The villa itself provides a private pool and self-contained living space, while The Momentum adds a much broader layer of restaurants, fitness, children's facilities, retail, wellness and business areas. For a long-stay owner, that can be more useful than an isolated estate where every errand begins with a drive. The trade-off is that these district amenities are not all exclusive Urban Scapes facilities, so delivery status, access rights and any applicable charges should be checked.
Layan, not beachfront
Urban Scapes Layan is close to Layan Beach without sitting directly on the sand. Buyers can stay on the quieter Layan side of Choeng Thale while remaining connected to Bang Tao, Laguna and the airport. The location makes more sense for someone choosing the north-west Phuket lifestyle as a whole than for a buyer whose non-negotiable requirement is a walk-out beachfront home. A car is likely to remain part of normal daily life.
Visible payment milestones
The public material sets out a construction-linked payment structure rather than showing only a headline price. Reservation, contract signing, foundation, structure, finishing, completion and transfer are separate milestones, which makes capital timing easier to understand. Because the project has two phases and differing completion information, that published schedule is best treated as a framework. The binding schedule should be matched to the exact villa and construction programme in the contract.
About the project
Urban Scapes Layan is a compact private-pool villa development in Layan that sits inside the much larger The Momentum district. The project is split into two genuine phases rather than being a single eight-villa estate: Phase 1 contains 8 villas and Phase 2 contains 10, for 18 homes in total. That distinction matters because many portal profiles still show eight units and appear, at first glance, to contradict older 18-villa descriptions. They are usually describing Phase 1 only. The two phases also use different house designs, so treating every area figure online as an alternative size of the same villa would be misleading. What they share is the broader proposition: a private house with its own pool, combined with access to district-scale amenities. For a buyer, the result sits somewhere between a stand-alone gated villa compound and a resort neighbourhood. You keep the privacy of an individual home, while restaurants, fitness, children's facilities and other services are planned around the surrounding The Momentum district.
Phase 1 is the more vertically arranged design. SID currently describes it as a three-storey, three-bedroom villa and gives 270 sqm as its living area; the phase plan materials show 399 sqm of total built area. The lowest level is used for parking and service functions, while the main living spaces and bedrooms sit above. A private infinity pool and terrace are part of the house, with the pool shown as 9.7 by 3 metres in the planning material. SID also specifies an enclosed two-car garage. One detail is deliberately not hard-coded into the unit card below: the current developer page lists three bathrooms, while several market listings show four. That is a good example of why buyers should work from the drawing and specification for the actual villa number rather than a portal template. The core dimensions and three-level arrangement are well supported; the bathroom count needs a lot-specific check.

Phase 2 is not simply another batch of identical villas. Its published plan shows 431 sqm of total built area, around 250 sqm of living space and a plot of about 350 sqm. The layout is spread over two residential levels rather than three, and the same 9.7 by 3 metre pool dimension appears in the phase plan. Independent Phase 2 material also describes a three-bedroom configuration. This gives buyers a meaningful choice in how the house works day to day. The Phase 1 design separates functions more strongly across levels and includes the lower garage level; Phase 2 puts a larger overall structure into a two-storey format. Neither is automatically better. A family with young children or someone who dislikes frequent stair use may prefer to inspect the two-level option first, while another buyer may value the stronger separation between arrival, living and sleeping zones in Phase 1.
The mapped address is 59/7 Rural Road 4018, Choeng Thale, Thalang, Phuket 83110, placing Urban Scapes Layan in the Layan side of north-west Choeng Thale. It is close to the coast but it is not a beachfront project. Layan Beach is presented as roughly a three-minute drive away, Phuket International Airport as about twenty minutes, and the wider Bang Tao and Laguna area lies nearby on the same side of the island. This works well for buyers who want Layan's quieter residential setting without giving up access to the established services around Bang Tao. It also means daily life is likely to be car-oriented. Before committing to a villa, it is worth driving the actual routes that matter to you — school, supermarket, beach, work or marina — at the times you expect to use them. A short map distance and an effortless daily trip are not always the same thing on Phuket.
