Why this project is worth a look
Unusually generous layouts
The official one-bedroom range starts at 54.34 sqm and runs to 85.60 sqm; two-bedroom homes range from 87.51 to 119.56 sqm. That changes the proposition. Instead of accepting a very compact central-Bangkok apartment simply to secure the location, a buyer can consider a home with enough room for everyday living, working from home and storage. The trade-off is straightforward: larger floor areas usually mean a higher absolute purchase budget and higher recurring costs than a small unit in the same district.
A building you can inspect
Noble launched the property after refurbishment and with the residence already completed, so buyers can inspect the actual building rather than rely on future-delivery promises. That is especially relevant here because the underlying property predates the 2020 sales launch. The refurbishment status is confirmed in Noble's investor material, but the original construction year of the building was not established in the sources reviewed. A serious buyer should therefore look at the physical condition, building records and maintenance history as carefully as the apartment interior.
Only 104 residences
With 104 units across eight floors, the project operates on a much smaller scale than many mass-market central Bangkok condominiums. That can mean a calmer day-to-day experience in lifts, lobbies and shared facilities, although no unit should be assumed quiet without an inspection. The other side of a smaller community is financial: common-area costs are shared by fewer owners. Current juristic-person budgets, common fees and reserve-fund position therefore matter more than an old marketing brochure or a platform estimate.
Central, but not station-front
Ruam Rudi and Wireless place the project firmly in central Bangkok, but Noble Above is inside the soi rather than directly on the BTS concourse. Some buyers will like that separation from the main road while retaining access to the Ploen Chit business district. Others will see the last part of the commute as a drawback. The project has advertised a shuttle to BTS Phloen Chit, and current listings still mention it, but a buyer should treat the present timetable and service level as an operating detail to confirm rather than a permanent contractual feature.
Real resale choice
By 2026 the project has an active resale market, which gives buyers the ability to compare actual apartments rather than select from a developer's remaining inventory. The benefit is choice across floor, orientation, fit-out and price. The risk is assuming that the cheapest listing defines the project. The THB 7.88M reference is tied to a specific 57.92 sqm unit, while other one-bedroom homes are materially higher. Foreign buyers also need to filter listings by foreign-quota eligibility, because a low asking price does not by itself mean the unit can be transferred into foreign freehold ownership.
About the project
Noble Above Wireless-Ruamrudee is unusual for central Bangkok because of what the project actually is. It was not launched as a conventional off-plan tower with years of construction still ahead. Noble Development brought it to market in 2020 as a completed, ready-to-move residence, while the company's investor presentation explicitly classified the development as a refurbishment. A Thai property review adds useful context: the building had previously operated as serviced apartments and was comprehensively renovated before the units were sold as a condominium. That distinction matters to a buyer. The right due-diligence question is not whether the developer can deliver the promised building in the future, but how the existing structure, common areas, building systems and refurbishment have performed in real use. The registered project information confirms eight floors and 104 residential units on approximately 1 rai 2 ngan 18.2 square wah of land. It is a relatively small residential scheme for this part of Bangkok, yet buyers should not mistake its 2020 commercial launch for the original construction date of the underlying building.
The apartment sizes are one of the clearest reasons to consider the project. Noble's fact sheet divides the 104 residences into 83 one-bedroom units of 54.34–85.60 sqm and 21 two-bedroom units of 87.51–119.56 sqm. Those are generous dimensions compared with the compact layouts common in many newer central-Bangkok launches. In practical terms, Noble Above is less about buying the smallest possible address near Ploen Chit and more about having enough room to live comfortably: a proper living area, a separate bedroom, storage and, in the larger layouts, space that can work for a couple or small family over the long term. The 2026 resale market broadly reflects those original ranges. Recent listings included one-bedroom apartments from the mid-50s to high-70s sqm and two-bedroom homes around 90–95 sqm. The lowest live market reference found was THB 7.88M for 57.92 sqm, while a relatively low-priced two-bedroom example was THB 12.26M for 90.15 sqm. These are individual resale listings rather than a project-wide price list, so unit condition and ownership status matter as much as the headline number.

The address sits inside Soi Ruam Rudi 2 in Lumphini, Pathum Wan, within the Wireless–Ploen Chit part of Bangkok's central business district. That is different from a condominium physically attached to a BTS station. The route to BTS Phloen Chit is part of the everyday experience, and buyers who expect a station-on-the-doorstep lifestyle should test it in person at the times they normally travel. Noble originally provided a shuttle service, and current resale advertisements still mention a shuttle to BTS Phloen Chit, although the current schedule and operating terms should be confirmed with the building management. The trade-off is that the project sits within a mature central neighbourhood rather than on an isolated development plot. Noble's own location material points to Wireless Road, Ploenchit Road, Sukhumvit Road and the expressway, together with Central Embassy, Central Chidlom, Lumpini Park, Bumrungrad International Hospital, major offices, hotels and embassies. For a resident whose work and daily life are concentrated in central Bangkok, that functional access is more meaningful than a generic 'prime location' label.
