The Estelle Phrom Phong
The Estelle Phrom Phong is a completed, fully transferred high-rise condominium on Sukhumvit 26 in central Bangkok. That matters because the buying process is now fundamentally different from purchasing an off-plan development.

Why this project is worth a look
Low unit density
A 37-storey tower with 146 residences is relatively low-density for central Bangkok. Raimon Land promoted no more than eight units on a typical floor. That does not automatically make every floor quiet, but it materially changes lift traffic, corridor density and the overall sense of privacy compared with larger high-rise schemes.
Walkable Phrom Phong
Phrom Phong BTS is roughly 200 metres away, with Emporium and EmQuartier in the same immediate catchment. Owner-occupiers can handle much of daily life without a car, while tenants familiar with Bangkok can understand the location instantly. The trade-off is obvious: this is one of the city's more expensive residential pockets.
Genuinely large plans
The published layout range starts around 55 sqm and quickly moves into 90, 130 and 160 sqm territory. That gives buyers proper living space, but it also raises monthly common-area charges, furnishing costs and the absolute capital committed to a unit. The sensible comparison set is other premium Phrom Phong and central-Sukhumvit buildings, not entry-level BTS condominiums.
What you see exists
The building is complete and fully transferred, so a buyer can inspect the actual view, corridor, lift access, noise exposure, common areas and fit-out before committing. The price for that certainty is a less standardised market: every resale unit now has its own owner, condition, furniture package and negotiation history.
Resident-focused amenities
The pool and Japanese bathing facilities, sky gym, guest suite, concierge, pet area and strong parking provision can all matter to someone living here full time. They should still be checked as operating amenities rather than assumed from launch material, because access rules, booking policies and service charges can change after handover.
About the project
The Estelle Phrom Phong is a completed, fully transferred high-rise condominium on Sukhumvit 26 in central Bangkok. That matters because the buying process is now fundamentally different from purchasing an off-plan development. Construction timing and developer instalments are no longer the central issues; the due-diligence focus shifts to the individual resale unit, its physical condition, title and encumbrances, foreign-quota availability, tenancy status and what is actually included in the asking price. Raimon Land announced that all 146 units had been sold by November 2023 and reported 100% transfer completion in September 2024.
The project was developed through Raimon Land Twenty Six Company Limited and began as a joint venture between Raimon Land and Japan's Tokyo Tatemono. Raimon Land's current project information describes a 37-storey building with 146 residences and architecture by SCDA. The low unit count is meaningful in a Bangkok high-rise context: the developer promoted a maximum of eight residences per typical floor, and the published layouts start at roughly 55 sqm rather than the compact studio sizes common in many newer mass-market towers. Buyers paying for this address are therefore buying into a relatively low-density format as much as into the Phrom Phong location.

