The development sits near the quieter northern stretch of Phuket's west coast but not directly on the beach, with roughly 1.5 km to the sea stated by the project. It suits buyers who value the Layan setting and substantial internal facilities more than a true beachfront address.

A lot on site

Pools, children's areas, fitness, yoga, coworking, restaurants and a mini market can reduce the need for daily trips around Phuket. That is useful for long stays, although the future cost of running this amenity package should be checked before purchase.

Staged pre-completion payments

Sun Hills Layan Phuket is an under-construction condominium development in the Layan–Choeng Thale part of Phuket's west coast. Its clearest proposition is not beachfront living but the combination of a quieter coastal setting with a large amount of on-site infrastructure. The project itself states roughly 1.5 km to the sea and about a 15-minute walk to Layan Beach. That distinction matters. You are not stepping out of the lobby onto the sand, yet the beach remains close enough to be part of everyday life, while the development is designed to reduce how often residents need to leave for exercise, work, children's activities or basic convenience.

The project is actively being built. The current official site carries recurring construction photo and video updates through 2026, while the published completion target is Q4 2027 and the instalment schedule runs to 1 December 2027. For a buyer, that creates the normal off-plan trade-off. You may have more choice of layout, floor and payment timing before completion, but you are buying into delivery risk rather than inspecting a finished condominium today. Someone who needs a home within the next few months should look elsewhere. A buyer planning for 2027 or later can evaluate Sun Hills Layan on its actual merits: unit position, ownership route, contract, construction progress and the amount of capital tied up before handover.

Current Sun Hills material describes six seven-storey buildings and around 500 or more residences. That makes this a sizeable resort-oriented community rather than a boutique condominium. The scale helps explain why the amenity programme is extensive, but it also changes the buying decision. Pools, children's facilities and shared lounges will serve a large resident and guest population, particularly in peak season. Unit selection therefore should go beyond square metres. Buyers should consider exposure to pool noise, restaurant and rooftop activity, lift traffic, parking access and the walking route from a particular building to the facilities they expect to use most often.

Public stock spans studios through three-bedroom apartments. Current market pages show studios around 30.4 sqm, one-bedroom units around 42.5–47.8 sqm, two-bedroom homes around 47.8–70.4 sqm and three-bedroom units around 70.4 sqm. More recent project-facing material also shows larger configurations, including an 85 sqm two-bedroom option, so the older size range should not be treated as a definitive schedule of accommodation. For one or two people using the unit mainly as a holiday base, a studio can be straightforward. A separate bedroom makes much more sense for extended stays, while families should compare true two- and three-bedroom plans rather than assuming extensive common areas will compensate for a small private living space.

Amenities are a major part of the scheme. The published programme includes a large swimming pool, children's pool, water-park area, three rooftop infinity pools, fitness facilities, yoga, a kids' club, coworking, restaurants, a lobby, mini market, viewing terraces, rooftop lounge and underground parking. This mix is most useful for owners who actually spend significant time on the island: working remotely, exercising regularly or living with children. It also has a cost implication. A development with water features, lifts, landscaping, security and multiple roof facilities needs a substantial operating budget, so a serious buyer should obtain the current common-area fee, sinking-fund terms, management budget and any separate rules or charges for selected facilities before committing.

Foreign ownership needs to be handled unit by unit. Thai condominium law allows qualifying foreign buyers to hold freehold title only within the 49% foreign quota measured against the aggregate unit area of the registered condominium. Sun Hills publishes both freehold and lease structures. Its lease terms describe a 30-year registered period plus two contractual 30-year renewals. Those renewal clauses should not be marketed or understood as an already secured 90-year property right: their practical value depends on the wording of the agreement and the parties' ability to perform it later. Two otherwise identical apartments can therefore be materially different purchases if one carries foreign freehold and the other is leasehold.

There is also a material data conflict that should be resolved in the paperwork rather than ignored. Current Sun Hills communications refer to six seven-storey buildings and roughly 500-plus residences. FazWaz and Phuket.net still show 388 units in seven buildings, while Home In Phuket shows 388 units in three buildings rising to 11 floors. This may reflect revisions to the master plan or different generations of sales material, but a buyer does not need to guess why. Before paying a reservation fee, obtain the current master plan, the exact building and unit reference, the relevant approvals and the full legal name of the contracting project company. Those documents should define what is being purchased.

The current Sun Hills site also names Unicorn Hospitality as the hospitality operator. That may be useful for owners who expect to spend only part of the year in Phuket and want professional support with day-to-day operations. It should not, however, be confused with a guaranteed rental return. Before purchase, buyers should separate mandatory services from optional management, obtain the fee schedule, understand owner-use restrictions, see how rental proceeds and expenses are reported, and confirm whether participation can be changed or terminated. It is also worth establishing whether the hospitality model applies to every building and every unit or only to a designated rental pool. Those operating rules can materially affect how freely an owner uses, rents or resells the apartment, so they belong in the pre-purchase review rather than in a conversation held only after handover.

Ownership format

A foreign buyer may hold a condominium unit in freehold within Thailand's 49% foreign-ownership quota measured against the aggregate unit area of the registered condominium.