The common facilities are well documented and fairly straightforward. The second floor contains a 17.9-by-3-metre swimming pool, a 95 sqm fitness room, a 120 sqm relaxation area and shared lobby space. The ground level includes 1,120 sqm of open space and garden areas, mail facilities and the condominium juristic office, while the roof level adds another 1,160 sqm of open space and garden. Parking is stated at 74 cars, roughly 71% of the residential unit count; the fact sheet also mentions one mechanical parking bay and two EV chargers. Security provisions include 24-hour guards, CCTV and key-card access. The practical appeal is therefore not a huge resort-style amenity catalogue. It is a low-rise central residence with a useful pool, gym, gardens and a comparatively solid parking ratio. Buyers who value privacy and usable space may prefer that balance, while those looking for extensive children's facilities, multiple sports zones or a large mixed-use podium will find more elaborate options elsewhere.
Noble Above now functions primarily as a resale property, so there is no single developer price that meaningfully represents what a buyer will pay. Two apartments with similar floor areas can carry very different asking prices because of building or wing, floor, orientation, renovation quality, furniture, view and ownership eligibility. Foreign ownership is particularly important. Thai law allows a foreigner to own a condominium unit freehold when the registered condominium remains within the 49% ceiling on aggregate foreign-owned unit area, but the project's public pages do not state how much foreign quota is available today. There is also a material source conflict over the building count: Noble's current legal project page and the fact sheet describe one residential building, while Noble's own 2020 investor presentation and several large property platforms describe two residential buildings or towers. Because quota is tied to the registered condominium structure, that discrepancy is not merely cosmetic. Before paying a reservation or deposit, a foreign buyer should obtain unit-specific title information, the juristic person's current foreign-quota confirmation, current common charges and a clear statement of which registered building the unit belongs to.
Ownership format
The project is registered as a freehold residential condominium. A foreign buyer may register a specific unit in freehold only while foreign ownership remains within the statutory 49% ceiling by aggregate unit area. The remaining foreign quota must be confirmed for the selected unit by the condominium juristic person before transfer.
Unit types & sizes
This is the dominant apartment type: Noble's fact sheet allocates 83 of the 104 residences to one-bedroom layouts. The size range is broad enough that two one-bedroom units can feel materially different in plan and usability. Resale listings in late 2026 included examples at 54.34, 57.92, 61, 63.14, 67, 74.87 and 78.87 sqm. The lowest market reference found was THB 7.88M for 57.92 sqm; it is an individual asking price, not a category-wide project price.
Noble's fact sheet lists 21 two-bedroom residences. These are substantial family-sized apartments rather than compact two-bedroom plans: current resale examples cluster around 90–95 sqm, while the official range extends to 119.56 sqm. One of the lower-priced live examples in late September 2026 was offered at THB 12.26M for 90.15 sqm, while other two-bedroom listings were materially higher. Floor, condition and exact layout therefore matter more than a single project average.
The official fact sheet allocates 83 units to one-bedroom layouts and 21 to two-bedroom layouts, for 104 residences in total. Public listings are not always internally consistent: the same 57.92 sqm unit is labelled as both a studio and a one-bedroom on one platform, so the selected unit's actual plan and title documents should take priority over portal tags.

Best for: Buyers who want substantially more interior space than the compact one- and two-bedroom layouts common in many newer central Bangkok projects.; People who prefer a completed low-rise residence and want to inspect the actual apartment, common areas and neighbourhood before committing rather than buying against a future delivery promise.; Residents whose daily life is centred on Ploen Chit, Wireless Road and the surrounding embassy and office district, and who value access to this part of Bangkok more than a station-front address.; Car-owning buyers: the stated 74 spaces for 104 units provide a relatively clear parking ratio, although the right to use a specific space and the building's current parking rules still need unit-level confirmation.; may not suit: Buyers who specifically require a newly built structure with a clearly documented original construction year and no refurbishment history. Noble Above is a converted/refurbished existing property, and the original building year was not established in the sources reviewed.; Anyone prioritising the lowest possible entry ticket in Ploen Chit. The apartments are comparatively large, so absolute purchase prices are higher than for compact units in other projects.; Residents who insist on a direct BTS connection or an extremely short walk with no shuttle or last-mile journey; the project sits inside Soi Ruam Rudi 2.; Buyers looking for resort-scale facilities within the complex. The project has a pool, gym and gardens, but it remains a compact urban residence rather than a large lifestyle compound..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual area of the chosen unit, and which basis it is measured on
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The building count conflicts even across Noble-related material: the current project legal disclosure and fact sheet describe 1 residential building, while Noble's 2020 investor presentation describes 2 residential buildings; PropertyHub and FazWaz also state 2. The registered condominium structure and the selected unit's building should be verified before purchase.
- Completion timing is reported differently. Major portals generally state 2019, while Noble launched the residence in Q1 2020 as already completed and explicitly classified the development as a refurbishment. The original construction year of the underlying building was not found in the sources reviewed.
- The current remaining foreign quota and current juristic-person charges were not confirmed from primary building documents as of 7 October 2026. FazWaz lists a THB 80/sqm common fee and THB 600/sqm sinking fund, but transaction decisions should use the condominium's current official figures.