The address sits on Sukhumvit Soi 26, close to the main Sukhumvit corridor rather than deep inside the soi. Raimon Land lists Phrom Phong BTS at about 200 metres, Emporium at roughly 150 metres and EmQuartier at around 300 metres. That makes day-to-day life unusually workable without a car for Bangkok: rapid transit, supermarkets, restaurants and major retail are all within a short walking radius. Sukhumvit 26 also connects toward Rama IV for drivers, although buyers should still assume central-Sukhumvit traffic at busy times rather than treating the road connection as a guarantee of fast car travel.
The unit programme is unusually generous by current inner-Bangkok standards. Raimon Land publishes one-bedroom plans from 55 to 57.5 sqm, two-bedroom layouts around 88.5 to 104 sqm, larger two-bedroom-plus-study plans from 132.5 to 143.5 sqm and a three-bedroom plan of 160 sqm. Duplex and penthouse formats were also part of the project, while current resale stock includes four-bedroom homes of roughly 229 sqm. In practical terms, even the entry-level residences are sized for real day-to-day living rather than simply offering the lowest possible ticket price near a BTS station.
Amenities are spread through the building rather than concentrated in a single podium. The arrival level combines the lobby, landscaped areas and a pet zone. Parking occupies several lower floors. The eighth floor is the principal wellness level with a Japanese courtyard garden, swimming pool, children's pool, Jacuzzi, separate male and female Japanese-style hot-bath areas, sauna and space for private dining or events. A sky gym and yoga area sit on the 27th floor. The project also advertises a guest suite, 24-hour concierge and parking capacity of about 125% of the unit count, which is materially different from buildings where parking is one of the first compromises.
Ownership costs deserve the same attention as the purchase price. Knight Frank and several property databases quote a common-area fee of THB 140 per sqm per month and a sinking-fund contribution of THB 1,000 per sqm. Those figures can become significant for a 130-160 sqm residence, so a buyer should obtain the current statement from the condominium juristic person rather than relying on an old sales brochure or portal profile. The resale file should also show whether the seller has cleared common-area arrears and what recurring services are mandatory versus optional.
The most useful way to think about The Estelle in 2026 is as a building with a finite set of already-owned homes, not as a developer launch. Two units with the same bedroom count can differ substantially in view, elevation, fit-out, furniture, private-lift configuration, tenancy, maintenance history and foreign-quota eligibility. A current lower asking-price anchor around THB 17.39M helps define the entry point, but it should not be read as the price of a standardised product. The real comparison is unit against unit.
Ownership format
A foreign buyer may register condominium freehold if foreign quota is available at the time of transfer. Under Thai condominium rules, foreign ownership may not exceed 49% of the aggregate unit area in the registered condominium; quota availability and the condominium juristic person's supporting documents must be checked for the specific resale unit before transfer.
Unit types & sizes
The smallest published format is still a full-sized city apartment rather than a compact studio. Resale listings can show roughly 55-60 sqm, so any difference from the original plan area should be reconciled against the unit title and current documents.
This is the core family format, with several official plan variations. Two units with the same bedroom count may have materially different kitchens, orientations and living-room geometry, so resale comparisons should include floor, aspect and fit-out rather than area alone.
The larger two-bedroom-plus-study plans suit buyers who need a home office or more shared space without moving to a conventional three-bedroom. At this size, recurring common-area charges become a meaningful part of the ownership budget.
A substantial family residence intended for full-time living. Raimon Land publishes the 3B1 plan at 160 sqm; buyers at this level should pay close attention to lift access, floor position and the condition of high-value built-in finishes.
Raimon Land marketed larger special formats including duplexes and penthouses, while 2026 resale stock includes four-bedroom homes of roughly 229 sqm with private-lift access. The original plan category of any such unit should be verified from its own documents rather than inferred from the listing label.
Raimon Land publishes exact areas for the core layouts but does not provide a complete size schedule for every duplex and penthouse on its current project page. The cards therefore use documented plan areas, with resale data only where it is clearly identified as a current market example. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 17.39M based on an active PropertyHub resale listing refreshed in late September 2026. This is a lower secondary-market asking-price anchor, not a developer price: The Estelle Phrom Phong sold out its primary inventory, so availability, condition, furniture, ownership quota and final terms depend on the individual unit.
- Completed: 2022
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who specifically value Phrom Phong, walkable BTS access and a large internal floor area rather than the lowest possible entry ticket.; Couples or families likely to use the parking, pool, gym, guest suite and resident services rather than choosing purely on price per square metre.; Foreign buyers seeking condominium freehold who are prepared to verify foreign-quota availability for the particular resale unit before transfer.; Resale buyers who prefer to inspect the finished building, actual view and physical condition instead of relying on renderings or developer construction schedules.; Pet owners, provided the current condominium juristic-person rules accommodate their specific animal.; may not suit: It is not an entry-level option: even the smaller residences command a price comparable with much larger homes in cheaper Bangkok districts.; It does not suit buyers looking for a long developer instalment plan because primary sales are closed and current stock is resale.; A yield-first investor should model each unit carefully; large floor areas and premium common-area costs can dilute returns if the acquisition price is too high relative to achievable rent.; Buyers who do not expect to use the amenities should question whether the recurring service cost is justified for their own use case..
What we confirm before booking

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public project databases disagree on the unit count: Raimon Land and Knight Frank state 146, while FazWaz, Hipflat and several other portals still show 157. This record follows the primary-source figure of 146; the origin of the 157 figure is not explained in the public material reviewed.
- The building's current remaining foreign quota is not publicly disclosed. A foreign buyer's ability to register freehold therefore depends on the specific unit and quota position at the transfer date.
- The development is publicly presented as pet-friendly, but complete current rules on species, size, number of animals and common-area access were not found in the public sources reviewed. Buyers with pets should obtain the condominium juristic person's current rules before purchase.
