Why this project is worth a look
A finished asset
The strongest practical point is that the development can be judged as it exists today. A buyer can inspect the common areas, room condition, access, service level and the actual relationship between residential and hotel use. That reduces construction-delivery uncertainty, but it does not make every unit interchangeable: title status, furniture, view, rental history and management obligations can still vary from apartment to apartment.
Hospitality built in
Reception, restaurants and bars, a rooftop pool, fitness and family facilities make Andaman Riviera more service-led than a conventional residential condominium. That can be useful for an owner who wants professional operations rather than self-managing every guest stay. The trade-off is contractual complexity, because fees, owner-use rules, revenue allocation and termination rights matter more when a third-party operator is involved.
A broad unit range
The building spans compact studios, regular one- and two-bedroom apartments and much larger combined residences. That gives buyers several entry points, but it also means there is no single investment case for the whole project. A 34 sqm studio and a 200+ sqm residence target different guests and future buyers, and their liquidity should be assessed separately rather than through one headline yield figure.
Bang Tao, not beachfront
The location gives access to one of Phuket’s best-known west-coast residential and resort areas without being directly on the sand. For many owners that is a workable compromise between beach access and neighbourhood services. It is less suitable for a buyer whose non-negotiable requirement is true first-line positioning or an unobstructed sea view from every unit.
Tenure varies by unit
Live listings show both foreign-quota freehold and leasehold stock. That is useful because it makes the legal distinction visible rather than theoretical, but it also means the project name alone is not enough to describe ownership. The purchase contract needs to state the tenure the buyer is actually acquiring, and the foreign quota should be checked for a freehold purchase before money changes hands.
About the project
Andaman Riviera is a completed condominium in the Bang Tao area of Choeng Thale, on Phuket’s northwest coast. The most useful thing about it in 2026 is that a buyer is no longer evaluating a rendering or a construction timetable. The building can be inspected as an operating property: common areas, room finishes, noise, access, staff presence and the way the hospitality side actually works are all observable. Current project material and the larger property portals converge on 165 apartments in one building, with completion in September 2024 and eight floors as the best-supported current configuration. Older online records still carry earlier versions of the scheme, including 190 units and different completion dates, so legacy data needs to be separated from the finished project.
The address used by current project and market sources is 331 Moo 2, Choeng Thale, Thalang, Phuket 83110. This is Bang Tao, but it is not a true beachfront building. Current sources place the beach roughly 500 metres to 1 kilometre away depending on the reference point. That distinction matters. An owner gets access to the broader Bang Tao and Laguna area, with shops, restaurants, sport and resort infrastructure around Choeng Thale, but the route to the sand still runs through the neighbourhood. Buyers who care about walking to the beach should test that route themselves rather than treating a marketing distance as a substitute for everyday convenience.

The project also sits between residential and hospitality use. Andaman City’s current website describes Andaman Riviera as a completed condominium managed by Radisson, while the project’s public identity uses the name Andaman Riviera Phuket Hotel, a member of Radisson Individuals. That can be attractive for owners who want reception services, resort-style facilities and a route into professional rental management. It also creates another layer of documents to review. A hotel brand does not by itself tell an owner how revenue is calculated, who pays for replacement furniture, what happens during vacant periods, how often the unit can be used privately or how the arrangement can be terminated. Those points belong in the management agreement, not in the logo.
The apartment mix is broader than a typical compact resort-condo scheme. Current 2026 inventory shows studios around 33.67 and 38.2 sqm, one-bedroom units around 46.9 sqm and two-bedroom units around 67.34 sqm. Resale stock includes larger two-bedroom and combined residences, while the top end of the market reaches roughly 206–250 sqm. This creates two quite different buyer stories inside the same building. Small units are easier to position as serviced holiday accommodation and require less capital, while very large units depend more heavily on outlook, privacy, floor plan quality and the depth of the resale market for high-ticket apartments.
There is an active sales market. As of 6 September 2026, recently dated listings on DDproperty and FazWaz place the lower practical entry point around THB 5.4 million for a studio of roughly 34 sqm. FazWaz’s project inventory also displays a THB 4.99 million listing, but that specific advert is older, so THB 5.4 million is the more conservative current anchor for the registry. It is not a promise of availability. Prices rise sharply for larger units and penthouses, and two apartments with similar floor area can still differ materially in tenure, view, furnishing, management participation and recurring charges.
Ownership has to be checked at unit level. Current resale listings in the project include both foreign-quota freehold units and leasehold units. Under Thailand’s condominium rules, a foreign buyer can hold a unit in freehold only while the building remains within the 49% foreign ownership quota by aggregate unit area. That means a condominium being legally eligible for foreign ownership does not make every unit automatically available in foreign freehold. The selected title, seller’s rights and remaining foreign quota should be confirmed before a reservation payment is made, particularly in a project where both tenure types are visibly circulating in the same market.

Ownership format
Current inventory includes both foreign-quota freehold units and leasehold units. Foreign freehold is available only within the condominium's 49% foreign quota, so the tenure and quota status of the selected unit must be confirmed before reservation.
Unit types & sizes
The core compact format. Current 2026 inventory separates studios around 33.67 and 38.2 sqm. For personal use, these work more like resort apartments than full-time family homes, so storage, kitchen usability, balcony space and the actual furniture package matter. For rental use, floor, outlook and the management agreement can make a bigger difference than a few extra square metres.
A more practical option for an owner planning longer stays in Phuket. A separate bedroom keeps the living room usable and makes the apartment easier for a couple to occupy for weeks rather than days. Current market inventory shows this layout at about 46.9 sqm, but the exact fit-out, view and furniture package should be checked unit by unit because the building is already operating and listings come from different sellers.
Current inventory includes two-bedroom units around 67.34 sqm, while resale listings also show units around 75.39 sqm. This is a more family-oriented format where bedroom separation, bathrooms, storage and a genuinely usable kitchen matter as much as the headline area. Rental economics also differ from studios, so any yield or occupancy claim for smaller units should not be carried across automatically.
Resale inventory includes enlarged and combined configurations that do not fit neatly into one standard plan family. This is where plan documents matter more than listing labels: current sellers do not always describe bedroom counts consistently for the larger units. A buyer should verify the registered area and actual layout of the specific title rather than assuming that a type name is universal across the building.
The upper end of the market reaches roughly 206–250 sqm. These are a different product from the studios: buyer depth is smaller and value is more sensitive to outlook, terrace space, privacy and exact configuration. Current listings do not describe bedroom counts consistently across every large unit, so the safer project-level description is the verified size range rather than one supposedly universal penthouse plan.
Current inventory confirms the main compact layouts, but sellers do not describe every large combined unit and penthouse consistently by bedroom count. For those properties, the actual floor plan and registered title area matter more than the marketing type name.
