Why this project is worth a look
Two homes, not towers
AlleyTwo is a pair of two-level homes, with A and B marketed as distinct rental units. Its intimate scale is appealing, although the orientation, access and lease documents of each individual unit still matter.
About the project
AlleyTwo is best understood as a pair of small, finished homes rather than a conventional condominium development. Subhaus describes two furnished one-bedroom studios arranged over two floors, each opening onto its own plunge pool. The operator names January 2026 as the completion date and markets the homes individually as AlleyTwo A and AlleyTwo B. It also refers to a 25-year leasehold offer. Those statements involve different transactions. Renting a ready-to-live-in apartment for several months, paying for a year of accommodation upfront, and acquiring a long-term contractual interest in a property should never be treated as variations of the same purchase.

The distinction from AlleyOne matters. Subhaus completed that earlier two-apartment development in 2024 and presents AlleyTwo as a subsequent, redesigned product. The brand names are similar, the unit counts match, and the homes share an architectural interest in split levels. Yet the new project has its own completion date, private pools and rental advertisements. Letters A and B identify two units in AlleyTwo, not separate housing developments. Figures describing the size, rental terms or legal interest of AlleyOne cannot safely be copied to AlleyTwo, and information from unit B should not automatically be assigned to unit A.
What does daily life look like inside? The published design places an open kitchen and dining space beside a sunken lounge on the lower floor. The living area connects directly with the plunge pool. Upstairs are a bedroom, a built-in window seat and a bathroom lit from above by a skylight. Separating sleep from cooking and entertaining can make a compact home more pleasant, but there are trade-offs. The stairs use some of the available floor area, the private water feature needs servicing, and a two-level apartment may be inconvenient for someone who struggles with stairs. A generous-looking photograph does not tell you how much unobstructed room remains around the furniture.
One unit has a particularly useful published specification. AlleyTwo B is advertised by Subhaus as a 70 sqm building on 35 sqm of land, with one bedroom, one bathroom and a private pool; the stated build year is 2026. The two area figures describe different things. Building area is not the same as usable internal floor area, and neither establishes which parts of the underlying plot a future leaseholder could control exclusively. The catalogue independently shows that AlleyTwo A also has one bedroom, one bathroom and a pool, but a similarly detailed area schedule for A was not found. Equal room counts do not necessarily mean equal dimensions, outdoor allocation or contractual boundaries.
Classification is another point where commercial language can mislead. Subhaus calls the product an apartment, while an independent resale advertisement describes an Alley Two boutique villa. Both may be attempting to communicate the same idea of a self-contained home with a private pool. Neither term proves a particular form of legal ownership. There is no published evidence that AlleyTwo units carry separately registered strata titles, and a pool does not prove that an individual buyer is acquiring its own land parcel. The documents would need to spell out the rights attached to each home, access routes, service connections and any parts of the site shared by the two units.
The project is placed in Tibubeneng, in the Berawa part of greater Canggu. Administratively this is Desa Tibubeneng, Kecamatan Kuta Utara, Kabupaten Badung, Bali. It is a more useful starting point than the generic label ‘central Canggu’ because Berawa is a distinct neighbourhood with its own routes and daily routines. Yet Subhaus explicitly withholds the exact location until a viewing appointment. The company address on Jalan Padang Indah VI in Denpasar belongs to its office, not to this development. A street number, plot position or GPS pin for AlleyTwo would be speculation at this stage; neither should be invented to make the listing look complete.
For potential residents, the operator highlights access to shops, a nearby market, gyms, restaurants and Berawa's coastal attractions. Its advertisement supplies estimated journey times to Pantai Berawa, Berawa Beach, Finns and Atlas, as well as shopping and convenience stores. Those times are the operator's estimates, not independently verified travel measurements from a disclosed site. A few streets can make an enormous difference to the experience of a long stay: motorcycles using a shortcut, evening music, drainage during heavy rain or difficulty arranging a car pickup. An otherwise appealing location might be inconvenient if the final approach is narrow or the pool opens onto a noisy boundary.
Subhaus positions AlleyTwo for furnished, managed stays, and the unit B listing is unusually specific about what it provides. Among the listed contents are a king-size bed, television, two air-conditioners, gas hob, fridge and freezer, cooking equipment, tableware and a hot-water system. The rental offer also describes internet at up to 200 Mbps, weekly housekeeping and linen changes, pool servicing, bottled-water refills, rubbish collection and local banjar charges. Electricity is excluded, and pets are permitted in the advertised rental arrangement. These details matter when comparing the real cost of living here with a bare apartment, although service inclusions can change and should be attached to the actual tenancy agreement.
The headline monthly figure requires careful reading. For AlleyTwo B, Subhaus quotes IDR 21.45 million for a one-month stay but IDR 15.6 million per month for someone who pays for a full year in advance. Intermediate terms attract different rates. The minimum stay is advertised as one month. The central listings page shows the lowest annual-upfront equivalent for both units, with availability dates of 26 February 2027 for A and 8 November 2026 for B in the version checked on 16 October 2026. Availability can move as bookings are made, and a discounted effective monthly rate is not a promise to rent for one month at that rate. Rent figures also say nothing by themselves about income delivered to a property investor.
