Why this project is worth a look
Several home formats
The district lets buyers compare compact condominiums, larger residences, townhouses and private villas without changing location. That breadth is useful, but it also means the umbrella project name is not enough for due diligence: pricing, tenure and delivery terms belong to the individual component.
District-scale amenities
SID presents nine pools, restaurants, spa and fitness facilities, a kids' club, supermarket, workspaces and a one-kilometre walking and running loop as shared infrastructure. If those elements open alongside the residential phases, everyday life can be less dependent on central Bang Tao; if they are phased later, the first years will feel different.
Layan with access
The site is in the quieter Layan end of Choeng Thale rather than the most commercial part of Bang Tao. SID still positions it within easy reach of Layan Beach, Laguna Phuket and the airport, which can appeal to buyers who want a greener residential setting without moving to a remote part of the island.
Choose by use case
Serene Condo Layan, Terra Grove, Urban Scapes and Synchro Layan target different ways of living. A buyer can therefore start with the use case—shorter stays, a larger permanent home, a villa or a townhouse—and only then compare actual units, rather than judging the whole district by one headline yield or one advertised price.
About the project
The Momentum Phuket in this dossier is not a single condominium tower. It is The Momentum District, SID Thailand's mixed-use development in the Layan area on Phuket's north-western coast. The developer currently presents it as one gated district combining investment-oriented and premium condominiums, private villas, townhouses, commercial space, a hotel and shared lifestyle infrastructure. That distinction matters because property portals often use “The Momentum Phuket” as the label for individual apartment listings. A buyer can therefore see the same name attached to a 36 sqm studio, a townhouse or a villa even though these products sit in different components of the wider district.
SID's current project page gives the district a total of 422 units and marks it as under construction. The company's own timeline says the project and its main residential components were conceived in 2023 and construction of The Momentum district began in 2024. The shared plan is much broader than a standard condominium amenity deck: nine swimming pools, restaurants, a spa, fitness facilities, a children's club, a supermarket, business spaces, walking routes and a one-kilometre perimeter loop are all presented as part of the district environment. An earlier project site describes a roughly four-hectare site with more than half of the land allocated to shared infrastructure. For a buyer, the practical question is therefore not simply whether a selected building has a pool, but how much of the wider district is operational when that unit is handed over.

The residential mix is deliberately varied. Serene Condo Layan is the more compact apartment product; SID's current Russian project page lists 247 apartments. Terra Grove Layan is a separate 128-unit residential project aimed at larger, longer-stay homes, with three-metre ceilings and a confirmed one-bedroom Type D layout of 54 sqm on the official page. Urban Scapes Layan is split into villa phases: SID lists eight villas in Phase 1 and ten in Phase 2. Synchro Layan contributes 29 townhouses, with the published townhouse type measuring 150 sqm and including two bedrooms plus a mezzanine. These are not interchangeable units in one homogeneous condominium, so pricing, tenure and completion terms need to be read at component level.
The district sits in Layan within Choeng Thale, Thalang. Local project records and listings use Tanon 4018 and Soi Layan 3, Phuket 83110. SID describes the location as around three minutes from Layan Beach, while its individual residential pages place Phuket International Airport at roughly twenty minutes by road. The wider setting is the northern end of the Bang Tao–Layan corridor, close to Laguna Phuket and the commercial centres of Bang Tao but less intensely urban than central Choeng Thale. That gives the project a different character from a beachfront condominium or a unit beside Boat Avenue: the value proposition depends heavily on the district creating enough everyday services inside its own gates.
Completion timing is one of the dossier's unresolved points. SID's current district page confirms active construction but does not present one prominent handover date for the whole development. Current third-party sources range from January or Q1 2027 to Q3 2027. A phased mixed-use district can legitimately have different delivery dates for different buildings, but that explanation should not be assumed without the developer's construction schedule. The safe buyer-facing position is to treat The Momentum as under construction and verify the contractual handover date for the exact component and unit before making a payment.
Tenure also changes with the product. Thailand's government information service states that qualifying condominium units may be owned by foreigners within the statutory foreign quota of up to 49% of the building's condominium area. Current Momentum listings include both freehold and leasehold apartment offers, so the project name alone does not establish tenure. Villas and townhouses require a separate review of the land and building rights because the condominium regime does not transfer to land automatically. In a district with several product types, the sale contract, the selling entity and the exact title or lease being transferred matter more than the umbrella brand.
Price needs the same component-level reading. Alnair showed apartment inventory from THB 3,361,562 on 30 August 2026, while other current sales pages displayed higher entry prices for specific studios and apartments. That does not necessarily signal a data error: different buildings, floor areas, views and tenure structures can produce very different starting points. What would be misleading is to treat one “from” price as the cost of entering the whole district. A buyer should first choose the component and property type, then request the live availability sheet, tenure, payment schedule, transfer charges and recurring ownership costs for that exact unit. The same caution applies to rental or yield programmes. They may be relevant to a particular apartment product, but they are not a reliable district-wide return assumption without the management contract, programme term and cost allocation.

Ownership format
For units registered as condominiums, foreign freehold is possible within the statutory foreign quota of up to 49% of the building's saleable condominium area; current Momentum listings also include leasehold stock. Villas and townhouses require a separate review of the land and building rights because condominium rules do not automatically apply to the underlying land.
Home types & sizes
The more compact condominium component within The Momentum. SID's current Russian project page lists 247 apartments, while the English district card has shown 257, so the exact current count for this component should be confirmed against the latest sales schedule.
A separate 128-residence component. SID confirms three-metre ceilings and publishes at least one 54 sqm one-bedroom type; the full live layout range should be taken from the current Terra Grove inventory.
Phase 1 contains eight three-storey villas; the published type has three bedrooms, three bathrooms, an infinity pool and a two-car enclosed garage. SID separately lists Phase 2 with ten villas.
