Dandara is planned as a self-contained residential environment rather than a building with a pool attached. Pools, sport, workspaces, restaurants, retail, a pharmacy, laundry and substantial parking can reduce the number of routine trips residents need to make, although the trade-off is the operational complexity of a very large shared development.

Close to Layan

FazWaz places Layan Beach at about 0.5 km and the official map link confirms the site on Phuket 4018 Rural Road in Choeng Thale. This is genuinely close to the coast and connected to the Bang Tao area, but it is not a beachfront project, so building position, project exits and daily transport still matter.

Range of layouts

The official library covers studios through three-bedroom apartments, with independent profiles showing formats from 27.32 sqm studios to three-bedroom layouts from 157.25 sqm. Current visible stock is much more concentrated in studios and one-bedroom units, making live inventory more important than the headline plan library.

Construction instalments

The developer's site offers an instalment route starting with 30%, followed by monthly or quarterly payments until construction is finished. That can spread the cash requirement, but the selected building's completion date and every payment trigger should be contract-specific because published Phase 1 and overall-project dates differ.

Dandara is a large low-rise condominium development under construction in Choeng Thale, in the Layan–Bang Tao part of north-west Phuket. The official project site names Coda Company Limited as the developer, while Thailand's government building-energy database separately records six Dandara Condominium buildings, A through F. For the registry, the most consistent current condominium scope comes from FazWaz and Dot Property: 1,357 units over seven floors, with the overall project profile pointing to December 2028. Other agencies sometimes describe a broader master plan of 1,368 apartments plus four villas and two hotel buildings, while still other pages appear to count only an early phase. The 1,357 figure used here therefore describes the current public condominium project profile rather than every component that may be marketed under the wider Dandara concept.

The site is on Phuket 4018 Rural Road in Choeng Thale. The map link on the official Dandara website resolves to the DANDARA point at 8.029481, 98.2980785, and recent third-party listings use the same road location. FazWaz places Layan Beach at roughly 0.5 km from the project. That makes Dandara close to the coast, but not beachfront: the real door-to-sand journey will depend on the building, the internal exit used and local traffic. The practical location story is the connection between quiet Layan and the broader Bang Tao–Choeng Thale area. Buyers are not choosing an isolated beach building; they are choosing a sizeable residential compound in a part of Phuket already used for long stays as well as holidays.

Dandara's strongest differentiator is the amount of shared infrastructure planned inside the site. The developer states 8,000 sqm of landscaped greenery and 2,700 sqm of water areas, including several pool settings with family, quieter and children's zones. Sports facilities are described as fitness and functional workout areas, yoga space, mini-golf and padel courts. Everyday services are meant to include a supermarket, pharmacy, laundry, two restaurants and a lobby bar, while ground and underground parking is planned for 600 cars. The work-and-creative side is unusually prominent: the official site describes 2,500 sqm for coworking and creative uses, with a recording studio, event stage and podcast studio. For a resident, the point is not the marketing label attached to these facilities; it is that many daily needs are designed to be handled without leaving the compound.

The technology package is also described in enough detail to evaluate rather than simply accept a 'smart home' claim. The developer lists curtain and lighting controls, ventilation and air-conditioning control, window-opening monitoring, a leak sensor, the ability to cut power to appliance lines, and integration with voice assistants. Robotic delivery inside the project is also promoted. These features could be useful for a second-home owner who spends time away from Phuket, but buyers should still distinguish planned specifications from delivered equipment. The official site explicitly reserves the right to adjust design and planning solutions during development, so the schedule of finishes and the exact smart-home hardware for a selected unit belong in the sale documents.

The planned unit mix runs from studios to three-bedroom apartments. The official plan library confirms all four categories, while independent project profiles provide usable size anchors: studios from 27.32 sqm, one-bedroom layouts from 47.04 sqm, two-bedroom layouts from 89.82 sqm and three-bedroom layouts from 157.25 sqm. MoreProperty also publishes sample plans at 27.32, 37.91, 55.55, 89.82 and 106.82 sqm. Current public inventory is narrower than that master range. In the public stock checked for this dossier, visible examples include 33.02 and 36.49 sqm studios and 61.82 and 71.13 sqm one-bedroom units. A buyer looking for a two- or three-bedroom residence should therefore ask for live inventory rather than assume every format shown in the project library remains for sale.

Current pricing needs the same distinction between a brochure-era number and a unit that can actually be identified today. On 27 August 2026, FazWaz displayed 34 Dandara units for sale, with the lowest visible asking price at THB 3,879,850 for a 33.02 sqm studio. The units in that public set are marked leasehold. MoreProperty still displays THB 2,715,045 and International Property Alerts shows THB 3.8 million, while some agency pages also carry freehold examples; those records may come from earlier sales stages, a different quota, a different phase or stock that is no longer available. The THB 3,879,850 registry figure is therefore a dated market floor, not a promise that the developer will always sell at that level. A reservation decision should start with a live unit number, floor, view, tenure, price and payment schedule.

Dandara should also be evaluated as a construction-stage purchase. Recent SID Consultancy and DDA pages describe the project as under construction, while FazWaz uses the broader commercial label 'off plan'. The main FazWaz project profile gives December 2028 for completion, whereas pages explicitly describing Phase 1 cite March 2028 or the first quarter of 2028. Those dates should not be averaged or treated as a single deadline. They appear to refer to different scopes. This dossier uses December 2028 for the overall project profile and keeps the earlier Phase 1 timing as an unresolved phase-level distinction that should be tied to the building and unit in the contract.

Tenure is another unit-level decision rather than a project-wide slogan. Thailand's government information portal states that foreigners may own condominium units in freehold only within the statutory foreign quota, capped at 49% of the total condominium area. Dandara is marketed with both freehold and leasehold routes, but the current public FazWaz stock is leasehold. A freehold example advertised elsewhere does not prove that foreign-quota freehold is available for every building or every unit today. Buyers who require title in their own name should make foreign-quota availability an explicit pre-reservation condition and verify it against the documents for the selected condominium unit.

Ownership format

Units are marketed with both freehold and leasehold routes, but tenure is unit-specific. A foreign buyer can hold condominium freehold only within Thailand's statutory 49% foreign quota; the public Dandara stock visible on FazWaz on 27 August 2026 is marked leasehold. Confirm the tenure and foreign-quota availability of the selected unit before reservation.

The largest standard category confirmed by the official plan library and an independent size profile. It is a full family-home format rather than a compact resort unit, but no live public stock for this layout was found in the current listing set.
