Brand ≠ the legal entity signing your contract. This project may use a separate project company or joint venture — verify the seller and developer for the selected unit.

Why this project is worth a look

Compact unit ladder

The project is built around studios, one-bedroom apartments and two-bedroom apartments rather than a long list of niche formats. That gives buyers several budget levels, but the unit number and actual plan matter because public sellers do not classify every small layout in exactly the same way.

Bang Tao, inland

The address places the project inside the Bang Tao residential area on Soi Bangtao 4/2 rather than on the beachfront itself. That can be a sensible location-price trade-off, but buyers should test the actual walking or driving route because public beach-distance figures range from roughly 800–900 metres to about 1.6 kilometres.

Facility-heavy concept

Pools, fitness, wellness, children's areas, work space, parking and security recur across the project profiles. That is more infrastructure than a basic apartment block, although the finished value depends on which facilities are contractually delivered and how the condominium eventually funds and operates them.

Official EIA trail

The project has an approved Thai EIA file that fixes the location, names the legal project owner and records the residential/commercial unit count. That is useful evidence, but it should sit alongside checks on the sale contract, the relationship between the project owner and marketed developer, and the unresolved public end-point of the 2025 regulatory inquiry.

Low advertised entry

A project-branded page currently shows a THB 2.5M starting point, below much of the live resale and developer inventory visible elsewhere. It is best treated as a headline entry anchor; a buyer still needs a dated quote for the exact unit being considered.

About the project

One World One Home Condominium Bangtao is an under-construction residential condominium in Choeng Thale, within the Bang Tao area of Phuket's west coast. The location is unusually well anchored for a project that appears under several names: the Thai environmental database, Hipflat and international listing feeds all point to Soi Bangtao 4/2, Choeng Thale, Thalang, Phuket 83110, while listings commonly use 248/40 as the street number. Public branding includes One World One Home Condo Bangtao and OWOH Condo Phase1; the government EIA record uses One World One Home First Condominium. The location, timing and project characteristics line up strongly enough to treat those names as the same development rather than separate products.

The official EIA approval letter is the best source for scale. It describes 250 condominium premises in total, made up of 249 residential units and one commercial unit. That is why the registry entry uses 249 as the residential-unit count. Sales portals are not consistent: FazWaz and several sites that share similar project data show 246 units, while PropertyHub shows 249. Local reporting during the 2025 construction dispute referred more generally to over 200 units and described three seven-storey buildings, whereas current property portals variously describe one or two buildings. The floor count itself is consistent at seven. A buyer should therefore ask for the current registered master plan and schedule of units rather than assuming every marketing database is describing the legal inventory in the same way.

September 2027 is the completion target repeated across the current sales market. This is not just a launch-era date: 2026 listings and project profiles continue to use it, and Smart EIA Plus currently records the project as approved/permitted for construction and under construction. The EIA approval date is 18 April 2025. Those points establish that there is an active development and an official environmental file, but they do not guarantee the handover date for an individual apartment. The sale-and-purchase agreement still needs a clear contractual completion date, any permitted extension, and the buyer's remedies if delivery slips.

The core apartment mix is compact. Public project material supports studios around 24 sqm, one-bedroom layouts around 30–32 sqm, and two-bedroom layouts around 66 sqm with two bathrooms. Fresh listings also show one-bedroom inventory at 35 sqm and 42.5 sqm, while an older-current PropertyHub entry labels a 21 sqm unit as one bedroom. That variation matters because it suggests sellers are not using one perfectly consistent public taxonomy. A buyer should compare a specific unit number and floor plan, not just the category name. The 66 sqm two-bedroom format is the most stable size across independent sources.

Pricing needs the same separation between headline pricing and live stock. A developer-branded One World One Home page currently advertises a studio from THB 2.5M, a one-bedroom from THB 3.3M and a two-bedroom from THB 6.68M. Market inventory is higher and more dispersed. FazWaz has shown a 24 sqm studio around THB 3.012M, while PropertyHub listings refreshed in August 2026 include 31.5 sqm at THB 4.326M, 35 sqm at THB 5.212M, 42.5 sqm at THB 6.610M and 66 sqm at THB 7.641M. The THB 2.5M figure is therefore a lower advertised anchor, not a quote for any unit a buyer chooses. Availability, furnishing/specification and transaction terms all need a fresh check.

