is not treated as solved. Unit count has a smaller discrepancy: Raimon Land’s current page and historical annual report both state 176 units, as do several large portals, while PropertyHub shows 178. The primary-source figure of 176 is retained.
The location works differently from a condominium built directly over or beside a rail station. Soi Amorn sits within the Yen Akat and Nang Linchi street network, with road access toward Sathorn, Rama IV and Bangkok’s expressway system, but the building is not a doorstep BTS or MRT address. Daily commuting can therefore involve a short surface-transport leg by car, taxi, motorcycle taxi or bus before connecting to rail. That is neither automatically a weakness nor a benefit; it depends on how the resident actually moves around Bangkok. Buyers who value quieter residential streets within reach of the central business districts may find the trade-off reasonable, while someone who wants to walk straight from the lobby to rapid transit should test the route before making a decision.
Pricing needs to be read as a resale market rather than as one project price. The lowest fresh asking level found in the current PropertyHub feed is THB 7.5 million for a unit of about 67.7 sqm, refreshed on 18 September 2026. Other two-bedroom units around 68–94 sqm are marketed at materially different prices, and larger three-bedroom homes around 127–180 sqm move into a separate budget range. The spread is expected in an established condominium because condition, renovation quality, floor, outlook, furnishing, seller motivation and ownership quota can all differ. The THB 7.5 million figure is useful as a lower market anchor, not as evidence that every similarly sized home should trade at that level.
Facilities reported across the main project databases include a swimming pool, gym, sauna, garden, parking, passenger lifts, 24-hour security, CCTV and controlled access. In a completed building, the more useful question is not whether a brochure lists a pool or a gym but how the shared property is being maintained today. Open sources do not provide a reliable, consistent picture of recent major works, reserve funding or future special assessments. Common-area fee figures also differ between third-party databases, so no single fee has been carried into the registry. A current juristic-person statement and the latest bill for the selected unit are more useful than an old portal value.
Ownership is unit-specific even though the project itself is commonly described as freehold. Thai rules allow foreigners to register condominium freehold only while total foreign ownership remains within the statutory 49% quota by unit area. Current resale databases show examples tagged both Thai quota and foreign quota, which illustrates why the project name alone is not enough. A foreign buyer should confirm the quota status of the exact unit and obtain the condominium juristic person’s supporting documentation for transfer. If a particular unit cannot be transferred within the foreign quota, that does not automatically make an alternative structure appropriate; any other arrangement has to be legal, documented and suitable for the actual transaction.
The age of the property changes the due-diligence emphasis. With a building from the 2006–2007 period, a buyer can inspect what actually exists: lobby and corridor condition, lift operation, parking, water pressure, noise, the real view, renovation quality and signs of deferred maintenance. At the same time, older resale stock can carry costs that are not visible in the asking price. Electrical and plumbing alterations inside a unit, air-conditioning systems, waterproofing, windows, built-in furniture and major common-property works can all affect the amount needed after transfer. None of those issues can be responsibly inferred from the project name, which is why unit inspection and condominium documentation should sit alongside price comparison.
The Lofts Yennakart is best approached as a mature building with a broad range of individual resale opportunities rather than as one uniform product. Its developer history is documented, the location is established, the primary-source unit count is 176, and the floor plans available on the market are notably varied in size. The building also has an active resale and rental presence, which gives buyers more real-world evidence than an off-plan project can provide. The decision still comes down to the particular unit. A well-kept apartment with the right quota status and sensible pricing can be a very different proposition from another apartment in the same building that needs substantial renovation or has documentation constraints. Comparing like-for-like units is therefore the most useful first filter.
Ownership format
The project is traded as a freehold condominium. A foreign buyer can register freehold ownership only within the statutory foreign quota, capped at 49% of the total unit area in the condominium building. The selected resale unit must be confirmed as available within that quota; if the quota is full, any alternative structure needs to be documented and legally valid for that specific transaction.
Unit types & sizes
The entry format is still relatively spacious. Current resale and rental stock shows examples around 55–62 sqm, with bathroom count and internal layout varying by the individual unit.
This is the most visible format in current resale stock. Listings span roughly 68 sqm through the low-90s, so two bedrooms can represent quite different proportions, renovation needs and price points.
A broad family-size category rather than one standard plan. Current stock includes homes around 127, 147 and 180 sqm, while project databases record larger three-bedroom layouts reaching about 278 sqm.
The largest market examples reach 304 sqm. Raimon Land refers to the upper-end format as penthouses, while resale databases also show four-bedroom configurations; the exact layout should be taken from the selected unit’s plan.
The ranges combine Raimon Land’s current project description with major resale databases. They describe the project’s layout family, not guaranteed availability of every format at the time of enquiry. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 7.5M in the current PropertyHub resale feed, based on a 67.7 sqm listing refreshed on 18 Sep 2026. This is a lower secondary-market anchor, not a developer price; the specific unit, condition, availability and sale terms need separate confirmation.
- Completed: 2007
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who want a completed Bangkok condominium that can be inspected in real conditions before committing to a purchase.; People who value larger internal areas, starting around the mid-50 sqm range for one bedroom and extending to substantial two- and three-bedroom layouts.; Resale buyers prepared to compare several units and evaluate renovation, quota status, documentation and building condition rather than buying from a single developer price list.; Residents who are comfortable using cars, taxis or a mixed commute and value road access toward Sathorn and Rama IV.; may not suit: Less suitable for a buyer who specifically wants a new building with recently installed systems and minimal near-term renovation exposure.; Not an obvious fit for someone who requires a direct walk from the lobby to BTS or MRT with no last-mile connection.; A poor match for buyers who want to decide from a project average alone, because unit condition, size, quota status and renovation quality materially change the proposition..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Floor and unit counts conflict across sources: Raimon Land’s current page simultaneously shows 7 storeys and 18 floors, PropertyHub shows 7 floors and 178 units, while DDProperty, FazWaz and live unit numbering support 18 floors and 176 units. we use 18 floors and 176 units.
- Completion timing differs by one year: Raimon Land’s current page states 2007, while DDProperty and FazWaz report December 2006. we use 2007 because it is the current primary-source date.
- Foreign-quota availability cannot be confirmed at project level. Resale listings show both Thai-quota and foreign-quota units, so the status must be established for the specific apartment at the time of transfer.
