The Title Vivi Bang-Tao
The first thing to understand about The Title Vivi Bang-Tao is its scale. This is one eight-storey condominium building with 181 units, not another phase of one of the much larger The Title schemes around Cherngtalay.

Why this project is worth a look
A readable scale
One building, eight floors and 181 homes make Vivi easy to map mentally. There are no multiple towers with different completion dates to untangle before comparing units. That does not automatically make the development better, but it does make the relationship between the number of residents and the amenity package much clearer. For a buyer reviewing an assignment, it also means the important differences are more likely to sit inside the unit and contract rather than in a different phase of the master plan.
Three core layouts
The product range is concentrated around S, M and Plus one-bedroom formats. The step-up is mainly about usable area, so a buyer can compare the trade-off without switching between completely different apartment concepts. The boundary is equally clear: Vivi is primarily a one-person or couple’s product. If you genuinely need two enclosed bedrooms, the larger Plus plan should be checked drawing by drawing rather than accepted as a two-bedroom simply because a resale portal has relabelled it.
Amenities with structure
The facilities are distributed through the building rather than compressed into one token clubhouse. Work and lounge space sits lower down, recreation and cinema have their own level, fitness is separate, and the pool occupies the roof. That gives residents more than one reason to use the common areas. The less glamorous detail also matters: roughly 57 car spaces for 181 units means a buyer who drives every day should verify allocation and resident-parking rules before treating parking as guaranteed.
Bang Tao, accurately
The project is consistently placed on Soi Bangtao 2 in Choeng Thale and belongs to the Bang Tao catchment. What is not consistent is the advertised beach distance, which ranges from about 400 metres to 1 kilometre. Rather than choose the nicest number, it is better to treat the beach as genuinely nearby and inspect the actual walking route from the gate. The broader advantage is access to an established Cherngtalay area with the Boat Avenue and Porto de Phuket cluster in the same local network.
An assignment market
Developer stock is reported sold out, so today’s buyer is often taking over somebody else’s off-plan position rather than signing a fresh launch contract. That makes the transaction more nuanced than the headline price. Payments already made, the remaining developer balance, transfer premium, furniture and ownership form all affect the real cost. THB 3,367,200 is useful as a fresh dated market reference, but it should not be mistaken for a universal entry price across the project.
About the project
The first thing to understand about The Title Vivi Bang-Tao is its scale. This is one eight-storey condominium building with 181 units, not another phase of one of the much larger The Title schemes around Cherngtalay. Rhom Bho Property’s Stock Exchange of Thailand disclosure lists Vivi Bang-Tao as a separate residential condominium launch with 181 units, and the developer’s own website maintains a dedicated ViVi construction-progress section. That matters because Bang Tao now contains several Rhom Bho projects with similar naming. For this dossier, Vivi is treated as its own project, with no separate towers or phases identified. The developer is Rhom Bho Property Public Company Limited, the Phuket-focused company behind the The Title brand. The listed-company disclosure is useful here as verification rather than endorsement: the project and its unit count are confirmed outside property portals and sales brochures.
As of 16 August 2026, Vivi is still under construction. The developer’s public progress page displays piling at 87.9%, while structure, architecture and system installation are each shown at 0%. The page does not expose a separate date stamp for that progress readout in the parsed text, so it should be treated as what the official site displayed on the date checked, not as a dated engineer’s certificate. The more consistent completion target is late 2027: the majority of checked project profiles give December or Q4 2027. One agency page still publishes Q3 2028 and 180 units. Those figures are retained as a discrepancy rather than blended into an average, because they conflict with the developer’s listed-company disclosure and several other project profiles. For planning purposes, Q4 2027 is therefore the better-supported working handover window, not a guarantee.