Foreign ownership follows Thailand's condominium framework rather than a specific to the project exemption. Foreign freehold can only be registered within the applicable foreign-ownership quota of the condominium, and current sales material also refers to leasehold options. A portal label saying “foreign quota” is useful evidence of how a particular unit is being marketed, but it is not a substitute for the documents needed at transfer. Before reserving, an overseas buyer should establish the tenure of that exact unit, the remaining foreign quota, who will be the contractual seller and what evidence will be available for Land Office registration.

The amenity programme is broad for a seven-storey development. Swimming pools, a gym, jacuzzi, sauna, children's space, parking, security and CCTV recur across several independent profiles. Other current descriptions add a rooftop infinity pool, rooftop running track, boxing area, coworking or meeting space, clubhouse, café or restaurant, laundry facilities, EV charging and a shuttle. There is enough repetition to say the project is designed around resort-style shared facilities, but the exact final equipment list should still be checked against contractual specifications and the eventual condominium rules. A portal's amenity icon is not the same thing as a binding delivery schedule.

This is a Bang Tao location, but it should not be sold as literal beachfront. The site is on Soi Bangtao 4/2. One branded sales page gives roughly 800 metres to the sea, another project profile gives about 900 metres, while FazWaz places the nearest beach at roughly 1.6 kilometres. Those differences are too large to collapse into a single precision claim, probably because different sources use different routes or beach access points. What is more useful is the broader location pattern: Bang Tao Beach, Boat Avenue, Porto de Phuket and Choeng Thale's dining and retail cluster are the relevant everyday anchors. FazWaz currently estimates Boat Avenue at about 2.1 km or six minutes by car and Phuket International Airport at about 21 km or 33 minutes, traffic permitting.

Access deserves more attention than the brochure gives it. During 2025, residents complained about dust, noise, vibration, heavy-vehicle traffic and safety around the construction site. In an October inspection, Phuket officials described the access road used by large trucks as less than six metres wide and ordered remedial measures, including clearer project information and noise-control work. Those reports concern construction-stage conditions, not necessarily the finished residential experience, but the narrow approach is still something a buyer should drive in person at busy times rather than infer from a map screenshot.

The regulatory history is also material. In December 2025 the Phuket office of Thailand's National Anti-Corruption Commission confirmed that One World was among developments to be examined following allegations involving EIA approvals, permitting and compliance with environmental mitigation. The developer publicly denied wrongdoing and said the project had valid approvals and had resumed after corrective action. In later reporting, the Director of the Phuket Provincial Office of Natural Resources and Environment stated that One World was then compliant with the law and had secured EIA approval. We did not find a later public final NACC disposition specific to this development by 27 August 2026. That is a due-diligence point, not a finding of illegality.

There is one more corporate point a careful buyer should understand. Property portals consistently market One World One Home Co., Ltd. as the developer; Thai company data show it as an active company registered in 2019 and operating under its current name since 2021. The official EIA record, however, names Global Net Idols and Vloggers Cultural Park Co., Ltd. as the project owner, with a different company registration number. Different entities can legitimately hold different development roles, but the public material we reviewed does not explain the contractual relationship between them. The sale documents should make clear which entity owns or controls the project rights, which entity sells the unit and which account receives buyer funds.

For the right buyer, One World One Home offers a relatively accessible advertised entry point into Bang Tao, small-unit choices and a substantial shared-facility programme, with a targeted 2027 completion rather than a finished-home premium today. Its trade-off is that this is a project where unit-level and document-level verification matters more than usual. The strongest buying process would start with the exact unit plan and tenure, then confirm the live price, registered project schedule, seller identity, payment milestones, current construction and regulatory status, and the route to the site. Once those are clear, it becomes possible to compare the project fairly with other Bang Tao off-plan condominiums on usable space, layout quality, total acquisition cost and the buyer's willingness to take construction risk.

