Why this project is worth a look
True riverfront site
The development has roughly 120 metres of direct Chao Phraya frontage, with a private jetty and landscaped waterfront rather than a distant river view borrowed over another parcel. A particular apartment can still face the city, another tower or a partial river angle, so orientation remains a unit-level issue. The site itself, however, gives the complex a physical relationship with the river that is hard to replicate inland.
A wide size spectrum
The River ranges from studios in the mid-40-square-metre bracket to very large duplexes and penthouses. One-bedroom and family layouts are generally generous by current mass-market Bangkok standards. That makes the project relevant to several household sizes, but it also means bedroom count is not enough for valuation: two units with the same label can differ materially in usable area and configuration.
Real resale choice
This is a functioning secondary market with many owners, agents and price points rather than a launch where every unit follows one developer schedule. Buyers can compare alternatives and sometimes negotiate more effectively. The cost of that flexibility is inconsistency: refurbishment, tenancy, legal quota, furnishing and seller motivation all vary from unit to unit.
Amenities with depth
Raimon Land's own history cites seven pools, while later project material lists a private jetty, major lap pool, garden and sky pools, a multi-purpose court, fitness facilities and children's areas. Those amenities are already built and usable rather than prospective. The due-diligence question in a mature property is whether they are being maintained and funded well, which makes current juristic-person documents important.
Multiple ways across Bangkok
The Charoen Nakhon location combines road access, the Gold Line and river transport toward the Saphan Taksin side. Raimon Land places ICONSIAM about 500 metres away and Saphan Taksin station around 880 metres away. That can work particularly well for people whose routines connect Thonburi with Silom or Sathorn, while east-side commutes should be tested in real traffic before relying on map distance.
About the project
The River is a completed two-tower condominium on the Chao Phraya riverfront in Khlong Ton Sai, on Bangkok's Thonburi side. It is a mature resale market rather than a conventional new-development launch, and that distinction shapes almost every buying decision. There is no single inventory sheet that describes what is available today: individual owners list homes in very different condition, while Raimon Land itself has continued to market a small number of unusually large residences within the complex. The underlying project identity, however, is unusually easy to verify. Raimon Land still presents The River in its residential portfolio, its corporate history places the development among the company's landmark projects, and the site is consistently identified at Charoen Nakhon Soi 13. That makes the first stage of due diligence straightforward. The harder work starts after the project has been identified, because value now depends on the specific tower, unit, view, refurbishment history, ownership status and asking price rather than on a developer launch package.
Scale is one of the reasons The River still feels different from many later Bangkok condominiums. The development occupies a large riverfront site with roughly 120 metres of direct frontage and two residential towers. Bouygues-Thai, the main contractor, describes a 71-storey Tower A and a 42-storey Tower B, while current property databases also use 71 floors as the headline figure. The unit mix is equally broad: studios begin in the mid-40-square-metre range, one-bedroom homes are commonly around the high-50s to 70 square metres, and larger two- and three-bedroom residences extend well beyond the sizes now associated with mainstream urban condominiums. Duplexes and penthouses push the range much further. This matters in practical comparisons. A buyer looking at two 'two-bedroom' listings can be comparing very different homes, so bedroom count alone is a poor shortcut. Tower, internal area, river orientation, floor, ceiling volume and renovation quality all deserve to be compared side by side.

The location is best understood as a riverside address with several transport options, not simply as a condo near one rail station. The site fronts Charoen Nakhon Road and the river; Raimon Land places ICONSIAM at about 500 metres and The Peninsula at around 140 metres, while Saphan Taksin station is listed at roughly 880 metres. Charoen Nakhon on the Gold Line has also improved the rail connection on the Thonburi side. The project's private pier and historical shuttle-boat connection add another layer that most inland condominiums do not have. None of that makes commuting universally easy. Someone who works in Silom or Sathorn may value the river crossing and nearby road links differently from someone travelling daily to Asoke, Ploenchit or farther east. A serious viewing should therefore include the actual weekday route a buyer expects to use, ideally at the time of day that matters, rather than treating straight-line distance as a proxy for convenience.
The common areas are more substantial than the standard pool-and-gym package. Raimon Land's corporate history cites seven swimming pools and approximately 120 metres of river frontage at The River. More recent company material for residences in the project refers to a private jetty, a large lap pool, garden pools, a sky pool, a multi-purpose court, a river-view fitness centre and a children's area. Other project profiles add landscaped gardens, key-card access, CCTV and extensive parking. For an owner in 2026, the useful question is no longer whether these facilities were promised at launch; it is how they are currently operated and funded. A resale buyer should review the latest juristic-person statements, common-area budget, major maintenance plans, house rules and any special assessments. In a development of this age and scale, the quality of long-term management can have more impact on ownership experience than the original brochure specification.
The project's age brings a trade-off that is easy to miss in online listings. The River was built in an era when luxury Bangkok apartments were generally larger, and that can translate into more usable living space, broader rooms and genuinely family-sized layouts. The same age means unit condition is highly individual. Some residences have been comprehensively renovated; others may still rely on older kitchens, bathrooms, air-conditioning components or electrical fittings. A river view can dominate a viewing, but a technical inspection should look beyond it: glazing and seals, signs of water ingress, air-conditioning performance, plumbing pressure, electrical upgrades, built-in furniture, floor finishes and the condition of wet areas all affect the true cost of ownership. Asking price per square metre only becomes meaningful after these differences have been normalised.
