Current resale stock shows why those project-level figures should not be treated as a universal specification. One villa is marketed with 200 sqm of indoor area on a 236 sqm plot, while another is listed with 180 sqm of indoor area on the same 236 sqm plot. For a completed community, the individual listing and title documents matter more than a single headline floor-area figure.

As checked on 14 September 2026, the resale market is visible but the syndicated price data is already diverging. Listing U5794986 still appears at THB 8.9M on Thaiger Property and Thailand-Property for a two-bedroom, two-bathroom home advertised with 200 sqm of indoor area on a 236 sqm plot, while the source FazWaz page for the same unit now shows THB 10.9M and is marked as recently updated. Another listing, U5822360, has been shown at THB 9.9M with 180 sqm of indoor area on a 236 sqm plot. The practical lesson is simple: resale asking prices need a same-day seller check before they are used in an offer or investment model.

The project sits in Chalong, within Mueang Phuket. The most consistently repeated project address is 12 Soi Yot Sane 1, with access described from Chaofa West Road. This is not a beachfront estate and daily life is likely to be car-led. The practical appeal of Chalong is its position between southern Phuket and the island's more central urban areas, but that should be tested against the buyer's real routine. The time required to leave the soi and join Chaofa West Road during busy periods can matter more than a marketing list of beaches and tourist attractions.

Shared facilities are relatively simple. Major project portals list 24-hour security, CCTV, parking and a reception area. Most of the lifestyle value sits inside each villa: the private pool, outdoor space and covered parking. That can suit owners who prefer a self-contained house over a resort with extensive common facilities, but it also moves more maintenance responsibility onto the individual property. Pool equipment, landscaping, exterior finishes and household systems need their own inspection. We did not find a verified project-wide common-area fee, so recurring charges should be established from the seller's payment history and the current management arrangement.

The largest information gap is the developer. The queue already flagged the developer as unverified, and the deeper search did not produce a reliable company name. FazWaz's Thai project page states that the project owner is not specified, while other large project databases either show N/A or omit the field. That does not automatically undermine a completed resale property, but it changes what the buyer should rely on. The title chain, original permits, estate-road status, management setup and the seller's documents become more important when there is no well-documented developer profile to fall back on.

There is also a data conflict around the legal address and total unit count. FazWaz, KaiBaanThai, Thaiger Property and several syndicated project pages consistently describe 16 villas at 12 Soi Yot Sane 1. Hipflat's header instead shows 12 units and 17/21 Soi Bang Rae, even though the descriptive text on the same page repeats the 16-unit and 12 Soi Yot Sane 1 information. The registry therefore uses 16 units and the address supported by the broader group of project sources, while keeping the discrepancy visible. For an actual purchase, the deed, cadastral plan and physical access should settle the legal address rather than a portal label.

For a foreign buyer, the key legal distinction is between the house and the land beneath it. Thai rules generally do not allow a foreign individual to register residential land directly in their own name. One current Thaiya Resort Villa resale listing states a Chanote title and Thai ownership for the land, but that is a unit-level fact rather than a project-wide ownership structure. Before paying a reservation or deposit, the buyer should see the title copy, establish who owns the plot, confirm how the building is registered and understand the exact structure being proposed for a foreign purchaser. A portal FAQ is not a substitute for those documents.

There is also an active rental market around the estate. Large portals show multiple long-term rental listings, with visible asking rates starting around THB 45,000 per month and other homes closer to THB 60,000 or above depending on the unit and lease term. That is useful evidence that the project is not purely owner-occupied, but it should not be turned into an automatic yield assumption. Listings can be duplicated across portals, asking rent does not prove occupancy, and the owner still carries pool maintenance, repairs, management, vacancy and tax costs. An investment case should therefore use the actual rental history of the selected villa wherever possible.

A completed 2021 villa also deserves a proper technical inspection. The useful checks are practical: roof condition and any water ingress, electrical systems, water supply, pool pumps and filtration, air-conditioning, exterior finishes, drainage and the condition of the plot after several wet seasons. The property has now been occupied long enough for maintenance patterns to become visible. Utility bills, pool-service invoices, repair records and any estate-service payments can tell a buyer much more about future ownership cost than a generic Phuket villa budget.

For future resale, the estate offers one useful reference point and one important limitation. There are visible sale and rental listings inside the same small community, so a buyer can compare a chosen villa with direct project peers rather than a broad Phuket average. What the portals do not reveal is transaction speed. Asking prices show seller expectations, not the final closing price, marketing period or size of any negotiated discount. For an exit analysis, the most valuable extra evidence would be the selected villa's listing history, past price changes and any verifiable recent transactions in neighbouring homes.

The purchase file should be tied to the exact house rather than the project name. The land title, seller identity, registered encumbrances, building documents and rights over estate access all need to match the property being transferred. The contract should also spell out what stays with the villa: furniture, appliances, pool pumps, filtration equipment and other items that may look permanent during a viewing but are not necessarily included in a sale. On a furnished resale home, those details can materially change the true entry cost.

Ownership format

A foreign buyer cannot register the land directly in their own name. The transaction therefore requires a separate review of the land title and the house rights; one current resale listing states Chanote title and Thai ownership for the land. The workable structure for a foreign buyer depends on the selected villa's documents and should not be inferred from a portal description alone.
