It is not an off-plan launch where buyers are relying on future delivery: major project databases date completion to December 2007, and the market now consists of individual resale houses with different levels of renovation, furnishing, plot size and maintenance. That changes the due-diligence priorities. The useful questions are about the condition and legal structure of the specific house, not whether the original brochure looked attractive two decades ago.
The identity of the development is unusually consistent across the main sources. FazWaz, Dot Property and PropertyScout all place Sun Palm Village in Chalong, show 81 homes and date the scheme to 2007. The address 403/1 Moo 9, Chaofa Road, Soi Chaofa 31 appears repeatedly, while OpenStreetMap identifies Sun Palm Village as a distinct residential area. That is enough to separate it from nearby compounds and similarly named projects elsewhere in Thailand.

The original concept was low-density house living rather than an apartment-style resort. Project descriptions refer to detached pool villas with three and four bedrooms, while the older project specification gives a typical internal area of roughly 190–265 sqm. Current resale inventory is more varied. Active three-bedroom houses are advertised at around 168–350 sqm, and rental stock includes larger four-bedroom homes as well. In a mature estate this variation is plausible: houses may have been extended, remodelled or measured differently by different agents. Buyers should therefore treat the original size range as historical context rather than a guarantee about any individual resale.
The most consistently documented shared features are 24-hour security, CCTV and parking. Some portals also mention a garden, children's area, function space or shared pool, but those amenities are not described consistently enough to treat them as project-wide guarantees. The private pool is a clearer part of the villa proposition. FazWaz also lists a monthly common-area maintenance charge of THB 1,600. For a resale purchase, the current rate, payment history and any arrears should be checked directly for the selected property.
Location is one of the main reasons the estate will suit some buyers and not others. Sun Palm Village sits inland in Chalong with access from Chaofa Road, so day-to-day life is car-oriented rather than beach-oriented. The area works well as a southern Phuket base, with road connections toward Rawai, Kata, Phuket Town and the surrounding school and service clusters. It is less compelling for someone whose priority is walking to the sea every morning. Chalong has evolved into a practical residential district with international schools, supermarkets, gyms, medical services and everyday retail, which can matter more than a resort address for full-time residents.
Pricing in September 2026 reflects an established resale market rather than a developer price sheet. FazWaz shows live asking prices from about THB 8.39M, while HomesThailand lists three-bedroom stock between roughly THB 8.39M and THB 12.9M with stated house areas from 168 to 350 sqm. PropertyScout carries individual examples around THB 9.7M–11.9M. The spread should not be read purely as a price-per-square-metre story. Plot quality, renovations, pool condition, roofing, mechanical systems, furniture and the title structure can all change the real value of an older villa substantially.
There is also a useful corporate trail. Thai business data based on government open data lists SUN PALM VILLAGE COMPANY LIMITED as an active real-estate business incorporated in 2003. Its registered address is 403/1 Moo 9, Chalong, Mueang Phuket — the same address used for Sun Palm Village itself. That is strong evidence linking the company to the development, so the company is recorded here as the developer. At the same time, modern property portals often leave the developer field blank and the original project website is no longer available. A buyer should still obtain the relevant historical project documents and current seller documentation rather than rely solely on the name-and-address match.
Foreign ownership needs more care than the simple 'freehold' label used by some portals suggests. PropertyScout calls the project freehold, but Thai government guidance is clear that a foreign individual cannot ordinarily register land directly in their own name outside limited statutory exceptions. For a villa purchase, the land and the house therefore need separate legal analysis. The buyer needs to know who owns the land, who owns the building and what right over the plot is actually being transferred. If the structure involves a land lease, the registered lease and its term matter. If a company is involved, its substance and compliance need proper review rather than assuming a company wrapper automatically solves the land restriction.
The advantage of buying in a mature estate is that much of the product can be inspected rather than imagined. Streets, neighbours, traffic, landscaping and the physical house are all there to see. The disadvantage is age. A property completed in 2007 can have excellent bones or significant deferred maintenance, and two homes in the same estate may be in completely different condition. A proper inspection should cover roof and waterproofing, pool shell and equipment, electrical systems, air-conditioning, water supply, moisture, termite risk and any later extensions. In this type of resale, a strong technical inspection may create more value than negotiating a small headline discount.

Four-bedroom homes are confirmed by the original project description and current rental inventory, but the live sale market at the check date is dominated by three-bedroom houses. Size and asking price for a specific four-bedroom resale need separate verification.
