Northshore has enough active resale and rental stock to give buyers real reference points instead of a single developer asking price. That makes negotiation and market comparison more grounded. It does not make valuation simple: asking prices can diverge significantly when high floors, direct sea exposure, combined units or major refurbishments are involved.

Some current listings are explicitly offered under the foreign quota, so the building can work for international buyers seeking direct condominium ownership. Availability must still be checked on the exact title before money changes hands. A portal label is useful for screening, but the juristic-person confirmation and transfer documents are what ultimately matter.

Northshore Pattaya is an established high-rise condominium on Pattaya Beach Road by Soi 5, at the northern end of the central bay. Raimon Land completed and transferred the development in 2006. Its appeal today is less about new-build specifications and more about a combination that is hard to reproduce in central Pattaya: a completed building by the waterfront, relatively generous internal areas, and a location that works for both long stays and immediate city access. Buyers can inspect the actual unit, building operations and surrounding streets before committing rather than relying on an off-plan promise.

Most current property databases describe Northshore as a 29-storey development with two buildings and 187 units. There is one material historical discrepancy: Raimon Land's 2006 annual report refers to 195 units. The current record uses 187 because that number is consistently repeated across FazWaz, DDproperty, Dot Property and PropertyHub, but the difference should not be explained away without primary condominium records. For a resale purchase, the juristic-person documents and title of the selected unit matter more than an old project brochure or a third-party database count.

This is a resale market rather than a developer price list. DDproperty carried a 68 sqm one-bedroom unit at THB 7.5 million on 10 September 2026, while current FazWaz stock was generally starting higher. THB 7.5 million is therefore a dated lower asking-price anchor, not a universal entry price for the building. Asking values vary sharply with floor, sea exposure, internal condition, size, refurbishment quality and whether the exact title can be transferred within the foreign ownership quota. A headline price is only useful once those differences are normalised.

The layouts are a major part of Northshore's identity. Current one-bedroom homes appear around 64–80 sqm, already large by the standards of many newer central Pattaya condominiums. Two-bedroom stock spans a much wider range: older project descriptions cite roughly 107–116 sqm, while live resale inventory includes substantially larger units. There are also large multi-bedroom residences and penthouses. That variety means buyers should treat each unit as its own asset and verify whether it has been combined, reconfigured or materially renovated since the building was completed.

Shared facilities include a swimming pool and gym on the fourth floor, sauna, steam room, lobby, parking, 24-hour security, CCTV and controlled access. FazWaz also lists three passenger lifts per building and a common-area fee of THB 45 per sqm of internal area per month. For a 2006 condominium, the fee level alone is not enough to judge management quality. A serious buyer should review the current budget, sinking or reserve position, arrears, major planned works and any special assessments before treating the published monthly rate as the full cost of ownership.

Foreign buyers can find units marketed as Foreign Quota at Northshore. Under Thailand's condominium framework, a non-Thai can hold a condominium unit in direct freehold ownership provided the statutory foreign quota is available; the cap is 49% of the aggregate unit area in the condominium. The practical point is unit-specific availability. A building may be suitable for foreign freehold ownership while a particular resale unit is not available within the quota at the time of transfer, so quota confirmation belongs before deposit and funds transfer, not after.

The address is one of Northshore's clearest strengths. Raimon Land describes it as a beachfront residence at the north end of Pattaya's main bay, while detailed project profiles place it at 584/20, Pattaya Beach Road, Soi Pattaya 5. The seafront and central commercial areas are part of everyday life here rather than a destination reached by car from an outer resort zone. That convenience comes with an urban trade-off: this is active Pattaya, with traffic, visitors and nightlife nearby. Buyers who value quiet suburban surroundings should experience the area at the times they actually expect to live there.

Raimon Land matters as the verified developer and as part of Northshore's history, but a resale buyer should not treat the developer name as a substitute for current building due diligence. Nearly two decades after completion, the relevant questions are how the condominium is funded and maintained today, whether the selected unit has arrears, what major works have been approved, and how consistently house rules are enforced. Those issues become especially important in large high-value units, where deferred maintenance or building-level capital costs can outweigh cosmetic differences between two listings.

Northshore is best approached as a mature building with observable strengths and observable maintenance needs. The finished nature of the asset removes construction-completion risk, but it increases the importance of unit-level due diligence. Windows, air-conditioning, electrical systems, plumbing, moisture, balcony condition and any major internal alterations deserve attention alongside the décor. A well-renovated resale home in a proven location can be more practical than a newer but smaller unit; the decision depends on the condition of the exact property and the financial health of the condominium, not the project name alone.
