The phase-specific record is much clearer. The completed Laya Resort Phuket phase has 320 units across six five-storey buildings. A separate Laya Resort Phuket Phase 2 consists of 533 units in three seven-storey buildings and is scheduled for completion in December 2026. The two figures add up to 853, which explains the legacy portal total, but they do not describe the same stage of construction. For a resale buyer, that distinction affects almost everything that matters: whether the building can be inspected today, which layouts and prices are relevant, what facilities are already operating, and which management documents should follow the unit.

Phase 1 was conceived as the hotel component of the wider resort. A completed-project profile places construction completion in early 2024, while a hospitality launch sheet announced the opening of Wanda Vista Resort Phuket Island Laya on 15 April with 320 rooms and suites. Some resale material carries an earlier construction-completion date, so the safest common point is that the first phase was physically open and operating in 2024 rather than assigning one disputed completion month. The property now presents itself as Laya Resort Phuket, and some 2026 booking platforms also display Radisson Resort, Layan Phuket at the same address. That branding history does not change the physical identity of the first phase, but it does make the current operating agreement an important part of due diligence. A buyer should establish which company manages the selected unit today, whether participation in a rental programme is mandatory or optional, and which rights or costs survive a resale.

The product is closer to a hotel-managed resort residence than to a conventional owner-occupied condominium. Independent project material describes furnished studios and one-, two- and three-bedroom residences, while the operating hotel uses part of the inventory as guest rooms and suites. Current resale evidence is narrower than the original product range. In late August 2026 we found Phase 1 listings explicitly identifying a 57.30 sqm one-bedroom apartment and a 70.71 sqm three-bedroom apartment. A complete Phase 1 schedule of legal unit types and areas was not available from the sources reviewed, so this dossier does not fill the gaps with Phase 2 layouts or inferred ranges. The exact unit plan, floor, outlook, furniture package and title should come from the resale file itself.

Tenure has to be checked unit by unit. Phase 1 resale listings show both freehold and leasehold offerings. Under Thailand's condominium rules, foreign freehold ownership is subject to the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium building. A freehold listing elsewhere in the project is therefore not proof that a particular foreign buyer can register freehold on another unit today. The practical check is the selected unit's title, the available foreign quota at transfer, and any lease or hotel-management contract attached to the property. Public sales pages are useful for identifying the market, but they are not a substitute for Land Department documentation or the operative contract.

For pricing, the cleanest current anchor we could verify for Phase 1 is THB 12.324 million for a 57.30 sqm one-bedroom apartment on PropertyHub in late August 2026. Another listing explicitly marked Phase 1 offers a 70.71 sqm, three-bedroom, two-bathroom unit at THB 12.9733 million. These are resale asking prices, not a developer price list, and no price per square metre is calculated here. The lower number should be treated only as a market reference for the inventory that was publicly visible at the time of checking. Availability can change quickly, while tenure, furniture, condition, management obligations and transfer terms can make two apparently similar units economically different. Those items need a fresh confirmation before reservation.

The property is at 48 Layan Road, Soi 2, Moo 6, Choeng Thale, Thalang, Phuket 83110, Thailand. Project material places Layan Beach at roughly 400 metres, giving buyers a specific coastal reference rather than a generic Bang Tao label. The 2024 hotel launch also described the resort as close to Laguna Phuket and about a 30-minute drive from the airport. That airport figure is best read as an orientation, not a promise: Phuket traffic varies materially by time and season. For an inspection, the useful exercise is to test the real route from this address to the beach, main roads, shops and the places the owner expects to use most often.

Because Phase 1 is operational, much of the amenity story can be verified in person. Current hotel listings for the Phase 1 address show three swimming pools and a fitness centre. The completed-project profile adds a children's area, parking, lifts, garden areas, 24-hour security, CCTV, a bar and meeting or co-working facilities. The original hotel launch material also refers to restaurants, a pool bar, spa and event spaces. The wider developer website promotes additional resort facilities across the evolving complex, but this dossier does not automatically assign every Phase 2 promise to a Phase 1 owner. Access rights, maintenance responsibility and any owner charges should be confirmed against the current management and common-area documents for the selected unit.

The unfinished part of the wider resort remains relevant even though Phase 1 itself is complete. The developer identifies buildings G, H and I as Phase 2, with 533 serviced apartments and a December 2026 completion target. A Phase 1 buyer therefore gets an already functioning hotel environment while the larger site is still being built out. That can affect the experience of the property until completion, including circulation, views of active works and how common areas are used. Public sources do not provide a sufficiently precise legal or operational boundary map to state which future amenities belong to which phase. An on-site inspection and the project documents are better evidence than a masterplan image for that question.

Brand changes deserve a document check rather than a marketing interpretation. The same completed property has been presented as Wanda Vista Resort Phuket Island Laya, Laya Resort Phuket and, on some current booking channels, Radisson Resort, Layan Phuket. The sensible buyer question is not which name looks stronger but what the signed management arrangement says today. The items that matter are the operator, contract term, owner-use rights, fees, repair reserves, income settlement method and the process for leaving or transferring any rental programme. We did not find one current agreement that could safely be applied to every Phase 1 resale unit, so no guaranteed return, fixed rental yield or universal management package is stated here.

For the right buyer, the main advantage of Phase 1 is straightforward: the asset exists, operates and can be inspected before money is committed. That removes the uncertainty of waiting for the first phase to be built, but it replaces construction risk with resale and operating due diligence. Confirm that the unit is genuinely in Phase 1, match the unit number to the title, verify freehold or leasehold status, check the remaining foreign quota where relevant, and obtain the current management documents and fee schedule. Those steps are particularly important at Laya Resort Phuket because a single 853-unit portal profile can easily import Phase 2 specifications into a Phase 1 purchase decision.

Phase 1 resale stock includes both freehold and leasehold. Foreign freehold is possible only within the statutory 49% foreign quota of the building's unit area; the selected title and remaining quota need confirmation for the specific unit.

The widely repeated 853-unit total combines two different products: the operating first phase has 320 residences in six five-storey buildings, while another 533 serviced apartments belong to the construction-stage second phase. Phase 1 already functions as a hotel resort and has changed its public hotel branding, so the current operator arrangement matters more than the name in an old brochure. For Laya Resort’s second phase, the contract should separate binding specifications from facilities that still belong to the future resort concept.
