This is not a doorstep-BTS property; reaching Phrom Phong involves travelling through the internal soi network, so the location is better suited to households that are comfortable using a car, driver or taxi for routine trips.

That company is described as a joint venture between Enrich Venture Co., Ltd. and Saibu Gas (Thailand) Co., Ltd., linked to Japan's Saibu Gas group. This distinction matters at transaction stage: the marketing brand, the registered owner or seller, and the entity receiving funds should all be reconciled against the sale documents rather than assumed to be interchangeable.
The architecture is built around a six-level house rather than a wide plot. Project material highlights double-volume living space, large openings, natural light and planted areas incorporated into different floors, while a private lift serves every home. The vertical layout can work well for a multi-generational household because living, sleeping, work and service zones can be separated without making stairs the only way to move through the property. It also creates a different ownership experience from a conventional two-storey house: lift maintenance, mechanical systems and the way each floor is used become material parts of the inspection.
The project is now complete. Public databases differ slightly on the recorded completion date, giving either December 2024 or 2025. For a buyer in September 2026, the more important point is that this is a standing asset that can be inspected, not a future construction promise. A viewing can therefore test the actual finishes, ventilation, lift operation, security arrangements, parking geometry and the condition of the specific house before contract.
Pricing also needs to be read at house level rather than as one simple project price. Current listings checked on 5 September 2026 show a lower market anchor around THB 65M for a 535 sqm home, while a larger 829 sqm house has been marketed around THB 122M. Other portals currently show a higher minimum for the stock they carry. That spread is a reminder that these are individual houses in a tiny 12-home development; availability, plot position, fit-out and seller circumstances can move the asking price materially.
For an international buyer, the critical ownership issue is the land rather than the house as a physical structure. Current listings describe the homes as freehold, but that label should not be interpreted in the same way as foreign freehold ownership of a condominium unit. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. A purchase therefore has to separate two questions: who owns the building and what legal right the buyer will have over the plot beneath it. Before reservation, the land title, the registered seller and the proposed ownership structure should be reviewed for the buyer's nationality and circumstances. Nominee-shareholding arrangements should not be treated as a routine workaround for the land rules.
Completion also changes the due-diligence process in a useful way. The lift, ventilation, parking and security systems are no longer promises on a brochure; they can be operated and inspected. In a six-storey house, the private lift is part of daily living, so equipment condition, servicing arrangements, access to qualified maintenance and what happens during a power interruption are material questions. The same applies to the energy-recovery ventilation system, air-conditioning, drainage around planted terraces and waterproofing on exposed areas. A short cosmetic viewing is not enough for a mechanically complex home at this price level. A proper technical inspection can test the installed systems and create a defect list before funds and transfer documents are finalised.
The project's small scale creates another clear trade-off. Security, CCTV, parking and house-level engineering are consistently documented, while a large shared leisure programme such as a major clubhouse or communal pool is not reliably confirmed. Some buyers will prefer that: there is less emphasis on facilities they may never use and more of the value sits inside the private residence. Others may miss the service ecosystem of a high-end condominium. The practical question is not whether one model is better, but which costs and responsibilities remain collective. The current estate rules, common expenses, management scope and maintenance obligations should be obtained so the buyer knows what the community handles and what remains entirely the owner's responsibility.
Resale analysis also needs to stay house-specific. With only 12 homes, two principal formats and a large difference in size, there will never be a deep pool of directly comparable listings. The asking price of one house should not automatically become the valuation benchmark for another. Plot position, fit-out, engineering condition, what is included in the sale and the seller's motivation can all matter. A sensible comparison therefore looks beyond a simple price-per-square-metre figure and checks the small set of current project listings, the selected home's exposure history and the documented inclusions in the transaction.