Ownership format

Foreign freehold is possible only within the applicable foreign quota, capped at 49% of the aggregate unit area of the registered condominium. Leasehold is also marketed for some sales; the exact tenure of the selected unit and remaining foreign quota should be confirmed before reservation.

Unit types & sizes

Studio
about 24 sqm
1 bathroom

The smallest consistently supported format in the project-branded material. It suits a buyer deliberately prioritising a low entry size and willing to check storage, work space and the real furniture plan rather than relying on a rendered layout.

1 bedroom
about 30–32 sqm
1 bathroom

The core compact layout with a separate bedroom. Larger one-bedroom units also appear in public inventory, so buyers should not compare asking prices under the same category without checking the actual floor area.

2 bedrooms
about 66 sqm
2 bathrooms

The most consistently documented family-sized layout: 66 sqm and two bathrooms recur across several sources. It is a materially different product from the compact units and is more suitable where two genuinely separate bedrooms are required.

Public inventory also shows other sizes, especially within the one-bedroom label, including 21, 35 and 42.5 sqm. The selected unit should therefore be checked by unit number and floor plan; seller-facing public taxonomy is not fully consistent.

Location

  • Physical address: 248/40 Soi Bangtao 4/2, Choeng Thale, Thalang, Phuket 83110, Thailand; the official EIA record independently confirms the same soi, subdistrict and district.
  • Published Bang Tao Beach distances conflict: some project material gives about 800–900 m, while FazWaz gives roughly 1.6 km. Check the real route and the intended beach access point from the selected building.
  • FazWaz currently places Boat Avenue at roughly 2.1 km or about a six-minute drive, making it one of the practical retail and dining anchors for the project.
  • FazWaz estimates Phuket International Airport at roughly 21 km or about 33 minutes by car; actual timing is traffic-dependent.
  • Access is via Soi Bangtao 4/2. During an October 2025 inspection, local officials described the road used by construction trucks as less than six metres wide, so it is worth driving the approach personally at busy times.

Best for: A buyer specifically seeking an under-construction condominium in the Bang Tao area and comfortable with a targeted September 2027 completion.; A compact-unit buyer for part-time use or rental who is comfortable with studio or one-bedroom proportions and values a broad shared-facility programme.; A foreign buyer considering freehold within the available foreign quota and prepared to verify quota availability for the exact unit before reservation.; A buyer willing to compare the project on unit price, usable layout, legal documents and construction progress rather than on promised yields or appreciation claims.; Someone who wants the wider Bang Tao lifestyle area but does not require a literal beachfront building with direct sand access.; may not suit: A buyer who needs a completed, immediately handover-ready apartment; the project is still under construction with a September 2027 target.; Someone who requires an undisputed first-line beachfront position and a consistently short walk to the sand; published distance estimates do not agree.; A buyer unwilling to investigate the difference between the marketed developer and legal project owner, reconcile the payment schedule, and obtain an updated status on the 2025 regulatory inquiry before signing..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • One World One Home Co., Ltd. is marketed as the developer, while the official EIA names Global Net Idols and Vloggers Cultural Park Co., Ltd. as project owner. Both companies are active, but no public document found by 27 Aug 2026 explains their legal relationship for the buyer's transaction.
  • Payment terms conflict: the branded OWOH Phase1 channel publishes a THB 100,000 reservation followed by 30% / 30% / 30% / 10% milestones, while several intermediaries show 30% on contract and 70% on completion. A single current schedule cannot be confirmed without the unit-specific contract.
  • NACC Phuket confirmed a formal inquiry in December 2025 concerning allegations around approvals and environmental compliance. A provincial environment official later said the project was compliant and had EIA approval, but no public final NACC disposition specific to One World was found by 27 Aug 2026.

The registered scheme comprises three seven-storey buildings with 249 residential and one commercial unit; OWOH Condo Phase 1 and One World One Home First refer to the same initial release. It sits inland roughly 0.8–1.6 km from Bang Tao Beach, so the actual walking route matters more than a “near the sea” label, while the public 246/249 unit discrepancy should remain visible.

For the chosen One World One Home Condominium Bangtao apartment, the agreement, ownership quota and payment mechanics need a separate check.
