Land size, fit-out, private pools, extensions and ownership structure vary from house to house. A project-wide price is only a screening tool; the meaningful comparison is between specific resales with their documents and actual condition.

About the project

Patta Arcade is a completed low-rise housing community in Nong Pla Lai on the north-eastern side of the Pattaya urban area. It is not a beach condominium and it is no longer a developer-led off-plan purchase. Patta's own English project page is now labelled sold out, while the current market is made up mainly of resale homes. That distinction matters. A buyer is not choosing only between original floor plans; they are choosing between individual houses that may have been furnished, extended, landscaped, fitted with a private pool or held under different ownership structures since handover.

The original project was relatively compact. Patta's current Thai fact sheet gives a project area of 20 rai and 49 units. The English version of the developer page shows 46 units, while one Pattaya brokerage database shows 50. The registry therefore uses 49, because it appears on the current Thai primary source and is repeated by several large property databases. The precise count should still be treated as a documented discrepancy rather than smoothed away. What is not in doubt is the format: a gated community of substantial two-storey family houses rather than a high-density resort product.

Patta marketed two core house types, ARIA and ARTISAN. ARIA is listed by the developer at 290 sqm with four bedrooms, five bathrooms and parking for three cars, on land from 324 sqm. ARTISAN is larger at 344 sqm, with four bedrooms, six bathrooms, three-car parking and land from 370.8 sqm. The resale market in 2026 contains homes described with different floor areas and, in some cases, five bedrooms. Those listings should not be used to rewrite the original project specification. They are evidence that owners have modified, extended or measured individual homes differently, which makes the title documents and actual floor plan of the selected property more useful than a generic portal summary.

The location is better understood as suburban Pattaya than as a beach lifestyle address. The project sits in Nong Pla Lai, Bang Lamung, with Highway 36 and Motorway 7 repeatedly cited as the main road connections. Developer and brokerage materials also place it within the broader catchment of international schools such as Regents International School Pattaya, Mooltripakdee International School and Rugby School Thailand. That context explains the planning of the estate: large family layouts, multiple parking spaces and a quieter residential setting make more sense for car-based daily life than for a buyer who expects to walk to the beach, nightlife or a central shopping district.

Shared facilities are practical rather than resort-heavy. The available sources consistently support a communal swimming pool, fitness facilities, landscaped green space, a children's area, a running or walking track, security and CCTV. These amenities give residents a basic social and recreation layer without changing the fact that the private house is the main product. Private swimming pools appear in some resale listings, but they should be treated as unit-specific improvements rather than a standard feature of every home in the estate.

Pricing is now a secondary-market question. On 14 September 2026, Thailand-Property carried an active Patta Arcade house at THB 15.8 million, while current DDproperty and PropertyHub inventory was generally higher, starting around the high-THB-17 million to THB 19.5 million range in the visible listings. Cornerstone displayed a wider project range beginning at THB 14.9 million, but its page did not tie that lower figure to a clearly identified available sale listing. For that reason, THB 15.8 million is used here as the more defensible lower market anchor. It is not a developer price, and it should not be read as a like-for-like benchmark for every house because land size, renovations, furniture, private pools and legal ownership can materially change the asking price.

Foreign-buyer due diligence is materially different from buying a condominium. Patta Arcade consists of houses with land, so the condominium foreign-quota framework does not solve the ownership question. Thailand generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. Resale advertisements for Arcade sometimes describe a house as held in a Thai company name or Thai name, but that is the seller's present holding structure, not an automatic recommendation or transferable solution for a foreign buyer. Before paying a deposit, the buyer needs to identify the registered landowner, inspect the land title and encumbrances, confirm rights to the building and establish the legally available structure for the particular transaction.

A completed resale house also needs a different physical-document check from a new-build purchase. The visible fit-out is only one part of the asset. Buyers should establish whether extensions, a private pool or other structural changes match the available plans and approvals, whether major systems have been maintained, and whether there are any unpaid community obligations attached to the property. Two houses that began as the same model can now be materially different assets. This is particularly relevant where a resale advert states a floor area well above Patta's original 290 sqm or 344 sqm specifications; the larger number may reflect an extension, a different measurement basis or later alterations and should be verified rather than assumed.

There is an active rental market around Patta Arcade, but public asking rents should not be converted into a promised yield. Listings vary substantially in size, furniture, private-pool provision and contract terms, and none of those headline rents reveals the owner's net result after maintenance, vacancy, brokerage and community costs. A buyer considering the house as a rental asset should therefore underwrite the selected property itself: realistic long-term rent for that condition and layout, recurring expenses, likely tenant profile, downtime and the legal ability to rent the property under the intended structure. A generic Pattaya yield assumption would be less useful than a conservative cash-flow check on the actual house being purchased.

The strongest case for Patta Arcade is that the product already exists. A buyer can inspect the finished streets, shared facilities, house condition, neighbouring plots and actual traffic pattern rather than relying on a future rendering. The trade-off is that resale stock is heterogeneous. One house may remain close to Patta's original specification, another may have a pool and extensive built-ins, and another may have been altered or marketed with a very different stated floor area. The sensible comparison is therefore house by house: verify the land plot, internal layout, physical condition, ownership documents and total transaction cost, then decide whether the particular resale justifies its premium over the cheaper alternatives inside the same estate.

Ownership format

This is a landed-house project, so the key issue for a foreign buyer is the land right. Direct foreign registration of land is generally unavailable in an ordinary transaction; the selected house requires a separate check of the registered landowner, land title, building rights and the legally available transaction structure.