The strongest practical differentiator is the relationship with The Momentum. Urban Scapes owners and guests are presented as having access to the district's running and walking routes, nine swimming pools, restaurants, spa and wellness services, fitness facilities, a children's club, supermarket and business spaces. The private villa still has its own pool, terrace and home environment, so those shared amenities are additive rather than a replacement for private outdoor space. This can suit people planning long stays: they do not have to leave the wider district for every meal, workout or family activity. The boundary is equally important. Those nine pools and most of the commercial and lifestyle facilities belong to the wider The Momentum masterplan, not exclusively to the 18 Urban Scapes villas. A buyer should therefore check which district facilities are already operating, which are still being delivered, what access rights are written into the purchase documents, and whether any charges apply.
As of 26 August 2026, construction is ongoing. SID's current Phase 1 page labels the phase under construction, while the The Momentum project page lists both Urban Scapes phases as construction-stage projects. There is no single completion date in this record because the public evidence is not consistent enough. Profiles focused on the eight-villa first phase commonly point to November 2027. Phase 2 material has circulated with dates ranging from Q4 2026 to Q3 2027. That is not a gap that should be solved by averaging dates or selecting the newest-looking one. The relevant date is the contractual handover date for the villa number a buyer is considering. The same principle applies to the payment plan. A published schedule of THB 300,000 reservation, 30% at contract signing and construction-linked instalments is useful for understanding the cash-flow pattern, but the signed schedule for the selected phase is the document that matters.
Current pricing is easier to anchor, although it still needs to be treated as live inventory rather than a fixed project tariff. An active DDproperty listing dated 16 August 2026 asks THB 25 million for a 270 sqm villa, while another current project profile is closer to THB 27 million. We therefore use THB 25 million only as the lowest recent public reference found during this check. Older Phase 2 marketing showed lower numbers, but some of those offers are now marked sold out or carry stale completion information, so presenting them as today's entry price would be misleading. The selected villa, furniture package, specification, transfer costs and final payment schedule all need a fresh quotation. Foreign purchasers also need the legal structure separated into two questions: rights to the villa building and rights to the land underneath it. A portal's generic 'Freehold' badge does not establish that a foreign buyer can own the land, and the land arrangement should be checked in the title and lease documents.

Ownership format
A foreign buyer cannot generally hold the villa land in direct freehold ownership. Urban Scapes Layan is marketed with land-lease structures for foreign purchasers; a registrable real-estate lease in Thailand can run for up to 30 years, while any renewal periods depend on the contract and are not automatic. The title to the building and the land-lease terms should be checked against the documents for the selected villa.
Home types & sizes
The Phase 1 house is arranged over three levels. Planning material separates the lower garage and service level from the principal living and bedroom floors above. The villa has a private 9.7 x 3 metre pool, terrace and an enclosed two-car garage. The layout creates clear separation between arrival, social space and private rooms, although it also means more vertical circulation. We intentionally leave the bathroom count out of the hard data because the current developer page and market profiles do not agree; the villa-specific drawing and specification should settle it.
Phase 2 uses a two-storey arrangement with a larger overall built footprint. Published planning material gives 431 sqm total built area, 250 sqm living area, a plot of about 350 sqm and a 9.7 x 3 metre pool. It is not merely a scaled-up Phase 1 house; the circulation and allocation of space are different, so floor plans are more informative than headline square metres alone. Current open-market Phase 2 stock could not be verified consistently, which is why older launch prices are not presented as live availability.
Urban Scapes Layan should be read as one two-phase development, not as a collection of contradictory portal cards. The official The Momentum page confirms eight villas in Phase 1 and ten in Phase 2. The current developer page describes Phase 1 as three storeys with 270 sqm of living area, while planning material shows 399 sqm total built area. Phase 2 planning material shows 431 sqm total built area and 250 sqm living area over two storeys. Earlier Phase 2 prices are not treated as live inventory until an available villa is confirmed.