The buying situation has changed since launch. Developer inventory is currently reported sold out, yet the project remains visible through assignments and resale offers. That makes old launch-price banners a poor guide to what a buyer can actually secure today. Pages carrying THB 3.15–3.16 million entry figures may still be online, but they do not by themselves prove that a developer unit remains available at that number. The freshest low anchor we could verify with a clear update date is unit A224: 28 sqm on the second floor at THB 3,367,200, in an assignment/resale listing updated 15 August 2026. Other major portals simultaneously show project stock from about THB 3.68 million. Those numbers are not necessarily contradictory. An assignment price has to be read together with payments already made by the original buyer, the remaining developer schedule, any furniture package and the legal terms of the contract transfer.
Vivi has a deliberately narrow apartment mix. The project material repeatedly identifies three formats: 1 Bedroom S at 27.67–28.09 sqm, 1 Bedroom M at 29.78–30.45 sqm, and 1 Bedroom Plus at 46.39–52.30 sqm. That makes comparison relatively straightforward for a single resident or a couple: the main choice is not between many bedroom counts but between compactness and extra internal space. The larger Plus layout needs care, however. Some resale portals relabel it as a two-bedroom unit, while project-oriented sources continue to call it 1 Bedroom Plus. Until the exact plan of a specific apartment is reviewed, it is safer to treat Plus as the developer’s larger one-bedroom format with additional usable space, not to promise two conventional enclosed bedrooms. The unit cards below therefore keep the project’s own type names and the area ranges that recur across multiple sources.
The common facilities are unusually broad for a single 181-unit building, but they should be read as practical spaces rather than as a list of lifestyle adjectives. Sources consistently identify a rooftop pool, gym, sauna and steam room, coworking and social areas, café, games space, theater room, garden and children’s area. A more detailed project presentation places the lobby, lounge and coworking on the first floor; recreation, games and cinema on the second; fitness on the third; sauna on the eighth; and the pool on the roof. A detailed project specification also reports roughly 57 car spaces and two EV charging positions. That parking figure is worth more attention than the renderings if you expect to live here with a car year-round: 57 spaces for 181 homes does not imply one guaranteed bay per unit, so allocation rules and any resident restrictions should be checked with the juristic-management documentation before assuming parking is automatic.
The location is much less ambiguous than the beach-distance marketing. Project profiles place Vivi on Soi Bangtao 2, Choeng Thale, Thalang, Phuket 83110, and a mapped listing identifies the site with the Plus Code X7QV+WRJ. This is in the Bang Tao / Cherngtalay catchment, with the commercial cluster around Boat Avenue and Porto de Phuket accessible from the area. Published distance to Bang Tao Beach varies materially: around 400 metres on one headline, 700 metres in another section and on BURO, and 1 kilometre on another major portal. That is too wide a spread to turn into a single precise walking promise. The honest interpretation is that Bang Tao is the nearest beach and the project is genuinely in the beach-side Bang Tao market, but a buyer should inspect the actual pedestrian route from the site entrance to the part of the beach they intend to use.
For a foreign buyer, Vivi follows the normal Thai condominium ownership framework. Project-market sources advertise both freehold and leasehold structures. Thai rules allow qualifying foreign buyers to register condominium freehold in their own name only within the statutory foreign quota, capped at 49% of the aggregate unit area in the condominium. That general rule does not answer the unit-specific question. With an assignment, the buyer still needs to verify what the seller contracted for, whether foreign quota will be available for the selected unit at transfer, what evidence the juristic person will issue, and what payments remain outstanding. Current resales include units offered as foreign freehold, which shows that this ownership form is traded in the project; it does not prove that every available unit can be registered as foreign freehold on request.
Seen this way, The Title Vivi is a fairly easy project to understand physically and a more demanding project to buy financially. One building, 181 homes, three compact one-bedroom formats and a strong set of shared amenities make the product itself uncomplicated. The transaction is where the work now sits. In August 2026, a serious buyer is more likely to be comparing assignments than choosing from a clean developer price list, and two units with similar floor area can have very different cash requirements once prior instalments and the remaining balance are reconciled. The best comparison is therefore the full contract position, not just the advertised price per square metre. Vivi suits a buyer who is comfortable with that due diligence and with waiting for a late-2027 completion. It is a much weaker fit for someone who needs a completed home immediately, guaranteed private parking or a conventional multi-bedroom family layout.

Ownership format
A foreign buyer may hold condominium freehold within Thailand’s foreign ownership quota, capped at 49% of the aggregate unit area in the condominium. Leasehold offers also appear in the project. For any assignment or resale, confirm that foreign quota is available for that unit and exactly which rights are being transferred.
Unit types & sizes
The smallest Vivi format. It is the most natural fit for one resident, a couple or a compact Phuket base where location and shared facilities matter more than internal floor area. On an assignment, compare more than the asking price: two S units can carry different outstanding developer balances, floors, outlooks and furniture packages.
A modest step up from S without changing the basic one-bedroom concept. Around thirty square metres, the quality of storage, kitchen placement and usable living-room width matters more than a small numerical difference in size, so the exact plan is worth reviewing. Assignment pricing depends on the underlying contract and payments already made, not area alone.
The largest confirmed Vivi format and a substantial increase in space over S and M. Some resale portals describe larger units as two-bedroom apartments, while project material keeps the 1 Bedroom Plus label. Review the exact floor plan before buying: the extra area may work well as a study or flexible room, but it should not be sold as two conventional bedrooms without the drawing to prove it.
All three developer unit types are reported sold out. Current availability should therefore be read mainly as assignment or resale stock; old launch prices by type are not repeated in these cards as though they were a live developer price list. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3,367,200 in a dated assignment/resale listing for unit A224, 28 sqm, updated 15 Aug 2026. This is the lowest recent market anchor we could verify with a clear update date, not a developer price list: primary developer stock is reported sold out, so availability, payments already made, assignment price and contract terms need to be checked for the exact unit.
- Expected completion: Q4 2027
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A single resident or couple who wants a compact Bang Tao home and is happy to trade internal floor area for useful shared work, fitness and recreation spaces.; An off-plan buyer comfortable waiting for the better-supported Q4 2027 completion window and accepting construction risk as part of the purchase.; An assignment buyer prepared to reconcile the original SPA, payments already made, outstanding developer balance and ownership form instead of treating the listing price as the full cash requirement.; A foreign buyer who values the possibility of condominium freehold and understands that foreign quota must be confirmed for the specific unit and again at transfer.; An owner who values Cherngtalay and Bang Tao as a location more than a promised sea view; a universal sea-view claim for Vivi units is not established by the sources used here.; may not suit: A family that genuinely needs two or more conventional enclosed bedrooms: Vivi is fundamentally a one-bedroom project and the Plus label should not be stretched into a guaranteed two-bedroom layout.; A buyer who needs a completed, immediately occupiable home: construction is ongoing and the working completion target is late 2027.; An owner who requires a guaranteed private car bay: with roughly 57 spaces for 181 units, that cannot be assumed without the parking rules and unit documents.; A buyer who wants a simple fresh developer contract and does not want to examine an assignment balance: developer inventory is reported sold out..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing: most checked sources give December/Q4 2027, while Royal Property publishes Q3 2028 and 180 units. The 2028/180 figures are not adopted because they conflict with Rhom Bho Property’s SET disclosure and several major project profiles showing 181 units.
- Published distance to Bang Tao Beach varies even among project-oriented pages: approximately 400 m, 700 m and 1 km all appear. No single precise beach distance is promoted in the core data.
- The 46.39–52.30 sqm format is labelled 1 Bedroom Plus in project material, while some resale listings describe larger units as two-bedroom. A second conventional bedroom is not confirmed without the exact unit plan.
