Why this project is worth a look
Low-rise scale
Two eight-storey buildings with 276 apartments create a very different living format from a central Bangkok high-rise. That does not guarantee silence, but it removes the vertical scale of a 30- or 40-storey tower and the long lift journeys that come with it. Buyers who want Watthana but prefer a smaller building type have a clear reason to compare this project with the taller Sukhumvit alternatives.
Useful shared space
The amenity programme goes beyond a pool and a gym. It includes a steam room, hydrotherapy, work pods, a kitchen studio, social spaces and landscaped areas spread through the lower floors. That matters when the apartments themselves are compact because some work, exercise and hosting functions can happen outside the unit. A viewing should still test the condition, opening hours and booking rules of these facilities; operation matters more than the brochure list.
Established resale market
In 2026 the building shows live developer stock, resale listings and a sizeable rental market at the same time. This is not a yield claim and it does not guarantee liquidity, but it means buyers can analyse an operating property rather than a future promise. Real units can be compared by floor, furniture, aspect and asking price, and prospective landlords can see the actual competition inside the project before buying.
Sukhumvit, not a tower
The project sits in the residential fabric of Sukhumvit 39 within the Phrom Phong area. Its proposition is not immediate station access; Phrom Phong BTS is about 1.2 km away. The trade-off is a low-rise building within central Watthana rather than a tower on the main road. Buyers comfortable with a shuttle, motorcycle taxi or car may find that balance more attractive than paying specifically for a station-door address.

Quintara MHy’ZEN Phrom Phong is a relatively compact Bangkok condominium tucked into the Sukhumvit 39 residential area of Khlong Tan Nuea, Watthana. It consists of two eight-storey buildings with 276 apartments on roughly two rai of land. That scale sets it apart from the high-rise towers lining central Sukhumvit: there is no skyline-floor proposition and the building is not immediately outside a rail station, but the residential environment is smaller and less tower-like. The government EIA record places the site on Soi Sukhumvit 39, also identified as Soi Prachankhadi, while the developer’s own directions point to 13.740374, 100.572638. This gives us a clean identity match and separates the project from other Quintara developments in Bangkok.
Eastern Star Real Estate is the developer and project owner named consistently across the official brochure, the current project page and Thailand’s EIA database. The brochure also identifies the underlying land title deeds and describes the scheme as a residential condominium to be registered after construction. That consistency matters more than generic brand language: the owner, site and building configuration line up across primary and government records. We have not carried forward old construction-finance wording as a current buyer issue because it came from the pre-completion disclosure. The property is now operating in the ready market, with live sale and rental stock visible across multiple platforms.

The shared areas use a Japanese-inspired design vocabulary, but the useful buyer information is how the amenity stack is organised. Ground level includes landscaped and quieter communal zones; the second floor concentrates the swimming pool, fitness area, steam room and hydrotherapy; the third floor adds work and food-oriented social spaces. For a low-rise development on a two-rai site, that is a fairly extensive amenity programme. The brochure states 95 car spaces, so parking is materially below one space per apartment. Anyone who expects to keep a car full time should ask how parking is allocated in practice rather than assuming a space follows the unit.
The apartment mix is compact and aimed primarily at single occupants, couples and smaller households. Studios are consistently shown at roughly 21–23 sqm. One-bedroom information is less tidy: the original brochure groups standard one-beds at 25–32 sqm and a one-bedroom-plus format at 35–37 sqm, while the current developer page displays individual plans at 21, 30, 32, 34 and 36 sqm. Two-bedroom data also changed between sources: the brochure quotes 45–65 sqm, whereas the current project page shows 43, 54, 58 and 60 sqm plans. We have kept that discrepancy visible rather than inventing one blended range. For an actual purchase, the registered area and the plan attached to the chosen unit are the numbers that matter.
As of 1 September 2026, Eastern Star still lists the project in its own active catalogue with an advertised entry price of THB 2.39M. The resale market is active at the same time. In the DDproperty sample checked for this dossier, a roughly 21.6 sqm studio was advertised at THB 2.73M, one-bedroom units around 24.7–32.2 sqm appeared from roughly THB 3.23M to THB 4.29M, and a 60 sqm two-bedroom was listed at about THB 7.93M. Those asks are not a valuation or a project-wide price list; they simply show that the building has a functioning secondary market. The developer’s lower headline price may apply to a limited remaining unit or a specific sales condition, so apartment-to-apartment comparison is more useful than comparing marketing headlines.
Because the building is complete, a physical inspection is more informative here than trying to infer quality from launch renders. In a compact unit, buyers should test corridor and neighbour noise, usable storage, air-conditioning, water pressure and whether the furniture still leaves comfortable circulation space. In the common areas, the useful questions are practical: the condition of the pool and gym, ventilation in the steam room, booking rules for work and kitchen spaces, and how full the car park becomes in the evening. A rental buyer can also compare several real units inside the same project because identical floor areas may perform differently depending on furniture, outlook and proximity to shared facilities. Foreign buyers have one additional transaction check: the available foreign freehold quota must be confirmed for the exact apartment. Seeing freehold units advertised in the building does not mean every unsold unit can be transferred into foreign freehold. That should be resolved before a material deposit, together with title review, outstanding juristic-person charges and the actual sale agreement.
The location trade-off is straightforward. FazWaz places Phrom Phong BTS at about 1.2 km, and the developer lists a shuttle service among the project facilities. This is therefore a Phrom Phong address rather than a true station-door condominium. Sukhumvit 39 gives access toward Sukhumvit Road, while the northern side of the neighbourhood also connects toward Phetchaburi. For daily living, the key question is not simply whether the district is central; it is how the buyer plans to cover the last kilometre. Someone comfortable with the shuttle, motorcycle taxis or a car may find the setting practical, while a buyer who wants every commute to begin on foot at the BTS should test the route before making a decision.

Ownership format
The project is a condominium, and current market listings identify individual units as freehold. A foreign buyer can hold condominium freehold only within the statutory 49% foreign ownership quota. Quota availability for the selected unit must be confirmed before reservation; if the quota is exhausted, the ownership structure needs to be discussed separately.
Unit types & sizes
The smallest format in the project. Both the current developer page and the brochure show 21 and 23 sqm studio plans. This size is most naturally suited to a single occupant or a compact city base, and the exact kitchen layout, storage and outlook matter because a few square metres make a noticeable difference at this scale.
The core city-apartment format for one person or a couple. The project materials do not align perfectly across versions, so no marketing range should be treated as definitive. The chosen apartment should be checked against its actual plan and registered area, especially when a 21–25 sqm listing is described as a one-bedroom rather than a studio.
A middle ground between the standard one-bedroom and a full two-bedroom. It can suit a buyer who wants more storage or a work zone without paying for a second full bedroom. The current project catalogue does not label this category as consistently as the original brochure, so the actual plan matters more than the category name.
The most family-oriented format in the project, although it remains compact by two-bedroom standards. A 43 sqm plan and a unit around 60 sqm will live very differently, so bedroom count alone is not enough. Buyers should compare bathroom count, living-room width, storage and room placement rather than relying only on total area.
The sources disagree on part of the unit-size matrix. The brochure groups studios at 21–23 sqm, one-bedrooms at 25–32 sqm, one-bedroom-plus units at 35–37 sqm and two-bedrooms at 45–65 sqm. The current Eastern Star page displays individual plans of 21 and 23 sqm for studios; 21, 30, 32, 34 and 36 sqm for one-bedrooms; and 43, 54, 58 and 60 sqm for two-bedrooms.
