Phrom Phong BTS is roughly 1.1 km away according to FazWaz. That works differently for different routines: it can be perfectly manageable with local transport, while buyers who insist on a short all-weather walk to rail may prefer a building closer to Sukhumvit Road.

Enough live stock to compare

Fresh sale and rental listings were visible across major portals in late September and early October 2026. That gives a buyer real comparables, but asking prices still need to be adjusted mentally for unit condition, layout, floor, furnishing and ownership status.

Siamese Thirty Nine is a mature resale building rather than a project that still depends on a construction timeline. Historical company disclosures filed through Thailand's capital-market channels show the project as fully built and fully transferred. That removes one category of risk — delivery — but replaces it with the questions that matter in an established building: how the common property has aged, what has been renewed, and how the particular unit has been maintained.

The building sits at 68 Soi Sukhumvit 39 in Khlong Tan Nuea, Watthana. It is firmly within the Phrom Phong/Sukhumvit 39 residential area, but it is not a doorstep-to-BTS condominium. FazWaz places Phrom Phong BTS at roughly 1.1 km. That distinction matters. Buyers who are comfortable using a motorcycle taxi, car or short taxi ride may see the soi location as a reasonable trade-off for a smaller low-rise building. Anyone whose daily routine depends on a very short walk to rail should test the route in person rather than relying on the broad 'Phrom Phong' label.

With 87 homes in one low-rise block, the project is much smaller than the large mixed-use and high-density condominiums that now dominate many launch cycles. The amenity package is correspondingly straightforward: pool, gym, garden, parking, lifts, CCTV, access control and 24-hour security are consistently reported across the main project profiles. It is enough for conventional residential use, but buyers looking for extensive coworking, children's facilities, multiple leisure decks or hotel-style services should compare expectations with what is actually on site.

The unit mix is more interesting than the simple bedroom labels suggest. PropertyHub reports one-bedroom units at 46 sqm, two-bedroom units at 63–76 sqm, duplexes at 64–110 sqm and penthouses at 92–134 sqm. DDproperty uses a different breakdown: 46 sqm one-bedroom, 64 sqm one-bedroom duplex, 77 sqm two-bedroom, 81 sqm two-bedroom duplex, 134 sqm three-bedroom duplex and a 137 sqm penthouse. The disagreement is useful rather than merely inconvenient: it shows why a resale buyer should treat portal categories as discovery tools, not as the legal description of a unit. The title deed, registered area and the actual floor plan of the chosen property should settle the question.

The resale market was active when checked on 2 October 2026. FazWaz showed units for sale from THB 5.6 million and multiple rentals, while DDproperty and PropertyHub carried recently refreshed listings. A DDproperty one-bedroom of 46 sqm had been listed at THB 7 million in September; another 68.12 sqm one-bedroom was at THB 7.5 million, and a 66.58 sqm two-bedroom was offered at THB 8.4 million. Those examples are not a valuation model, but they demonstrate how much unit size, floor, fit-out and seller expectations can change the asking price inside the same building.

For that reason, the THB 5.6 million figure in this record is deliberately treated as a market-floor reference, not as a project price. Siamese Thirty Nine was fully transferred years ago, so the normal purchase route is a resale transaction with an individual or corporate owner. The buyer needs to verify what is included in the sale, whether furniture and parking rights are documented, the unit's physical condition, outstanding common charges and the exact ownership status. A low headline price is only meaningful after those points are clear.

DDproperty labels the condominium as freehold, but foreign buyers still need unit-level quota confirmation. Thailand limits aggregate foreign ownership in a registered condominium to 49% of the total unit area. The condominium juristic person must be able to issue the relevant confirmation for transfer. In practice, a listing can describe a property as freehold while the foreign quota for that building is temporarily full, or while a particular seller's title sits in the Thai quota. That is why ownership should be checked against the selected unit rather than inferred from the project's marketing category.

The developer identity is unusually easy to trace for an older Bangkok project. Siamese Asset's own investor-relations site confirms the current listed company, Siamese Asset Public Company Limited, and Thai SEC-related historical disclosures identify Siamese Thirty Nine as a company-developed project with 87 units and complete transfer. This does not certify the condition of a resale property and it does not substitute for legal due diligence, but it does reduce the risk of mixing the project up with similarly named buildings or relying entirely on agent copy.

A buyer considering Siamese Thirty Nine is therefore making a fairly specific trade-off. The appeal is an established, smaller building in an inner Sukhumvit neighbourhood with relatively generous floor areas and visible resale and rental activity. The limitations are equally concrete: the building dates from 2013, the BTS is not immediately outside, and portal data on unit categories, current management fees and some operational details are not perfectly consistent. The right way to approach it is to inspect the actual apartment and common areas, obtain the juristic-person documents, confirm foreign quota if relevant, and compare the chosen unit against other live listings rather than buying the project name in the abstract.

Ownership format

DDproperty describes the project as freehold. A foreign buyer can register freehold title to a specific unit only if foreign-quota capacity is available at transfer; Thai rules cap aggregate foreign ownership at 49% of the condominium's total unit area.