There is a separate sales signal in the market. A Brighton brokerage result dated 1 June 2026 names ‘Alley Two’ in Berawa and advertises a one-bedroom property with 70 sqm of building space and a price of IDR 2.04 billion. It describes land of 36 sqm, whereas the Subhaus listing for B states 35 sqm. The match in project name, neighbourhood, bedroom count and building size makes it a relevant reference; the mismatch still deserves to be recorded. The broker's entry does not clearly identify the offered unit as A or B, and the published price is not a verified current quotation from Subhaus. There is no basis for assuming that either home remained available for purchase in October.
If the aim is to acquire a longer-term interest, the advertised 25-year lease is the starting point rather than the answer. Indonesian real-estate law distinguishes contractual leasing from registered land rights, including Hak Milik, Hak Pakai and Hak Guna Bangunan. Hak Milik is not a land title a foreign individual can simply register directly in their own name. For AlleyTwo, the underlying title and the actual lease have not been published. That leaves material questions about when the 25-year clock begins, the identity and authority of the lessor, whether any extension is binding, what may be transferred on resale and what happens to structures and improvements when the term ends. No marketing phrase can settle those issues.
There is a plausible, identifiable operating business behind the brand. The Subhaus website names PT Subhaus Property Living and publishes an Indonesian business identification number, NIB 0705250009354. A separate commercial company directory contains an entry for a company with that name and a Denpasar address. Subhaus also states that it designs, constructs and manages developments, sometimes working collaboratively rather than as a sole land-owning developer. These are useful identity clues, but they stop short of showing that the named company owns the AlleyTwo land or is the contracting party entitled to grant the advertised long lease. The correct payee and the entity signing the agreement must be established from the transaction documents, not from a website footer.
The evidence for physical completion is stronger than the evidence for regulatory compliance. The operator places AlleyTwo among its completed projects and provides rental details and booking availability, which is consistent with a functioning property. Still, Indonesia distinguishes the building approval known as PBG from the operational fitness certificate called SLF. Government information on SIMBG explains their respective roles. No project-specific PBG, SLF, registered land title, zoning record or other permit was located in the publicly accessible material reviewed. It would be inaccurate to say the permits do not exist; the accurate conclusion is that they were not independently inspected and therefore cannot be offered as assurance to a buyer.
An income-led purchaser also needs to look beyond the rent board. Gross advertised accommodation revenue is not an owner's net cash flow. The asking rent may cover housekeeping, pool care, tenant support, internet and municipal or local charges, while owner expenditure can include management fees, vacant periods, repairs, insurance, tax and eventual replacement of air-conditioning or pool equipment. The company's broader marketing claims about rental management are not a contract guaranteeing any particular property return. For a fixed-term interest, it is equally important to evaluate the remaining lease term when exiting, since a buyer several years later will not receive the same initial term that appeared in a sales advertisement.
A compact home of this sort has a clear audience. Someone living alone or with a partner may value a separate bedroom, private outdoor water and a complete kitchen without maintaining a large villa. The same features can make it a poor fit for a family, anyone needing a second bedroom or a car-based household unless parking arrangements are verified. Motorbike parking is advertised, but a dedicated car space is not. Remote workers will want to assess the practical workspace, internet performance during busy hours and nearby noise rather than assume that a fast connection and minimalist interiors solve every problem. For a long stay, viewing the property while the neighbourhood is active is especially valuable.
The defensible description of AlleyTwo is therefore quite precise: two completed, individually marketed duplex-style rental apartments in Berawa, with private pools, a known operating brand and detailed published information for unit B. That is an established residential product, not merely a proposed construction scheme. The unresolved portion concerns the potential long-lease transaction: plot location, underlying title, party entitled to grant the right, formal permits, available inventory and current sale price. Those are not minor footnotes for a purchaser. AlleyTwo may suit a tenant seeking a small, fully furnished home, but its suitability as an investment depends on documents and unit-specific operating evidence that the public descriptions do not supply.
Unit types & sizes
Separately marketed rental home within the two-unit development. The Subhaus catalogue lists one bedroom, one bathroom and a private pool; precise floor area, allocated plot area and unit-specific inventory for A were not established from the sources inspected. The headline monthly figure is a discounted rental offer, not a sale price.

- Subhaus places the property in Berawa / Tibubeneng but releases the precise street only before a viewing. The parcel, project coordinates and the legal boundaries of A and B were not established; the Denpasar office address is not the site. A 25-year lease is advertised, but the land title, actual contract, commencement and extension terms, the specific contracting party’s relationship to PT Subhaus Property Living, and AlleyTwo PBG/SLF documents were not inspected. A Brighton advertisement dated 1 June 2026 quotes IDR 2.04 billion and 36 sqm of land without identifying A or B; Subhaus lists 35 sqm for B. The unit offered, its October 2026 availability and current transaction price remain unverified.
