Someone who routinely uses a car, taxi or motorbike can make good use of the site; someone whose daily life depends on a short walk to rail transit should test the commute rather than relying on the Thonglor label.

The current project website identifies PBR 49 Co., Ltd. as the legal developer and describes it as affiliated with Risland (Thailand). Its legal notice gives condominium registration number 10/2565 and states that the environmental impact assessment was approved in December 2019. The building itself is complete: the official site reports 100% progress across construction, MEP and architectural work, while independent databases place completion in 2022. That shifts due diligence away from off-plan promises. A buyer can inspect the actual tower, common areas, lift performance, corridor condition, management quality and the real outlook from the exact unit under consideration.

The current official specification is one 55-storey tower with 591 residential units, 333 parking spaces, four passenger lifts and one service lift. A height of 202 metres is independently documented by the Council on Vertical Urbanism database and later Thai project reviews, so it is treated as a sourced building metric rather than an estimate from the floor count. Older launch-era pages often say 661 units. Because the completed project's own current materials now state 591, the registry uses 591 and records the older figure only as a historical discrepancy.

The unit mix is heavily urban and compact. The developer currently lists a 24.05 sqm studio, one-bedroom layouts from 31.54 to 32.28 sqm, one-bedroom-plus layouts from 37.26 to 37.39 sqm, a 54.34 sqm two-bedroom and penthouses from 80.3 to 102.47 sqm. For a single resident or couple, the smaller plans can keep the acquisition budget contained while still giving access to the building's full amenity stack. For longer-term owner occupation, however, storage, desk space and circulation matter more than the bedroom label. Buyers with children or frequent guests should inspect the actual plan rather than assuming that a two-bedroom high-rise unit will feel generous simply because the tower is positioned as high-end.

One of the project's more distinctive features is that amenities are distributed vertically. The original brochure and later post-completion reviews broadly agree on the structure: ground and lower levels handle the lobby, gardens and family/social functions; the 29th floor is centered on co-working, a library and meeting space; the 54th floor carries fitness, yoga, lounge, cinema, sauna and golf-simulator functions; the 55th floor is the pool level with a jacuzzi and children's pool; and the rooftop is landscaped. The practical counterpoint is operating cost: a substantial common-area program only has value if it is maintained well and funded sustainably.

The project's official website currently advertises entry pricing from THB 2.99 million for a studio and a separate promotion for two-bedroom units at roughly THB 5.49-5.89 million. These are useful price anchors, not a universal valuation of the building. The resale market contains furnished and unfurnished units, different views, different floors and different ownership-quota positions, so a buyer should compare like with like. In a 202-metre tower, floor and orientation materially change the experience: a higher open view can command a premium, while exposure to New Petchaburi Road can change the noise profile. The cheapest listing is therefore not automatically the best-value unit.

Foreign ownership needs to be checked at unit level. Thai condominium law allows foreign freehold ownership only while the aggregate foreign-owned area remains within 49% of the building's total unit area. A listing can be physically identical to another apartment but have a different transfer path if foreign quota is unavailable. The condominium juristic person should provide the quota confirmation required for transfer, and the buyer should also review title, debt-clearance documentation and any encumbrances attached to the specific unit. The project's general status cannot substitute for those unit documents.

Current marketplace data commonly shows a common-area management fee of THB 60 per sqm per month. The sinking-fund figure is less consistent: FazWaz currently shows THB 800 per sqm, whereas older launch materials cited THB 600 per sqm. Because this is a completed building, the current juristic-person schedule is the right document to rely on. The same principle applies to house rules. Portals currently describe the project as not pet-friendly, but the enforceable answer comes from the current condominium regulations rather than a listing portal.

Ownership format

A foreign buyer may hold a condominium unit in freehold only within the statutory foreign quota, capped at 49% of the total unit area in the building. Quota availability must be confirmed for the selected unit before transfer; no current specific to the project leasehold offer was verified.