Liquidity is visible but should not be measured by portal counters alone. In early October 2026, large platforms show extensive resale and rental inventory at The River, but the reported number of live listings varies dramatically because the same home can appear through several agents, old listings are not always removed promptly and portals count availability differently. That still tells us something useful: buyers can usually compare several units rather than negotiate against a single remaining developer residence. The lower asking-price anchors currently sit around the low-THB-7-million range on FazWaz, while recent one-bedroom listings on other portals are commonly higher. Larger river-facing homes move quickly into the tens of millions of baht, and very large residences occupy a separate price bracket. The sensible way to value a target unit is to build a small current comparison set with similar size, tower, floor and condition, not to use a project-wide average.
Foreign ownership is another unit-level filter. The River is a freehold condominium, but Thailand limits foreign freehold ownership to 49% of the total condominium area in a registered building. A foreign purchaser therefore needs the condominium juristic person to confirm that the selected unit can be transferred within the foreign quota. An agent's listing may describe a unit as foreign-quota eligible, but the transfer should rely on current documentary confirmation rather than marketing text. This can affect negotiations because two otherwise comparable units may not be equally practical for an international buyer. It is also one reason why the cheapest asking price on a portal is not automatically the most useful benchmark for a foreign purchaser.
The River works best as a project to shop within, not a project to buy blindly. Its river frontage, large site, multiple pools, two-tower layout and unusually broad range of apartment sizes give buyers choices that are difficult to reproduce in a small new development. But maturity changes the due-diligence emphasis: the title and foreign quota of the chosen unit, outstanding juristic-person charges, current common-area finances, renovation quality and the seller's actual terms matter more than launch-stage promises. A buyer who narrows the field to a few comparable residences can make a rational decision based on view, usable space, privacy, daily transport and total acquisition cost. The project name provides a strong frame of reference; the specific unit still determines whether the purchase makes sense.
Ownership format
The project is a freehold condominium. A foreign buyer can register a specific unit in foreign freehold only while the building remains within Thailand's 49% foreign-ownership area quota; the condominium juristic person must confirm the available foreign quota for the unit before transfer.
Unit types & sizes
The compact North Tower format; current resale condition and fit-out vary by individual unit.
The project-level range spans both towers; current resale stock frequently includes homes around 67–69 sqm.
A broad range: the North Tower includes smaller two-bedroom plans, while South Tower layouts extend materially larger.
Family-sized layouts differ substantially by tower, and the resale market can also contain altered or combined configurations.
Duplex stock covers several size bands, so the internal levels and exact plan should be checked against the selected unit's documentation.
Very large upper-level residences; separately, Raimon Land released eight Prestige Suite residences of roughly 501–711 sqm in 2024.
The ranges above come from FazWaz's project profile, which separates North and South Tower layouts. They do not imply that every format is currently available. The resale market can include renovated, reconfigured or combined residences, so the registered area and exact plan of a target unit should be checked against its documentation. Raimon Land also continued to market a limited set of very large 501–711 sqm Prestige Suite residences within the project, so the largest current offerings do not necessarily map neatly onto the original standard unit grid. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Owner-occupiers who prioritise river frontage, generous internal space and a mature amenity package over buying into the newest launch.; Families seeking genuinely large two- or three-bedroom homes, including layouts that are materially bigger than many newer mainstream Bangkok condominiums.; Resale buyers who are comfortable comparing several units within one project and negotiating around condition, view, floor, ownership status and seller motivation.; Foreign buyers who want condominium freehold and are prepared to verify the foreign quota for the specific unit before transfer.; Residents whose daily life connects Charoen Nakhon with Sathorn, Silom or the river corridor and who can benefit from road, Gold Line and boat options.; may not suit: Buyers who specifically want a new building with developer warranty coverage, uniform finishes and a single current price list; The River is a mature resale environment with large unit-to-unit differences.; Anyone selecting purely by the lowest portal price. The cheapest listing still needs checks for freshness, condition, tenancy, juristic-person arrears and foreign-quota eligibility.; People who require a very short walk to one major rail line with no interchange. The project's transport advantage comes from combining road, Gold Line and river options rather than having a mainline station directly beneath the building..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year conflicts across sources. Raimon Land's own corporate timeline and project engineer EEC Lincolne Scott place the completed development in 2012, while FazWaz and DDproperty display December 2009. we use 2012 as the stronger primary-source date and keeps the 2009 portal date disclosed here.
- Published unit and floor counts have changed across historical sources. FazWaz and DDproperty use 890 units and 71 floors as the headline figures; PropertyHub lists 833 units, Bouygues-Thai records 829 units with 71/42-storey towers, and a 2009 launch-era press release referred to 72/42 floors. we use 890 and 71 under the stated source-priority rule because Raimon Land's current project page does not publish a unit total.
- The lowest resale asking price is highly dynamic and differs by portal. FazWaz is around THB 7.19M, DDproperty's project summary displays a THB 6.9M starting point, while visible recent listings are often around THB 8.5M and above. Any public price should be rechecked against a live specific unit before use.
